Our clients wanted to make the most of space so we gutted the home and rebuilt the inside to create a functional and kid-friendly home with timeless style. Our clients’ vision was clear: They wanted a warm and timeless design that was easy to clean and maintain with two-active boys. “It’s not unusual for our friends and family to drop past unannounced any day of the week. And we love it!” They told us during our initial Design Therapy Sesh. We knew immediately what she meant - we have an open-door policy with our families, too! Which was why we consciously created living spaces that were open, inviting and welcoming. Now, the only problem our clients would have would be convincing their guests to leave! This passive solar cottage included energy efficiency and sustainability strategies across all divisions of construction, from the LEED concrete mixes to the custom designed bio-mass wood boiler hydronic heating system. The clients – a forestry consultant and an energy policy advocate – drove the design and construction of the project to be an extremely unique and functional building. Fundamentals of passive solar design and sun-tempering were the basis around which the major project parameters were established. The active space conditioning and domestic hot water is provided by a visible-flame architectural wood boiler, backed up by a bio-diesel boiler. Other features include decorative polished concrete slab floors; locally-sourced hybrid timber frame components; custom sawn northern white cedar beveled siding; oak stair treads sourced from the property; heart pine flooring for Fall River mill timbers; super-insulated assemblies with cellulose and insulated sheathing; and reclaimed, restored lighting and plumbing fixtures.

We added a small towel closet, and a separate entry into the adjoining room, which would now be reconfigured into a bedroom. A new EPA Water Sense-rated commode, a vanity cabinet with a natural granite countertop and an under-mount sink, a wall-hung mirror, and new sconce lights rounded out the update. We turned the adjoining room next to the full bath into a bedroom. We added generous closet storage space and new lighting. We finally turned our attention to the old kitchenette / wet bar. We took away some of the footprint to add to the full bath and designed an efficient and handsome wet bar / kitchenette. Porcelain tile, no VOC interior paints, a complete replacement of the basement and 1st Floor HVAC ducting, air handler equipment cleaning, and green-certified carpet and pad combined to create a healthy and light-filled living environment.

Even though we did a full home remodel it was our task to keep the materials within a good budget range.

At the Stubbs home we removed the painted wood balusters then sanded and refinished the handrail and newel posts to a toffee and coffee bean stain mix. We replaced the balusters with our PC22/3, PC4/1, and PC22/1 wrought iron balusters in our classic black powder coated finish. As is our policy, we finished off by touching up the paint and finish on the stairs for a uniform and complete transformation

Cindy Creps of Meadow Ridge Perennials and Cut Flowers designed a bridal bouquet for an August 2019 ceremony. All of the flowers are from her zone 4 flower farm in western Maine, with the obvious exception of the tropical blooms of Protea. Although our policy is to only use flowers grown on our farm we do make certain exceptions. The groom's family lives in South Africa and this was a wonderful way to welcome them to Maine! The unit had been a rental for years and wasn’t well-suited to his needs. The kitchen had an awkward, oversized island, the closets lacked functionality, and the overall look was outdated—cream walls, mismatched narrow flooring, and beige tiles throughout. The bathroom also needed serious attention, with grimy, moldy finishes. After a tough renovation experience years ago in their other home, the family knew they needed someone they could trust. Having worked with Andrei before, they turned to Sosna with full confidence. While the general layout remained similar, some key changes made a big impact. The oversized island was replaced with a peninsula, which opened up the space and provided extra storage and a longer counter surface. New custom closet organizers were designed specifically around the son's lifestyle, and the bedroom closet got a set of new doors. We also replaced all of the flooring, using medium-gray porcelain tiles in the foyer and kitchen, and light wood-look vinyl in the living areas and bedroom. To ensure a smooth transition between materials, we used self-leveling compound to keep everything even. Despite working around holiday delivery schedules and condo board renovation policies, the project stayed on track and was completed on time. The result is a fresh, Japandi-inspired home that’s both stylish and functional. The kitchen features light wood cabinetry, leathered quartz countertops, a large-format tile backsplash, and matte black accents that bring it all together. A single-bowl sink now easily accommodates a Dutch oven, and the thoughtful closet design gives the son plenty of organized storage space.
