A 6,000 square foot 2-story new home complex in Milpitas was designed to facilitate the owners’ large business parties and gatherings, to have rooms for the kids to come back to upstairs, and a ground floor master suite with a huge walk-in closet. Several separate structures make up the dwelling: The main house, 3-car garage with carport for overflow parking, and a separate entertainment and recreation building separated by a courtyard from the main house.
The business activities include gatherings in the hundreds of people, so parking was maximized and guests can flow in through a separate gate to party in the courtyard and recreation building. Inside this structure is a wet bar, billiard room, workout gym and home theater. The main house ground floor has formal and informal living rooms, open kitchen and master suite with views and expansive windows in every direction. The house is sited on the crestline of a hill with views of the San Francisco Bay and private golf course below. The indoor-outdoor aspect of the house is further accentuated with outside living and dining areas.
High ceilings and expansive glass walls dissolve the sense of enclosure taking advantage of the site’s openness and privacy. The owner’s suite is downstairs in anticipation of aging-in-place, and upstairs there are three bedrooms and four bathrooms plus a sitting area lounge and casual TV loft area.
The house sits on one acre at the top of a low hill range overlooking Milpitas. The city was very cognizant of the importance of keeping a low profile at this crestline and required extensive story poles and photo evidence of the proper height and siting so as not to be seen from certain selected vantage points.

The Book Club uses a variety of materials and creatively utilizes space to transform a small backyard into an urban oasis. A low concrete wall forms a lounge space with a cantilevered IPE bench and fire pit. Large-format concrete pavers connect the lounge area to a dining and BBQ space, protected from the elements by an overhead louvered roof. The use of synthetic turf, along with native and adapted plant materials, makes this space the low-maintenance, private getaway our client was seeking.

This completely 1950"s mid century modern home has a low profile front elevation and horizontal lines which accentuate the low lines of the house itself.

The Control/Shift House is perched on the high side of the site which takes advantage of the view to the southeast. A gradual descending path navigates the change in terrain from the street to the entry of the house. A series of low retaining walls/planter beds gather and release the earth upon the descent resulting in a fairly flat level for the house to sit on the top one third of the site. The entry axis is aligned with the celebrated stair volume and then re-centers on the actual entry axis once you approach the forecourt of the house.
The initial desire was for an “H” scheme house with common entertaining spaces bridging the gap between the more private spaces. After an investigation considering the site, program, and view, a key move was made: unfold the east wing of the “H” scheme to open all rooms to the southeast view resulting in a “T” scheme. The new derivation allows for both a swim pool which is on axis with the entry and main gathering space and a lap pool which occurs on the cross axis extending along the lengthy edge of the master suite, providing direct access for morning exercise and a view of the water throughout the day.
The Control/Shift House was derived from a clever way of following the “rules.” Strict HOA guidelines required very specific exterior massing restrictions which limits the lengths of unbroken elevations and promotes varying sizes of masses. The solution most often used in this neighborhood is one of addition - an aggregation of masses and program randomly attached to the inner core of the house which often results in a parasitic plan. The approach taken with the Control/Shift House was to push and pull program/massing to delineate and define the layout of the house. Massing is intentional and reiterated by the careful selection of materiality that tracks through the house. Voids and relief in the plan are a natural result of this method and allow for light and air to circulate throughout every space of the house, even into the most inner core.

The design plan for this formal two story living room began with the three large paintings leaning against the wall and a request to not interrupt the view of the exceptional outdoor space.
The client's initial desire was for white leather furniture, but she wanted traditional lines and not the ultra-modern selections available. We presented the low profile, brilliantly white velvet conversation sofa, whose angles followed the lines of the curved windows. Is it wise the have a white velvet sofa with two very active children in the home? Well it is when the designer has the fabric pre-treated to resist stick fingers and accidental spills.
The sofa was paired with chairs customized in a black and white pin stripped velvet to coordinate with the artwork. Glass and chrome tables show off the new ebony hardwood flooring while teal and fuchsia standout and repeat the accent colors in the paintings.
Although the outdoor view is great, this room puts on quite a show as well!

This simple and elegant master bedroom combines modern style with touches of refined traditional elements to create the perfect contemporary retreat for these busy parents of three. Oodles of storage, bold colourful prints, paired with classic tonal whites throughout make this a beautifully functional master bedroom. The low-profile modern bedframe allows the king size bed to feel inviting, but without overpowering the space, while the large drapery panels add interest, soften the angular hard edges of remaining furniture, and provide much needed privacy from the neighbours.

Designed as a timeless "forever home," this luxury residence in Greenwich, Connecticut, reflects a thoughtful balance of sustainability, comfort, and modern architecture. Designed by Douglas Graneto, the home features soaring ceilings, warm wood paneling, and a restrained material palette that creates a sense of calm, openness, and lasting sophistication.
To complement the home's clean architectural lines, Belfer WS7230 LED Double WedgeLens Wall Sconces in a Black Powder Coat finish were seamlessly integrated throughout the interior. Their minimalist profile and soft, indirect illumination enhance the natural beauty of the wood-paneled walls while providing comfortable ambient lighting that supports the home's inviting atmosphere.
Rather than becoming a focal point, the sconces quietly reinforce the architecture, washing surfaces with even, glare-free light that accentuates texture and depth. ELV dimming allows the lighting to transition effortlessly throughout the day, from bright functional illumination to warm evening ambiance, adapting to every moment of daily life.
Precision installation ensured each fixture aligned perfectly with the home's carefully detailed interior finishes, creating a cohesive lighting design that feels intentional yet understated. The result is a sophisticated architectural lighting solution that enhances the residence's sustainable design philosophy while contributing to a warm, refined living environment.
