This passive solar cottage included energy efficiency and sustainability strategies across all divisions of construction, from the LEED concrete mixes to the custom designed bio-mass wood boiler hydronic heating system. The clients – a forestry consultant and an energy policy advocate – drove the design and construction of the project to be an extremely unique and functional building. Fundamentals of passive solar design and sun-tempering were the basis around which the major project parameters were established. The active space conditioning and domestic hot water is provided by a visible-flame architectural wood boiler, backed up by a bio-diesel boiler. Other features include decorative polished concrete slab floors; locally-sourced hybrid timber frame components; custom sawn northern white cedar beveled siding; oak stair treads sourced from the property; heart pine flooring for Fall River mill timbers; super-insulated assemblies with cellulose and insulated sheathing; and reclaimed, restored lighting and plumbing fixtures.

Reflections Reflections off mirrors, glass and tile bring a secondary light source into play and add a soft, beautiful touch. Candles create particularly compelling reflections. 8. The Owners used some great tactics for "Hosting of the Masses": - There is a laundry on all three floors so linens do not migrate and guests have an option to help close down for the weekend. - A "No Assigned Bedroom" policy keeps kids from claiming bedrooms, encouraging everyone to pack it in and pack it out for maximum flexibility.

A small pinhole in the coupling of the hot water supply line from the Hot Water Heater developed and began leaking and spraying hot steamy mist. Because of its location in the seldom used Finished Full Basement, it initially went unnoticed. By the time the homeowners noticed the leaking water, the moisture content in the ceiling sheetrock and well down the walls read 100%. The moist, warm environment proved to be ideal for colonies of mold spores to spread throughout the basement, aided by the HVAC systems return and supply lines circulating the mold spores. It didn’t take long before mold patches eventually covered all of the exposed materials and surfaces, furniture included. The homeowners’ had protection from their insurance policy and were able to have repairs done after this unfortunate disaster. Construction ensued. The ceiling, floors, and all of the interior and exterior walls were stripped down to the wood framing and masonry and disposed of. The 1st and 2nd Floor HVAC Ductwork was removed, and the entire existing Full Bath was gutted. The remodeling included increasing the size of the full bath and removing the shower/tub as well as installing a large and comfortable tile shower. We added a small towel closet, and a separate entry into the adjoining room, which would now be reconfigured into a bedroom. A new EPA Water Sense-rated commode, a vanity cabinet with a natural granite countertop and an under-mount sink, a wall-hung mirror, and new sconce lights rounded out the update. We turned the adjoining room next to the full bath into a bedroom. We added generous closet storage space and new lighting. We finally turned our attention to the old kitchenette / wet bar. We took away some of the footprint to add to the full bath and designed an efficient and handsome wet bar / kitchenette. Porcelain tile, no VOC interior paints, a complete replacement of the basement and 1st Floor HVAC ducting, air handler equipment cleaning, and green-certified carpet and pad combined to create a healthy and light-filled living environment.

The architectural strategy establishes a seamless flow between indoor and outdoor areas through high-performance rear glazing and strategically placed rooflights, while maintaining visual harmony with the neighboring elevation. Completing the deliverable, accurate 1:100 scale floor plans, roof layouts, sections, and elevation drawings were developed to ensure full compliance with local council planning policies and UK Building Regulations.

This project centered on helping a wonderful client and her equally fantastic dog transform her condo into a space that truly reflected her style and simplified her life. Eager to create a home that was both beautiful and functional, she envisioned a haven in the heart of the city. Before: Feeling Disconnected Before the renovation, our client felt disconnected from her condo. The builder-grade kitchen was a constant source of frustration, with an awkward peninsula that hindered the flow of the space. The condo overall felt outdated and no longer captured her vibrant personality. The foyer and laundry areas were cramped and lacked organization, while the mismatched hardwood flooring only added to the disjointed atmosphere. As for the bathrooms, they felt frozen in time, desperately needing an update. Worries and Concerns Like many homeowners, our client had heard her fair share of renovation horror stories—tales of projects gone awry and the frustrations of managing multiple contractors.
