Malibu Glass Box House by Klopf Architecture Following the devastating Woolsey Fire of 2018, the site in Malibu offered a unique opportunity to rebuild not just a home, but a new architectural composition that highlighted the property’s potential while navigating strict fire-rebuild codes in the area. Designed by Klopf Architecture, this project embraced a set of limitations and translated them into an architectural asset. The city’s fire-rebuild process required the new structure to remain close to the original footprint, size and bulk, a constraint that ultimately clarified the architectural direction. Perched near the front of a long, narrow lot, the new home frames and overlooks a private, park-like rear expanse, an uncommon luxury especially in this part of Malibu . Without a fixed program, the design process allowed for a different kind of creative focus allowing Klopf Architecture the opportunity to explore how a modernist home could best respond to this site. The team approached the project not with a list of requirements, but with a question: How might a modernist live here? What spatial qualities would inspire calm, connection, and a sense of wonder in this setting? The process became less about problem-solving and more about architectural storytelling—letting the site, the light, and the principles of modern design guide the form and flow of the home. The response emerged in the form of a glass-box pavilion, an open, Mid-Century Modern inspired living, dining, and kitchen space that floats at the edge of the property’s natural descent. Connected to the more enclosed, private areas of the home by a glass-walled hallway, the living pavilion becomes a distinct centerpiece of the design. It opens on all four sides to the landscape with decks and patios on the flanks, an internal garden and water feature to the north, and a dramatic unguarded view of the expansive backyard and ocean horizon to the south. Because of the mandated footprint, careful planning was required to ensure every space could still engage with light, landscape, or both. Strategic voids in the form of atriums and courtyards allow daylight to filter deep into the home’s core, while offering moments of surprise and retreat. These design gestures allow natural light to filter deep into the interior, creating a sense of brightness and openness throughout the day. At the same time, they expand the perceptual boundaries between inside and out, making the home feel more expansive while anchoring its connection to the surrounding landscape. The siting of the house is what gives it its unique character. Rather than receding into the backyard like the neighboring homes, the house holds a slight prominence. From the central living pavilion, stepping down into the landscape feels more like entering a secluded park where a separate existing accessory structure, trail, and recreational areas await. The home’s modest street presence gives way to this unfolding drama of space, view, and nature. Fire-resilient materials and assemblies are integrated seamlessly throughout including triple-pane glazing, under-slab and roof insulation, and locally sourced fire-rated cladding ensure the house not only meets Calfornia’s rigorous wildland-urban interface (WUI) standards, but feels effortlessly aligned with them. While technical decisions like fire-hardening and mechanical systems presented some construction challenges, particularly around the cantilevered glass box, the team found a functional compromise that preserved the integrity of the design. Inside, a restrained palette and exposed post and beam design celebrate the ethos of mid-century modernism. A central circulation spine extends from the entry to the rear glass wall, offering a continuous visual link from street to ocean. Spaces such as the library and office, though more intimate in scale, are never cut off from nature as each opens to its own unique courtyard or garden view. Though born out of a strict regulatory framework and developed without a specific client, the rebuild design unfolded with remarkable clarity. Grounded in site logic, refined by limitations and an emphasis on timeless spatial relationships – light, proportion, and a strong connection to nature, the resulting design feels both effortless and uplifting. The home lives lightly on the land, opens generously to its surroundings, and strikes a careful balance between privacy, openness, and calm. For Klopf Architecture, it stands as a compelling case study in how site, code, and circumstantial constraints can inspire enduring, modernist architecture. This client requested that we design her new kitchen space to look and function with her and her family’s usage in mind. She was not happy with her existing kitchen due to builder-grade ceramic flooring, lack of countertop space, poor lighting, inadequate and unorganized storage and the closed off feel of the area. Renovisions resolved all of these issues by designing and building an impressive, transitional styled kitchen; delivering a beautifully