This was the another opportunity to work with one of our favorite clients on one of her projects. This time she wanted to completely revamp a recently purchased make-shift revenue property and convert it to a legal three-suiter maximizing rental income in a prime rental area close to NAIT. The mid-fifties semi-bungalow was in quite poor condition, so it was a challenging opportunity to address the various structural deficiencies while keeping the project at a reasonable budget. We gutted and opened up all three floors, removed a poorly constructed rear addition, and created three comfortable suites on the three separate floors. Compare the before and after pictures - a complete transformation!

The building was in poor condition and required a complete overhaul, as well as a new addition to house the commercial kitchen and dining room. The Looms’ design team of Liz Winship and Mary Beth Ferro were brought in early on in the process to work closely with the architects and contractors to collaborate in designing a space that would blend the historic integrity of the period building and the neighborhood with the practical, code-driven requirements of a multi-functional commercial space. The “look” was to be inspired by Nantucket’s unique land and seascape, while also feeling a little “on trend” and contemporary.

A modern "euro" kitchen offers full cooking in a tidy space. The mini house is conditioned via LG ductless heat pump. Spaces can be utilized as needed. Rooms open outside with sliding glass doors.

Foundation Wall Cracks
Foundation wall cracks are the most common source of seepage in residential basements across CT and RI. Some of the common causes of these cracks are structure settling, concrete shrinkage or poor site conditions related to soil type and compaction, drainage or concrete strength. Most wall cracks are small in nature and typically pose no structural risk. Some horizontal cracks may reveal a more serious issue and may require crack repair from a structural engineer. Locating the cause of the problem and understanding the cracking pattern is the key to a successful repair.
Our crack repair specialists are trained in many repair procedures.

The tile above the short ends of the tub was in poor condition so it was replaced with a closely matched white tile. The shower hardware is American Standard in shiny chrome and the almond toilet is a later addition which wasn't replaced. To add some elegance, the tile was extended around the entire room. Not visible are ceramic towel bars and toilet roll holder that matched as near as possible to the shower soap holder. The unglazed porcelain mosaic tile worked perfect as a replacement for the original tile; with the master bathroom as a template, creating a design for the two shared bathrooms was simple.

Bathroom - contemporary master pebble tile floor and gray floor bathroom idea in New York with an integrated sink, flat-panel cabinets and light wood cabinets

The library shared a terrace with the living room of this home. The home owner can relax in style while enjoying views of the East River. The bookcase were original to the room but were in poor condition. They were removed and taken to the workroom to be french polished restoring the original patina. Books being a personal favorite posession they can finally showcase their extensive collection along with vintage camera's, antique boxes and an original old Dow Jones stock market tally. Comfortable upholstery, swivel chairs and expansive coffee table make entertaining a breeze. The black and white "Pony" art is hung between the two french doors. Photography by Tom Grimes

Extensive work was required on this property to deal with both the poor existing condition as well as to expand the livability of the interior and enhance the exterior appearance. The new open kitchen and informal eating area provide great natural light and extensive views to the rear yard and outdoor entertainment space. The scope of the work also included the addition of a new bedroom, new master bedroom suite (formerly a maid's quarters), children's play area, and expanded garage.

The goal of this project was to provide a lush and vast garden for the new owners of this recently remodeled brick Georgian. Located in Wheaton this acre plus property is surrounded by beautiful Oaks.
Preserving the Oaks became a particular challenge with the ample front walk and generous entertaining spaces the client desired. Under most of the Oaks the turf was in very poor condition, and most of the property was covered with undesirable overgrown underbrush such as Garlic Mustard weed and Buckthorn.
With a recently completed addition, the garages were pushed farther from the front door leaving a large distance between the drive and entry to the home. This prompted the addition of a secondary door off the kitchen. A meandering walk curves past the secondary entry and leads guests through the front garden to the main entry. Off the secondary door a “kitchen patio” complete with a custom gate and Green Mountain Boxwood hedge give the clients a quaint space to enjoy a morning cup of joe.
Stepping stone pathways lead around the home and weave through multiple pocket gardens within the vast backyard. The paths extend deep into the property leading to individual and unique gardens with a variety of plantings that are tied together with rustic stonewalls and sinuous turf areas.
Closer to the home a large paver patio opens up to the backyard gardens. New stoops were constructed and existing stoops were covered in bluestone and mortared stonewalls were added, complimenting the classic Georgian architecture.
The completed project accomplished all the goals of creating a lush and vast garden that fit the remodeled home and lifestyle of its new owners. Through careful planning, all mature Oaks were preserved, undesirables removed and numerous new plantings along with detailed stonework helped to define the new landscape.

The homeowners of this 1940’s craftsmen bungalow loved the charm of their home but not the cramped layout or the freezer like conditions each winter brought to the poorly insulated space. What they really wanted was a complete kitchen makeover, doubling the working surface area of the kitchen without forfeiting period details, especially the ogee archway.
We estimate between 500 and 600 people visited our craftsman kitchen remodel as part of the 2016 Spring Remodelers Showcase Home Tour! Thank you to all who attended and for those of you who showed interest in our design/build capabilities, we look forward to meeting with you soon.

Lindsay saw the potential in a vintage rattan settee that was in poor condition. She cleaned and stained the frame, and topped it off with a custom Patio Lane cushion using Silver State Sunbrella fabric. Now it is a real beauty at home in her colorful and busy clay studio!
