Brad Haines knows a thing or two about building things. The intensely creative and innovative founder of Oklahoma City-based Haines Capital is the driving force behind numerous successful companies including Bank 7 (NASDAQ BSVN), which proudly reported record year-end earnings since going public in September of last year. He has beautifully built, renovated, and personally thumb printed all of his commercial spaces and residences. “Our theory is to keep things sophisticated but comfortable,” Brad says. That’s the exact approach he took in his personal haven in Nichols Hills, Oklahoma. Painstakingly renovated over the span of two years by Candeleria Foster Design-Build of Oklahoma City, his home boasts museum-white, authentic Venetian plaster walls and ceilings; charcoal tiled flooring; imported marble in the master bath; and a pretty kitchen you’ll want to emulate. Reminiscent of an edgy luxury hotel, it is a vibe conjured by Cantoni designer Nicole George. “The new remodel plan was all about opening up the space and layering monochromatic color with lots of texture,” says Nicole, who collaborated with Brad on two previous projects. “The color palette is minimal, with charcoal, bone, amber, stone, linen and leather.” “Sophisticated“Sophisticated“Sophisticated“Sophisticated“Sophisticated Nicole helped oversee space planning and selection of interior finishes, lighting, furnishings and fine art for the entire 7,000-square-foot home. It is now decked top-to-bottom in pieces sourced from Cantoni, beginning with the custom-ordered console at entry and a pair of Glacier Suspension fixtures over the stairwell. “Every angle in the house is the result of a critical thought process,” Nicole says. “We wanted to make sure each room would be purposeful.” To that end, “we reintroduced the ‘parlor,’ and also redefined the formal dining area as a bar and drink lounge with enough space for 10 guests to comfortably dine,” Nicole says. Brad’s parlor holds the Swing sectional customized in a silky, soft-hand charcoal leather crafted by prominent Italian leather furnishings company Gamma. Nicole paired it with the Kate swivel chair customized in a light grey leather, the sleek DK writing desk, and the Black & More bar cabinet by Malerba. “Nicole has a special design talent and adapts quickly to what we expect and like,” Brad says. To create the restaurant-worthy dining space, Nicole brought in a black-satin glass and marble-topped dining table and mohair-velvet chairs, all by Italian maker Gallotti & Radice. Guests can take a post-dinner respite on the adjoining room’s Aston sectional by Gamma. In the formal living room, Nicole paired Cantoni’s Fashion Affair club chairs with the Black & More cocktail table, and sofas sourced from Désirée, an Italian furniture upholstery company that creates cutting-edge yet comfortable pieces. The color-coordinating kitchen and breakfast area, meanwhile, hold a set of Guapa counter stools in ash grey leather, and the Ray dining table with light-grey leather Cattelan Italia chairs. The expansive loggia also is ideal for entertaining and lounging with the Versa grand sectional, the Ido cocktail table in grey aged walnut and Dolly chairs customized in black nubuck leather. Nicole made most of the design decisions, but, “she took my suggestions seriously and then put me in my place,” Brad says. She had the master bedroom’s Marlon bed by Gamma customized in a remarkably soft black leather with a matching stitch and paired it with onyx gloss Black & More nightstands. “The furnishings absolutely complement the style,” Brad says. “They are high-quality and have a modern flair, but at the end of the day, are still comfortable and user-friendly.” The end result is a home Brad not only enjoys, but one that Nicole also finds exceptional. “I honestly love every part of this house,” Nicole says. “Working with Brad is always an adventure but a privilege that I take very seriously, from the beginning of the design process to installation.”

This 5,200-square foot modern farmhouse is located on Manhattan Beach’s Fourth Street, which leads directly to the ocean. A raw stone facade and custom-built Dutch front-door greets guests, and customized millwork can be found throughout the home. The exposed beams, wooden furnishings, rustic-chic lighting, and soothing palette are inspired by Scandinavian farmhouses and breezy coastal living. The home’s understated elegance privileges comfort and vertical space. To this end, the 5-bed, 7-bath (counting halves) home has a 4-stop elevator and a basement theater with tiered seating and 13-foot ceilings. The early planning allowed LWB to design the topographic features of the site to fit into the amenities that the clients desired such as an organically shaped swimming pool, a spa, planting, etc. The extreme grades in the backyard created an opportunity to place the spa overlooking the pool. The unique grading situation also allowed the pool utilities to be built underneath the lawn in a vented room, hidden from view. Waterfalls in the pool and a water wall help to create a relaxing experience in the homeowner's backyard. This Project was awarded with a coveted Grand Award in Residential Installation $50,001 & Over by the Ohio Nursery & Landscape Association.

This renovation, along with many, is very close to our hearts because it’s one of the few instances where we get to exercise more than just the Design Build division of our company. This particular client had been working with Berry for many years to find that lifetime home. Through many viewings, agent caravans, and lots of offers later she found a house worth calling home. Although not perfectly to her personality (really what home is until you make it yours) she asked our Design Build division to come in and renovate some areas: including the kitchen, hall bathroom, master bathroom, and most other areas of the house; i.e. paint, hardwoods, and lighting. The site descends from the street and is privileged with dynamic natural views toward a creek below and beyond. To incorporate the existing landscape into the daily life of the residents, the house steps down to the natural topography. A continuous and jogging retaining wall from outside to inside embeds the structure below natural grade at the front with flush transitions at its rear facade. All indoor spaces open up to a central courtyard which terraces down to the tree canopy, creating a readily visible and occupiable transitional space between man-made and nature. The courtyard scheme is simplified by two wings representing common and private zones - connected by a glass dining “bridge." This transparent volume also visually connects the front yard to the courtyard, clearing for the prospect view, while maintaining a subdued street presence. The staircase acts as a vertical “knuckle,” mediating shifting wing angles while contrasting the predominant horizontality of the house. Crips materiality and detailing, deep roof overhangs, and the one-and-half story wall at the rear further enhance the connection between outdoors and indoors, providing nuanced natural lighting throughout and a meaningful framed procession through the property. Our New Home Buyer commissioned HOMEREDI to convert their old Master Bathroom into a spacious newly designed Contemporary retreat. We asked our designer Samantha Murray from SM Designs to work with our client to select all required tiles from our tile distributor. We then extended full contractor pricing toward the purchase of all fixtures used in this Spa bathroom. One of the unique features of this bathroom is a large 40"x40"x32" Japanese style soaking tub. Once this magnificent project was completed we asked our professional photographer, Chuck Dana's Photography to capture the beauty of implementation. Lots of credit also goes to our clients who worked with us and our designer to fine tune their requirements. We are privileged to make their imagination come to life in this magnificent space.

Example of an urban living room design in Chicago

The site descends from the street and is privileged with dynamic natural views toward a creek below and beyond. To incorporate the existing landscape into the daily life of the residents, the house steps down to the natural topography. A continuous and jogging retaining wall from outside to inside embeds the structure below natural grade at the front with flush transitions at its rear facade. All indoor spaces open up to a central courtyard which terraces down to the tree canopy, creating a readily visible and occupiable transitional space between man-made and nature. The courtyard scheme is simplified by two wings representing common and private zones - connected by a glass dining “bridge." This transparent volume also visually connects the front yard to the courtyard, clearing for the prospect view, while maintaining a subdued street presence. The staircase acts as a vertical “knuckle,” mediating shifting wing angles while contrasting the predominant horizontality of the house. Crips materiality and detailing, deep roof overhangs, and the one-and-half story wall at the rear further enhance the connection between outdoors and indoors, providing nuanced natural lighting throughout and a meaningful framed procession through the property.
