The SIX is a 52-unit affordable housing project provides a home, support services and rehabilitation for disabled veterans. It is located in the MacArthur Park area of Los Angeles. McArthur Park has one of the highest densities in the USA with over 38,000 people per square mile and a total population of 120,000 people in 2.72 square miles. Offering shelter and comfort, the SIX breaks the prescriptive mold of the traditional shelter by creating public and private "zones" in which private space is deemphasized, in favor of large public areas. The organization of the space is intended to transform the way people live-away from a reclusive, isolating layout towards a community-oriented, interactive space. The ground level contains offices, support spaces for the veterans, bike storage and parking while the second level has a large public courtyard. Surrounded by four levels of housing units with balconies wrapped with a wood screen made from recycle planking the courtyard has large openings with green roofs that visually connects the space to the street on the lower level beyond. This allows the tenants to enjoy a secured open space while still connecting to the larger community. The uppermost level has a green roof, large public patio and edible garden with panoramic views of the area. The SIX distinguishes itself from most conventionally developed projects in that it incorporates energy efficient measures that exceed standard practice, optimize building performance, and ensure reduced energy use during all phases of construction and occupancy. The planning and design emerged from close consideration and employment of passive design strategies. These strategies include: locating and orienting the building to control solar cooling loads; shaping and orienting the building for exposure to prevailing winds; shaping the building to induce buoyancy for natural ventilation; designing windows to maximize day lighting; shading south facing windows and minimizing west-facing glazing; designing windows to maximize natural ventilation; utilizing low flow fixtures and storm water management; shaping and planning the interior to enhance daylight and natural air flow distribution. These passive strategies alone make this building 50% more efficient than a conventionally designed structure.

This couple had lived in their home over 20-years, with their handicapped adult daughter. 5 years-ago they added onto the back of their home to accommodate appropriate housing needs for her, such as a wheel-chair lift. However, their home needed wheelchair-accessibility, beginning with transition from daughter’s room on lower level, to main kitchen level, via existing lift. The project was budget-driven so it was critical to utilize practical cost-effective materials, while transforming home’s overall dated-look. My House Design/Build Team Ltd. successfully opened-up the space, increased use-ability for whole family, and provided the ‘wow-factor’. The renewed kitchen is much more efficient providing a practical solution for family.

We helped our clients to create a practical, modern and beautiful family home in Putney, South West London. The Brief The brief from our clients was to amalgamate an annex and original house building to create one practical family home. It was important the annex did not feel like an add-on, but rather as part of the original property. The Solution The design solution is to feature a series of new openings between the two buildings to provide subtle connections and routes between spaces throughout the house. The whole footprint was utilised and spaces were carefully arranged to maximise light and provide a more functional family home. Glass doors with steel frames were used in the hallway to open up sight-lines to the large rear garden and provide flexibility to the use of the space. The dining room features a hidden door into a secret lounge space that plays on the idea of there previously being a sense of separation. The Kitchen was made bespoke by Higham Furniture, a supplier we have worked with many times before and who are in our supplier directory. All the original external walls and ground floor construction have been insulated to exceed building regulation standards, creating a highly sustainable building. This is great for our clients carbon footprint and for keeping their running costs low. Externally, corner glazed full height sliding doors were added to provide a seamless transition between the lounge and garden. At roof level, a series of dormers were added to the master suite that help draw breathtaking views towards the London skyline. The rear garden was landscaped by Patios, Pots and Pergolas. The Result We are delighted with the outcome, which is a sustainable and functional single family home that responds well to our clients brief.

Another area we were able to reutilize from the original floorplan was the laundry room, ideally located between the house and the garage. It was an adequate size with a functional layout, though the placement of the steps and doors needed adjustment. We revamped the stairs going into the garage so that the old landing area could be incorporated into the laundry/mudroom. This provided a much more functional thoroughfare from the kitchen to the garage and side porch, added specifically for the homeowner’s grill, as well as direct entry to the mudroom from the orchards. We expanded the shower in this space to create a walk-in, perfect for cleaning up before entering the house and serving as an additional guest bath. The utility sink is commercial and will stand up to heavy use, a very practical selection for this working farm. The countertop, made from the same Quartzite used in the ensuite bathrooms, is not only gorgeous but also easy to clean and provides a convenient space for folding laundry. While being functional and practical, this mudroom is simply lovely!

The original 90” x 162” primary bathroom had so many pain points (would you to look at a toilet when taking a relaxing bath?), that it should have been an easy task to meet their needs and desires, but it was anything but due to structural issues with the home. Several design layouts were considered before it was concluded that the only approach to check the ‘needs’ boxes was to flip the primary fixtures in the room from one end of this long, narrow bathroom to the other and incorporating a wet room. The needs list included a soaking tub, a spacious shower that accommodated dual showering on business workday morning, more counter space, a bidet toilet, more storage, better lighting, better heat and humidity control, a soothing color pallet and privacy from the neighbors. An air jet soaking tub (motor concealed in the nearby vented base cabinet) under a new window with privacy glass on the bottom and a clear glass awning window on top checked two boxes. The center drain for the bathing features provides space for two people to shower simultaneously while highlighting the soothing color pallet from every view point in the room. The integrated bidet toilet is an affordable luxury that delivers health and wellness multiples times in a day. The expanded vanity optimized storage while providing more, clutter free countertop space.
