Raza and Baneen purchased their home in Schaumburg IL. knowing it needed work, but they saw the incredible potential it had with its expanse of beautiful kitchen windows and spacious floor plan. The kitchen technically functioned fine, but was desperately outdated with its honey oak cabinets and plain countertops. This family loved to cook and host parties so it was an easy decision that the kitchen remodel was the first project they needed to tackle to make their home come to life. Baneen had very specific ideas for her new dream kitchen and had been thinking about it for over 10 years! When they met Advance Design’s Project Designer Claudia Pop, Baneen felt an instant connection. “From the first meeting, I knew that Claudia would guide us without putting down our ideas,” Baneen said. The couple had two fears common among remodeling home owners: Would the project be done on time? And, would the project stay on budget? Advance Design was able to alleviate their fears early on, as Claudia shared the “Common Sense Remodeling” process. Raza and Baneen absolutely loved the custom project analysis that helped them understand how a budget could be accurately predicted and then safeguarded during the design process. “Advance Design was spot on with both the budget and the project timeframe,” Baneen said. “Overall there were no surprises, and the budget was exactly what we were quoted. It wasn't stressful for us, they still left the house in a presentable state. It wasn't like we would come home and we were bring the kids in and it was going to be hazardous." As the overall layout was being completed, together they reviewed each cabinet to determine exactly what would be stored there. Because cooking was a high priority for this family, Claudia incorporated spice racks close to the range and included two mixer lift shelves for their larger countertop appliances. The focal point of the kitchen is the striking blue island constructed from custom colored Dura Supreme cabinets. Designed with decorative shelving and a highly functional prep sink. The couple loves the “galley” prep sink, it adds even more functionality and significantly shortens preparation and cleaning time. This island also includes a 24" Bosch Dishwasher with matching panel to blend in. "Aesthetically, and in terms of functionality, the island everything I imagined," Baneen said. "I love how beautiful it looks and how functional it is. It just brings everybody together." This project is a story of how buildings and relationships evolve over time, and how the two are intertwined in the making of architecture. The client, a single man, had just purchased a classic Edwardian flat on San Francisco’s Liberty Street, known for its historic homes and famous neighbors like Tracy Chapman, when his realtor connected him with LLA. The initial brief was to integrate a modern, minimalist kitchen and bathroom with the apartment's traditional aesthetic. The existing condition was a series of cramped rooms and a long hallway that divided the apartment into many separate spaces, some without natural light. The solution was to remove most of the walls in the middle of the flat, with extensive structural work hidden from view. This created an open connection between the living, dining and kitchen areas that flooded the formerly dark core of the apartment with light. Midway through the design process, the client and his partner, and avid cook, decided it was time to move in together. The project evolved further and LLA found inventive ways to pack more features and amenities into a design that was fundamentally about simplicity. The result of this creative tension is a large open kitchen with deceptively simple forms- a long back counter with three rows of drawers below, an island with a central cooktop and double cantilevers for seating, and a slightly mysterious wood box at the back. The box conceals the refrigerator, storage, linens, and laundry, and through a secret door, a large walk-in pantry. The bathroom evolved into a mini-spa, with a walk-through shower and Japanese-style soaking tub. The space shares light with the kitchen through a floor-to-ceiling translucent glass panel. Each client has a large dog, and so a small sliver of space under the upstairs neighbor's stair was turned into the perfect doggie den, complete with period correct doorway. The newly blended family moved in together when the project was completed. A poignant footnote, Maverick, the blonder, fluffier dog in the photos, was very old and sadly passed away shortly after they moved in. It made the photoshoot feel like a special event that honored and preserved his memory in pictures. This 10,000 sf townhouse sits on one of Manhattan’s most beautiful Upper East Side streets and so the goal of the project was to return the house to its original grandeur. Previously a Kips Bay designer showcase house, the rooms were each designed in a differing style and therefore the lack of cohesion and flow made the house seem choppy. In addition, much of the interior was superficial in the sense that plumbing fixtures were not all connected, walls were “false walls” built in front of existing and much of the construction had to be rebuilt. The scope included creating a large gourmet kitchen in the rear of the ground floor by closing off the winding corridor and creating a new door opening centered on the main entry hall with a paneled arched pocket door mimicking the original detailing of the parlor floor. The kitchen has a Calacatta Gold stone center island and dinning area flanked by counters that run the length of the east and west walls with glass front upper cabinets. A built-in buffet on the south wall anchors the space. A mud room, with access to the delivery entrance and additional storage space was added off the kitchen. A new slim profile steel and glass French door provides access to a new steel rear deck and stairs to the rear yard. On the second floor, a new tile floor was added throughout and RRA designed new stone mantle pieces fabricated from England in the living and dining rooms. On the 3rd floor, a new wall was constructed in the 11’ wide central hallway to allow a new 135 sf master closet with custom designed built-in storage units and accessories. This concept was carried through to the 4th floor on a smaller scale and 4 new storage closets were added in the hallway. The existing bathroom on the 4th Floor was gutted and redesigned including a new 5’x5’ extra deep soaking tub and new fixtures. Silver travertine tiles were used throughout to give the room a durable, waterproof finish while also providing a warm, luxurious feel. The 5th floor was converted into a playroom and TV room for the family’s two young children and was outfitted with chalkboard paint along the entire east wall in the play area and a bold color block wall treatment in the TV room. A new cork floor was installed for durability and resilience to lots of activity yet providing a soft and sustainable floor treatment for its intended user. A full laundry room was also created floor with new cabinetry, plumbing, and floor and wall tile. Additionally, 3 full baths and a powder room were refitted with tumbled travertine tiles on the top two floors. The exterior of the building was refurbished and new lighting and painted doors and frames were installed in accordance with Landmark designation. An additional challenge on the project was that a previously built extension on the PH level was illegally overbuilt and the property had received a violation. A 9 month process of filing drawings, completing zoning analyses and meetings with the DOB Commissioners ensued to get the extension approved allowing us to obtain a permit for the remainder of the work and complete the Certificate of Occupancy. In spite of the complex process and scattered program, the completed townhouse has a cohesive aesthetic throughout, with upgraded amenities befitting this grand representation of elite New York living.

