Project Description:
The client contracted our company to solve multiple existing drainage problems. In a heavy rain event the existing French drain system would overflow, causing water to pool in the driveway. After investigating the system we found that the capacity of the French drain was undersized for the amount of storm water from the large rain events received in recent years. As a result of our findings and at the request of the homeowner, we designed a storm water management system to capture all storm water from the structures on the property and regenerate the underground aquifers for the volume of a 5.8” rainstorm. In addition to the new drain system, the homeowners wanted a rain garden to provide a backdrop for an existing formal garden, provide a habitat for wildlife, and provide screening from an adjacent neighbor.
Throughout the design process many challenges were presented, including an existing gas line, which ran directly through the area that best suited the bioswale. The existence of the gas line caused us to alter the shape and depth of the bioswale in some areas. We also inspected the existing downspouts to make sure there were no obstructions that would impede the system’s efficiency, and then conducted a test pit dig to make sure we had sufficient percolation rates for disposal of storm water.
To effectively capture the storm water runoff, the existing downspouts were piped from the main house and the large detached garage to a large catch basin located at the low point in the driveway. The driveway catch basin contains two outlet pipes at different elevations within the basin allowing water from smaller rain events to enter the bioswale and rain garden area to percolate into the soil before excess water overflows into a sediment trap which filters out any debris and is then piped to an underground StormTech® pit to slowly percolate into the ground. The other outlet pipe in the driveway catch basin is used for larger storm water events, taking the water directly to the StormTech® pit.
Accepting and slowing the velocity of the storm water, mitigation of erosion, and filtering out pollutants contained in the “first flush” of rainfall are the primary functions of the bioswale and rain garden. Planting these areas with mostly native plant species helps carry out these functions while attracting and providing shelter for wildlife.
The ‘Niobe’ weeping willow is the centerpiece of the rain garden, connecting with the axis of the existing formal garden. To screen the neighboring property we chose Chamaecyparis nootkatensis ‘Pendula’ for its graceful evergreen habit and tolerance of wet sites. ‘Ivory Halo’ dogwood and Panicum ‘Cloud Nine’ were used for screening as well as winter interest. To provide deciduous structure to the garden Taxodium distichum and Magnolia virginiana were used in conjunction with witch hazel. Mostly native wetland perennials were used due to their tolerance of wet conditions and occasional drought.
The area above the StormTech® pit provides space for the client’s family to relax. The rain garden and bioswale provide screening, storm water management, a habitat for wildlife, and plants that enhance the adjacent formal garden.

What Is Oak Wilt?
Oak wilt is a very aggressive form of tree fungus that attacks the oak species in particular. Where Does Oak Wilt Start?

Another sign of oak wilt is when the outer side of the tree bark starts to develop gum. This gum attracts other pests such as birds, insects, and squirrels who then carry the fungus from sick trees to healthy trees. Along with spores, the fungus can also spread through the root system of one oak tree to the other, but it is hard to notice unless you happen to be digging around the trees for another reason.
When Are Oak Trees Most Susceptible?
Healthy and stressed oak trees are equally prone to catching oak wilt, but is it more likely to occur in the spring. It is always best to avoid pruning oak trees in the spring to reduce the chance of new fungal infections or for infections from other trees being spread to healthy trees. Wounds or environmental damage during the spring should be cared for by professionals to help reduce the chances of oak wilt infection.
Is There A Cure For Oak Wilt?
There is no cure for oak wilt, so the best method is prevention. Avoid pruning and damage during growing seasons and stick to winter pruning in Richmond Hill to cut down on infection rates. These clients bought a Mid-century house with a vintage landscape that left something to be desired. Both the clients as well as myself have a great appreciation for midcentury design and its clean lines but the majority of the landscapes found in Mid-century housing developments across America miss the mark when it comes to more current sensibilities. The midcentury American philosophy was that man should exert dominance over the land and that hedge trimmers and lawn mowers are mans best friends.
Today more enlighten landscape designers strive to create landscapes that work with nature and not dominate it. In this project we did just that. These home owners loved the view of the mountains from their back yard in Santa Barbara, the way the warm colored sand stone boulders peak through muted greens of the Chaparral. We designed this landscape to be of its place. Sourcing local sandstone boulders like to ones found in the mountains behind the house we used then to build a low retaining wall. By breaking the sloping land into two flatter sections we are able to slow down the speed at which water evacuates the property giving it a chance to soak into the soil. This allows the landscape to work like a natural mini water shed, keeping the storm drains and then the oceans overwhelmed with polluted water and providing more water to the plants with less irrigation.
When it came to the plants, the clients wanted low water color and texture. To celebrate the fact that the house is located in Santa Barbara county we wanted to incorporate the muted green tones, with pops of colorful foliage. Using a mix of course lots of California native plants and Mediterranean adapted plants we created a plant plate that is beautiful, low maintenance and flutters with native fauna such as bird, and butterflies and bees.