well thought-out space that provides a multi-functional approach and meets the needs of this busy and dynamic household. Typically, we encounter challenges in every project, and this was no different. The upstairs bathroom plumbing ran across the entire length of the kitchen sink wall and it was necessary to work with it by moving the plumbing as far up as possible and then building a soffit to hide it. Creating a space that has a more open feel was top of mind for our client. Installing a new wood floor that matched the existing dining room floor helped with this and in addition, warmed up the room. By relocating the refrigerator to the opposite wall and adding a bar area at the end toward the family room, the flow of traffic for family members and guests became more managed. The open floor plan allowed for additional island cabinets to accommodate smart storage and better functionality when prepping meals, sitting to eat or gathering with friends and family. We believe having ample countertop surface space is a critical improvement in any renovation and this particular project now boasts a large countertop area with a stunning wide vein pattern that accentuates the design instead of overpowering it. The soft look of the Blanco Arabescato quartz enhances the space and looks lovely with the white inset styled cabinetry. Beauty and function go hand-in-hand in this kitchen with several exceptional elements such as under-cabinet lighting with dimmers to control the mood light. Glass doors were added to the wall cabinets which flank the wine rack for displaying their decorative glassware and a beverage cooler below provided added convenience and access to cold beverages. The GE Café line of appliances in ‘Slate’ and ‘Stainless Steel’ finishes are a stunning contrast here. The sensational looking decorative marble 6”x6” backsplash tile over the gas range and in the bar area creates nice focal points by creating a unique look for her that family and guests love. Convenient and functional elements were added such as a blind corner pull-out for easier pot/pan storage, a sweep-o-vac under cabinet vacuum system for those constant quick clean-ups, a pull-out caddy under the sink base for storage of cleaning products and a protective mat to collect potential spills. Our client let us know it was time for a change and we listened. She shared a few pictures she loved from a home magazine, we shared our insight and then designed/built the kitchen of her dreams! … A fabulous and functional space.

The kitchen also includes a tile backsplash in Bliss Linear Glass Waterfall. “Jen and the crew at Reico transformed the look of our house with the kitchen redesign. Reico opened up the room and more than doubled our cabinet space,” said the client. “We love the pullout drawers on the pantry and will never lack for storage space again. Like night and day. A cluttered, enclosed dining room gets transformed into an award winning kitchen design. We removed the dining room and living room walls allowing for an open kitchen with island seating for four. The space not only feels larger, it's much more practical and inviting for both our clients and their guests! The big design challenge was dealing with the structural limitation of the building plumbing in the main stack, which we ended up concealing within the peninsula wall. We made the initial limitation a plus in the form of a blue architectural accent wall within the peninsula that hides potential unsightly mess in the kitchen. Extending the American Red Gum clad island out from the accent wall gave us even more space for built-in storage.

This new, ground-up home was recently built atop the Richmond Hills. Despite the beautiful site with its panoramic 270-degree view, the lot had been left undeveloped over the years due to its modest size and challenging approval issues. Saikley Architects handled the negotiations for County approvals, and worked closely with the owner-builder to create a 2,300 sq. ft., three bedroom, two-and-a-half bath family home that maximizes the site’s potential. The first-time owner-builder is a landscape builder by trade, and Saikley Architects coordinated closely with for him on this spec home. Our clients in Tower Lakes, IL, needed more storage and functionality from their kitchen. They were primarily focused on finding the right combination of cabinets, shelves, and drawers that fit all their cookware, flatware, and appliances. They wanted a brighter, bigger space with a natural cooking flow and plenty of storage. Soffits and crown molding needed to be removed to make the kitchen feel larger. Redesign elements included: relocating the fridge, adding a baking station and coffee bar, and placing the microwave in the kitchen island. Advance Design Studio’s Claudia Pop offered functional, creative, and unique solutions to the homeowners’ problems. Our clients wanted a unique kitchen that was not completely white, a balance of design and function. Claudia offered functional, creative, and unique solutions to Chad