This brownstone renovation was a full gut project in every sense of the word. On top of installing new floors, a kitchen and bath renovation, and all the typical restoration and refinishing involved in a brownstone built in 1899, we also completely updated the exterior, constructed a balcony that was not originally there, and converted the space from a single-family home into an an owner’s triplex. A newly separated studio rental on the garden level offers the opportunity for supplemental income, an uncommon and welcome addition to a New York brownstone. A TRANSITIONAL GEM The result is a two-family brownstone that perfectly combines classic townhouse living with today’s modern needs, including SmartHome technology that we installed to control Bluetooth speakers, Nest thermostats, and the security system. The overall aesthetic goal was to pay homage to the historical periods the brownstone has lived through in a cohesive way that is the hallmark of modern transitional style. In the kitchen, white Shaker-style cabinetry, a subway tile backsplash, and marble rather than quartz countertops bring a classically upscale sensibility. To modernize the space further, we opened up the back wall to create floor-to-ceiling windows that are also doors, opening up into the newly built balcony. TIMELY TOUCHES This brownstone renovation included many quintessential elements, such as millwork like the ceiling medallions. We restored some and custom built others, perfectly recreating their original appearance. The heated master bathroom is now serene, with a walk-in shower featuring a subtly modern linear drain. A herringbone Carrera marble tiled floor and marble slab sink complete the scene. In the powder room, we embraced a contemporary look by pairing dark hexagonal floors with light chevron tiles, accented with dramatic navy blue wallpaper. With its clear-cut 1920s-style, we selected the wall sconce to reference one of the brownstone’s earlier eras. DESIGN DETAILS Natural oak herringbone floors we installed throughout the entire home bring a modern yet warm touch. We restored the wood-burning marble fireplace, which is fully functioning. An elegant staircase with a custom-crafted black wooden banister and white balusters winds up and down alongside a real brick interior wall that we restored and refinished. In this brownstone renovation, we were also able to create ceiling height, an unexpected yet aesthetically pleasing side benefit. When working on the joists and beams to level out the floors (a common issue in pre-war renovations) we added ceiling height in the main parlor floor by taking the second floor and raising the ceiling an entire foot. The end result is a main floor with stunning 9-foot ceilings. We introduce to you one of our newer services we are providing here at Kitchen Design Concepts: spaces that just need a little reviving! As of recent, we are taking on projects that are in need of minimal updating, as in, spaces that don’t need a full-on remodel. Yes, you heard right! If your space has good bones, you like the layout of your kitchen, and you just need a few cosmetic changes, then today’s feature is for you! Recently, we updated a space where we did just this! The kitchen was in need of a little love, some fresh paint, and new finishes. And if we’re being honest here, the result looks almost as if the kitchen had a full-on remodel! To learn more about this space and how we did our magic, continue reading below: The Before and After First, see what an impact new finishes can make! The “before” image shows a kitchen with outdated finishes such as the tile countertops, backsplash, and cabinetry finish. The “after” image, is a kitchen that looks almost as if its brand new, the image speaks for itself! Cabinetry With the wooden cabinetry in this kitchen already having great bones, all we needed to do was our refinishing process that involved removing door and drawer fronts, sanding, priming, and painting. The main color of the cabinetry is white (Sherwin Williams Pure White 7005) and as an accent, we applied a deep navy blue that really pops in this space (Sherwin Willaims Naval 6244). As a special design element, we incorporated a natural wooden band across the hood which is subtle but adds an element of surprise. Countertops The original countertops in this space were a 12×12 tile with cracks and discolored grout from all the wear and tear. To replace the countertops, we installed a clean and crisp quartz that is not only durable but easy to maintain (no grout here!). The 3cm countertops are a Cambria quartz in a grey-tone color (Carrick). Backsplash Keeping things simple, yet classic, we installed a 3×6 subway tile from Interceramic. The crisp white pairs well with all the other finishes of the space and really brighten the space up! To spice things up, we paired the white tile with a contrasting grout color (Cape Grey) that matches the countertop. This is a simple method to add interest to your white backsplash! Fixtures and Fittings For the fixtures and fittings of the kitchen, we wanted pieces that made a statement. That’s why we selected this industrial style faucet from Brizo! The faucet is a Brizo LITZE™ PULL-DOWN FAUCET WITH ARC SPOUT AND INDUSTRIAL HANDLE (63044LF-BLGL). The matte black paired with the luxe gold elements really make a statement! To match the gold elements of the faucet, we installed cabinetry hardware from Topknobs in the same gold finish. The hardware is a Channing pull TK743HB. Lastly, the large single bowl sink (who doesn’t want a large sink?!) is a great functional touch to the kitchen. The sink is a Blanco Precision 16″ R10 super single with 16″ Drainer in stainless steel (516216).

The client’s request was quite common - a typical 2800 sf builder home with 3 bedrooms, 2 baths, living space, and den. However, their desire was for this to be “anything but common.” The result is an innovative update on the production home for the modern era, and serves as a direct counterpoint to the neighborhood and its more conventional suburban housing stock, which focus views to the backyard and seeks to nullify the unique qualities and challenges of topography and the natural environment. The Terraced House cautiously steps down the site’s steep topography, resulting in a more nuanced approach to site development than cutting and filling that is so common in the builder homes of the area. The compact house opens up in very focused views that capture the natural wooded setting, while masking the sounds and views of the directly adjacent roadway. The main living spaces face this major roadway, effectively flipping the typical orientation of a suburban home, and the main entrance pulls visitors up to the second floor and halfway through the site, providing a sense of procession and privacy absent in the typical suburban home. Clad in a custom rain screen that reflects the wood of the surrounding landscape - while providing a glimpse into the interior tones that are used. The stepping “wood boxes” rest on a series of concrete walls that organize the site, retain the earth, and - in conjunction with the wood veneer panels - provide a subtle organic texture to the composition. The interior spaces wrap around an interior knuckle that houses public zones and vertical circulation - allowing more private spaces to exist at the edges of the building. The windows get larger and more frequent as they ascend the building, culminating in the upstairs bedrooms that occupy the site like a tree house - giving views in all directions. The Terraced House imports urban qualities to the suburban neighborhood and seeks to elevate the typical approach to production home construction, while being more in tune with modern family living patterns. This pool and spa combination has an Infinity Edge. The spa is raised slightly with a Negative Edge that overflows into the infinity gutter system. Both inside coping and tile are Black Absolute Granite with a honed finish. Outside coping is 2’ x2’ Bluestone pavers and both pool and spa are finished with a Black Galaxy Pebblefina.
