Bringing this condo’s full potential out with modernization and practicality took creativity and thoughtfulness. In this full remodel we chose matching quartz countertops in a style that replicates concrete, throughout for continuity. Beginning in the kitchen we changed the layout and floorplan for a more spacious, open concept. White shaker cabinets with custom soffits to fit the cabinetry seamlessly. Continuing the concrete looking countertops up, utilizing the same quarts material for simplicity and practicality in the smaller space. A white unequal quartz sink, with a brushed nickel faucet matching the brushed nickel cabinet hardware. Brand new custom lighting design, and a built-in wine fridge into the peninsula, finish off this kitchen renovation. A quick update of the fireplace and television nook area to update its features to blend in with the new kitchen. Moving on to the bathrooms, white shaker cabinets, matching concrete look quarts countertops, and the bushed nickel plumbing fixtures and hardware were used throughout to match the kitchen’s update, all for continuity and cost efficiency for the client. Custom beveled glass mirrors top off the vanities in the bathrooms. In both the master and guest bathrooms we used a commercially rated 12”x24” porcelain tile to mimic vein cut travertine. Choosing to place it in a stagger set pattern up to the ceiling brings a modern feel to a classic look. Adding a 4” glass and natural slate mosaic accent band for design, and acrylic grout used for easy maintenance. A single niche was built into the guest bath, while a double niche was inset into the master bath’s shower. Also in the master bath, a bench seat and foot rest were added, along with a brushed nickel grab bar for ease of maneuvering and personal care. Seamlessly bringing the rooms together from the complete downstairs area, up through the stairwell, hallways and bathrooms, a waterproof laminate with a wood texture and coloring was used to both warm up the feel of the house, and help the transitional flow between spaces.

Hypoallergenic Finish Solutions One of the biggest priorities in this design was its hypoallergenic characteristics, so we selected solid maple for the door panels and low Volatile Organic Compounds (VOC) “Pune Bond” plywood for the interior with solid maple drawer boxes. The finishes are: water-based post-catalyzed polyurethane and hypoallergenic grey stain with a clear coat. Eco-friendliness On top of our aspirations to make hypoallergenic and low VOC material choices, we strive to make our designs highly reusable/recyclable and use local materials and labor to keep CO2 emission as low as possible. This kitchen was manufactured at our factory in Etobicoke, including production of door panels. Durability All our kitchens are practical and as low maintenance as they could be. We use highly durable MDF and hardwoods along with reliable finishes, Blum soft-close hardware on doors and drawers. We achieved this goal when designing this kitchen by choosing solid maple doors, plywood interiors, dovetail drawers, Blum soft-close door hinges and drawer slides. The appliance garages have Aventos parallel lifts. All hardware have a lifetime warranty! Use of space It is crucial that you are able to utilize the space at its maximum capacity as well as it is convenient to work on. As you can see here, we adhered to the ‘work triangle’ rule, making it easy to move between the main prep/cooking components: fridge, cooktop/oven and sink. All ‘hot spots’ of this kitchen are at your arm’s stretch. We incorporated appliance garages, waste management systems, tray dividers, wine racks and last but not the least, a combination of shallow and deep drawers. Esthetics A funny thing about esthetics is that no designer will ever tell you that he priorities esthetic qualities over practicality or cost-efficiency, because we do not. However, this is what sells the kitchen, makes your house unique, increases its value on the real estate market and just makes you feel great! That is why esthetics can’t be ignored; it is just as important as everything else!

The Brief The brief from our clients was to amalgamate an annex and original house building to create one practical family home. It was important the annex did not feel like an add-on, but rather as part of the original property. The Solution The design solution is to feature a series of new openings between the two buildings to provide subtle connections and routes between spaces throughout the house. The whole footprint was utilised and spaces were carefully arranged to maximise light and provide a more functional family home. Glass doors with steel frames were used in the hallway to open up sight-lines to the large rear garden and provide flexibility to the use of the space. The dining room features a hidden door into a secret lounge space that plays on the idea of there previously being a sense of separation. The Kitchen was made bespoke by Higham Furniture, a supplier we have worked with many times before and who are in our supplier directory. All the original external walls and ground floor construction have been insulated to exceed building regulation standards, creating a highly sustainable building. This is great for our clients carbon footprint and for keeping their running costs low. Externally, corner glazed full height sliding doors were added to provide a seamless transition between the lounge and garden. At roof level, a series of dormers were added to the master suite that help draw breathtaking views towards the London skyline. The rear garden was landscaped by Patios, Pots and Pergolas. The Result We are delighted with the outcome, which is a sustainable and functional single family home that responds well to our clients brief.

The SIX is a 52-unit affordable housing project provides a home, support services and rehabilitation for disabled veterans. It is located in the MacArthur Park area of Los Angeles. McArthur Park has one of the highest densities in the USA with over 38,000 people per square mile and a total population of 120,000 people in 2.72 square miles. Offering shelter and comfort, the SIX breaks the prescriptive mold of the traditional shelter by creating public and private "zones" in which private space is deemphasized, in favor of large public areas. The organization of the space is intended to transform the way people live-away from a reclusive, isolating layout towards a community-oriented, interactive space. The ground level contains offices, support spaces for the veterans, bike storage and parking while the second level has a large public courtyard. Surrounded by four levels of housing units with balconies wrapped with a wood screen made from recycle planking the courtyard has large openings with green roofs that visually connects the space to the street on the lower level beyond. This allows the tenants to enjoy a secured open space while still connecting to the larger community. The uppermost level has a green roof, large public patio and edible garden with panoramic views of the area. The SIX distinguishes itself from most conventionally developed projects in that it incorporates energy efficient measures that exceed standard practice, optimize building performance, and ensure reduced energy use during all phases of construction and occupancy. The planning and design emerged from close consideration and employment of passive design strategies. These strategies include: locating and orienting the building to control solar cooling loads; shaping and orienting the building for exposure to prevailing winds; shaping the building to induce buoyancy for natural ventilation; designing windows to maximize day lighting; shading south facing windows and minimizing west-facing glazing; designing windows to maximize natural ventilation; utilizing low flow fixtures and storm water management; shaping and planning the interior to enhance daylight and natural air flow distribution. These passive strategies alone make this building 50% more efficient than a conventionally designed structure.

This couple had lived in their home over 20-years, with their handicapped adult daughter. 5 years-ago they added onto the back of their home to accommodate appropriate housing needs for her, such as a wheel-chair lift. However, their home needed wheelchair-accessibility, beginning with transition from daughter’s room on lower level, to main kitchen level, via existing lift. The project was budget-driven so it was critical to utilize practical cost-effective materials, while transforming home’s overall dated-look. Our new construction green home project designed by the nationally and internationally acclaimed architect Douglas Garofalo.