The house was structurally sound, due in large part to the old-growth (and denser) yellow pine that was used in its framing. They loved the quiet neighborhood, its sense of community and amenities, and their home. It suited their life-style and needs; and they had decided that they would remain in the home. It was showing its age, and was in need of general repairs and maintenance, and its energy, water, and indoor air quality performance was continuing to increase their ongoing cost of ownership.
Robin loved the screen porch that looked out on their private and nicely landscaped back yard, but she wanted to be able to use it in the colder months of the year. She was unsatisfied with the kitchen and the mud room / laundry room, and the darkness of other living spaces. A previous water leak in the laundry room had resulted in a large patch of mold that had compromised flooring, wall board, and insulation and contributed to the homes reduced indoor air quality.
The home lacked insulation in the crawl, and inadequate insulation in the attic. The single HVAC unit had been replaced a few years earlier with a more efficient unit, but with a single programmable thermostat control on the first floor and aging and un-insulated ducting, the second floor was often over-heated in the summer months.
The original wood windows had begun to deteriorate and were drafty and inefficient, and the original wood-burning fireplace was an open conduit for escaping conditioned air as well as an inlet for wood-smoke smelling air being pulled into the home. The siding had been replaced a few years earlier with a cement-fiber product, but the exterior wood trim was compromised and beginning to look unsightly. Its original architecture had been altered over the years in ways that presented ongoing maintenance and durability issues, as well as disrupting the elegance of the original design.
Kent has worked for over 30 years in the Environmental Sciences field, and is considered to be a national expert in understanding the sources of, and human exposure to pollutants in indoor environments. He had always been very conscious and cautious about the effects on indoor air quality that the construction, furnishings, and products used in home had on him and his family.

Situated on Lake Austin, we knew that this was going not going to be a simple remodel. From the start we planned that we had to leave the original home in place so that we could be grandfathered at it's location for the new addition and benefit to the close proximity that the home was to the lake. New regulations required that the home be set back further from the lake. It became clear during the design process that our owners were 100% committed to making this home not only environmentally friendly but also energy efficient by incorporating many high performance and up to date science into the design. Using Geo Thermal is one of them. They didn't want airconditioners to pollute the environment with their noise. They preferred to hear the trill of the birds instead. The resulting new build was designed with the original structure and added onto. The owners entertain but didn't want formal living spaced. The picture shows an Travertine patio that was installed at a property in Hackney E5 around ten years ago and it had never been sealed. Over the year’s pollution and weather etc had taken its toll on the stone leaving the travertine stained with lichen, dull and grey as opposed to their original white/cream colour. Had the patio been sealed it would have provided some protection from the elements.
I conducted an initial visit where I tested several products to see what would be the most effective and establish what was required. Using that knowledge, I followed up with a written quote which was accepted, and a date arranged to complete the work.
We have adopted new working practices since the COVID-19 epidemic so we can work safely inside or outside but given the excellent weather this year this was an ideal and much easier to maintain social distancing.
During day 1 on site I started by sweeping away loose stones and other debris you typically find on patios. Then Tile Doctor Patio and Brick Driveway cleaner was applied neat to the stone and left for two hours. This is a very strong product designed for use by professionals which cuts through the dirt and was ideal for this situation. There are certain precautions you do need to take when using it such as wearing PPE and you must keep it away from ponds etc.
Using water to lubricate, the solution was then scrubbed into the stone using a coarse 200-grit pad fitted to a rotary machine and followed up with a lot of rinsing and extracting with water and a wet vacuum.
To refine the surface after the coarse Travertine the 200-grit pad I followed with 400, 800 and then 1500-grit burnishing pads in sequence rinsing with water and extracting after each pad was applied. This process is known as burnishing and closes the pores in the stone giving it a polished appearance. By this point the Travertine looked way better and we were starting to get the smooth finish back.
The weather held so the following morning a 3000-grit polishing pad was applied dry to the stone using only a little water. This brings up the appearance of the stone even further and has the added advantage of leaving it dry and ready for sealing.
The client wanted a natural appearance so two coats of Tile Doctor Ultra Seal were applied to seal the stone. Ultra-Seal is an impregnating sealer that soaks into the stone, protecting it from within yet without changing the appearance of the stone leaving a completely natural look.
The client very happy with job and now proud so show off her revamped patio. They hadn’t realised that the patio should have looked like this from the start. For aftercare I recommended they use Tile Doctor Stone Soap, many day to day cleaning products you find in supermarkets can strip off a sealer so if your using something else do check the label first.