and Karen’s kitchen design challenges. The first thing to go was soffits. Today, most kitchens can benefit from the added height and space; removing soffits is nearly always step one. Steely gray-blue was the color of choice for a freshly unique look bringing a sophisticated-looking space to wrap around the fresh new kitchen. Cherry cabinetry in a true brown stain compliments the stormy accents with sharp contrasting white Cambria quartz top balancing out the space with a dramatic flair. “We wanted something unique and special in this space, something none of the neighbors would have,” said Claudia. The dramatic veined Cambria countertops continue upward into a backsplash behind three complimentary open shelves. These countertops provide visual texture and movement in the kitchen. The kitchen includes two larder cabinets for both the coffee bar and baking station. The kitchen is now functional and unique in design. “When we design a new kitchen space, as designers, we are always looking for ways to balance interesting design elements with practical functionality,” Claudia said. “This kitchen’s new design is not only way more functional but is stunning in a way a piece of art can catch one’s attention.” Decorative mullions with mirrored inserts sit atop dual sentinel pantries flanking the new refrigerator, while a 48″ dual fuel Wolf range replaced the island cooktop and double oven. The new microwave is cleverly hidden within the island, eliminating the cluttered counter and attention-grabbing wall of stainless steel from the previous space. The family room was completely renovated, including a beautifully functional entertainment bar with the same combination of woods and stone as the kitchen and coffee bar. Mesh inserts instead of plain glass add visual texture while revealing pristine glassware. Handcrafted built-ins surround the fireplace. Set in a quiet neighborhood and framed by mature trees, this residence presented a unique opportunity: to thoughtfully evolve a custom mid-century modern home into a space that supports the everyday rhythms of a growing family. A new connection to the rear deck was created in this same area, making the outdoor space more useful and inviting. This newly constructed home featured a pressure treated deck overlooking a rear yard with a ton of potential. The client asked us to develop a space for outdoor living that included a fire pit, a shaded lounge area, and room for a dining table. One of the challenges was the deck that loomed high above, so we designed and built a custom PVC lattice enclosure with access doors on 2 sides. Not only did this detail improve the appearance, it gave the client useful storage underneath while at the same time brought the structure down visually. We chose a Canal Street Flash paver laid in a herringbone pattern with a double row border in a running bond pattern as our patio. The custom cedar trellis provides shade and adds a vertical element that helps enclose the space. A granite fire pit surrounded by rustic adirondack chairs with a nearby firewood holder rounds out this space very nicely.

An Ensuite Transformation in Richmond Hill This project showcases how we helped a wonderful retired couple in Richmond Hill transform their dated and dysfunctional master ensuite into a tranquil spa-like retreat. These lovely empty nesters, in their mid to late 70s, envisioned a space where they could truly relax and enjoy their time at home, especially when their family and grandkids came to visit. We were so honored to help them bring that vision to life. Understanding Their Needs: From our initial conversations, it was clear how much this couple valued comfort and tranquility. The existing ensuite, unfortunately, fell short of providing either. For the wife, the leaky deck-mount tub was a major disappointment, as she deeply cherished her long, hot baths. The husband, meanwhile, was eager to replace the outdated and cumbersome toilet/bidet combo with a modern, single-piece smart toilet – a desire for both convenience and a touch of modern luxury. The shower stall was cramped, dark, and plagued by mold, while the large double vanity, despite its size, lacked functional storage. It simply wasn't the relaxing oasis they deserved. Addressing Their Concerns: We understood that undertaking a renovation can be stressful, especially when you're not going to be on-site for much of the process. This couple was understandably concerned about potential delays, workmanship quality, and the possibility of unforeseen issues arising while they were away. We made it our priority to address each of these concerns with transparency, open communication, and a commitment to delivering on our promises. Our Personalized Solutions: We worked closely with the couple to develop solutions that perfectly matched their needs and desires: ● A Sanctuary for Soaking: The leaky deck-mount tub was replaced with a beautiful, freestanding oval tub – easier to access and offering a more contemporary aesthetic. The wife's vision of a small decorative table nearby for her bath essentials added a personal touch, creating a true spa-like experience. ● Modern Comfort and Convenience: The separate toilet and bidet were replaced with a sleek, high-tech smart toilet, fulfilling the husband's wish and adding a touch of modern luxury to their daily routine. ● A Bright and Inviting Shower: The cramped and moldy shower stall was completely transformed. We demolished the existing bulkhead and built a custom walk-in shower with frameless glass, a built-in bench, and a niche for toiletries. The result was a dramatically brighter and more spacious shower experience. ● Storage and Style: A semi-custom double vanity with ample cabinets and drawers was installed, finally providing each of them with dedicated storage and eliminating countertop clutter. This seemingly small change made a huge difference in their daily lives. ● A Calming Atmosphere: We carefully selected a calming spa-like color palette, incorporating muted, neutral tones and high-quality finishes to create a truly relaxing and inviting atmosphere. We also faced a minor setback when the initially chosen grey vanity went out of stock. Working closely with the couple, we explored other options and ultimately selected a stunning sandstone-stained maple finish, which, as it turned out, complemented the other design elements beautifully. THE SETUP When we first encountered this basement for a family with three boys, we saw a space with untapped potential. Though previously remodeled, it lacked a cohesive design strategy. The expansive area housed various entertainment pieces (a shuffleboard table, air hockey, foosball, etc.) scattered haphazardly throughout the space. While the basement included a workout room and a rudimentary kitchen area, it lacked a dedicated game room or proper bar. Excessive storage closets along the back wall consumed valuable real estate that could be repurposed for more engaging uses. In essence, the basement was spacious but disjointed—functional for family use but falling short as an entertainment hub. It didn’t align with the sophistication of the rest of the home. Our clients envisioned a transformation: a fresh, organized space that would not only serve their family’s needs but also shine as an inviting arena for entertaining friends and hosting gatherings – especially sports-focused gatherings! Design Objectives: Reimagine the basement layout, creating distinct zones for varied activities. Expand the workout area to accommodate new equipment, including a Smith machine. Implement a multi-screen setup inspired by high-end sports bars, allowing guests to follow multiple games while socializing. Work around immovable structural elements (soffits, load-bearing support columns) THE RENEWED SPACE Design Solutions: Install a stylish barn door for the utility area of the new workout space, improving aesthetics and accessibility. Repurpose the former workout room into a dedicated game room for kids, utilizing couches with pull-out beds so the area can double as overflow guest accommodations. Transform the unused area into a vibrant pub-style area for card and table games. Enhance the big screen area with elegant wainscoting and ambient theatre-style lighting. Design a multi-functional wet bar area featuring varied seating, prep areas, and a microwave. Base the bar sink area width off the soffit above it. In the big screen area, use the soffit to inform the width of a wainscoting section. For the immovable support columns, dress one up to match the wainscoting of the nearby big screen wall. Hide the other one in a new wall. Final Thoughts: The reimagined basement has exceeded our clients’ expectations, evolving into the ultimate entertainment hub. With seven strategically placed screens, it’s perfect for gatherings focused on major sporting events and casual gatherings, as well. The space strikes a balance between adult sophistication and family-friendly functionality, featuring distinct zones for various activities. In this project, our clients purchased an existing restaurant fraught with stormwater management issues on the property. Runoff from an adjacent state highway and parking lot regularly flooded the kitchen. Additionally, a man-made pond on the property had become a problematic breeding ground for mosquitos that virtually prohibited outdoor dining during the summer. Both challenges restricted the restaurant from operating at its fullest potential. Our design/build team’s goals were to address the water runoff and mosquito issues using environmentally and financially sustainable practices. Lowering the grades around the building and parking, we were able to direct the runoff into a dry streambed enriched with water-worn cobbles and river stones and planted banks. We addressed the mosquito problem by increasing the pond’s depth, adding an aeration system, and planting the banks with wildflowers. By raising the outdoor dining, guests now overlook the pond and pleasing landscape. Natural breezes at this higher level help alleviate mosquitosl.