As a first step in this project, we completely demolished the existing, very overgrown, and outdated landscape. The owner desired a custom-designed fire pit and patio, oriented toward their primary view corridor. The need to connect a secondary access off the back of their home to the primary access off their family room led us to create a sand-finish concrete walkway that connected the former to their new sand-finish concrete dining patio. In the process, we created a very nice planting area to soften up and beautify the back of the house. We utilized a segmental wall block system to create a seat wall around the patio, helping to create a sense of containment in the space and providing extra seating for larger gatherings. Concealed wall lights helped lend a feeling of welcome to the space’s after-dark use. A set of offset cedar screens offers a creative way to hide a utility area without a gate. We used a complementary-colored concrete mow curb as a bed divider and planted a Japanese Golden Rain Tree to provide future shade for our client. We filled out the rest of the landscaping with Arctic Fire Dogwood, Winter Gem Boxwood, Blue Avena Grass, Stella d’Oro Day Lily, and a specimen Burning Bush.

Our First Step in design process after studying the Project’s context and its surroundings, was to define each and every activity that was supposed to happen in the building at any time of night and day in a list. With a close study on the list we have developed a design program. Afterwards with taking site climate, cultural context and privacy considerations into account, we have developed the program into a basis, shaping the general geometry of the building, considering structure and functionality. In design process we have avoided unnecessary details and formalism (form without meanings). This building seeks a strong sense of place in its context, and it because this notion, it builds a firm connection to its surroundings. SABA Apartment’s presence in its context is of a dynamic kind, both inspired and influencing its functionality affected by the resident’s lifestyle. In this building the resident is an actor featuring in a scenario written by the architect and is well-aware of his needs and lifestyle, fulfilling them in SABA Apartment. In this building the border between inside and out has been designed in response to the cultural context of Iranian traditions emphasizing on a bold separation between interiors and exteriors in order to achieve privacy. In addition with taking its cultural context into consideration, the design develops consonant to the contemporary architecture trends. This transnational approach results in both dynamism and variety in façade changing each time according to the resident’s needs. The dynamism and control over the façade by the residents of the SABA Apartment is the result of the borderless design, which we believe is with no doubt one of the most interesting trends in the world of contemporary architecture, creates a virtual space, bonding reality and fantasy all together.

Every detail was thoughtfully designed to meet city standards, limitations, and requirements—resulting in a residence that feels light, crisp, and deeply connected to nature. This penthouse condo in Raven Woods is home to an adventurous, nature-loving couple. With their children grown and starting families of their own, Jeremy and Cynthia (names changed) chose to downsize their livable space and “upsize” in quality and luxury. The couple hired us to help them achieve several well-defined goals: feeling immersed and connected to nature, having warm and welcoming spaces to host their family and friends, and selecting pieces that would support local makers and artisans. (If you know me, you know that nature, connection, and community are some of my most important values, personally and professionally — the perfect fit!) Using our comprehensive design process, we spent months designing, procuring, and installing their new, long-time home. The resulting spaces are breathtaking, creating a daily living experience that is full of serenity and bliss. Welcoming & Bright Home with Forest Views: Ahhh… can you imagine coming home to a space as bright and soothing as this one? To find inspiration for this home’s interiors, we needed to look no further than out the windows, where mountain views greet us to the north and the ocean beckons from the south. Paying homage to their locale, we curated a colour palette of subtle blues and grays, warm-toned woods, and natural materials, all set against a crisp, white backdrop. These help us create a seamless visual transition between the interior and exterior. Let’s start our tour in the living area… A Cozy Living Area with Warmth & Dimension: In the living area, the fireplace was the starting point for the design, as it determined the size of the space and the scale of our furnishings. To keep this area feeling cozy but not crowded, we selected this soft ottoman to serve as a table surface with a tray or as additional seating when Jeremy and Cynthia host guests. (Multi-purpose items are one of the 5 elements of The Simple Home.) Additional textures — the sofa, upholstered swivel chairs, pillows, and ceramic wall art reminiscent of sand dollars — offer further depth and dimension in this simple yet layered space. The result is a cozy living room area perfect for a relaxing read on an overcast day or a social evening by the fire. While daunting at first, this home’s small and open footprint offered a special opportunity for us to design thoughtful “zones”. To create a defined living space, we used an area rug to establish a border and situated the larger seating (the sofa) on the right. Its visual weight serves as a grounding barrier that naturally separates the living and dining areas. Overhead, the centrally located brass and glass chandelier serves as another focal point, making the entire living area feel like one unit. Last but not least… Styled with tall decorative lamps, this light oak and rattan console sits just behind the sofa, creating an additional visual barrier between the living and dining areas. We styled it with accessories that complement the overall palette, and it has the added benefit of providing storage right where Jeremy and Cynthia need it, the dining area. An Art-Infused Dining Area: The dining area is warm, woodsy, and filled with locally sourced art that Jeremy and Cynthia love. Next to the console is a custom textile piece from Vancouver artist, With Strings Attached, that mimics the scenic, mountain backdrop. The blue hues of the piece work in harmony with the warm wood dining table, cool gray upholstered chairs, and neutral stools at the kitchen bar. On the other side of the space, is Jeremy’s and Cynthia’s favourite piece, a commissioned work of art by local maker, Katie Napier. Carefully positioned in a central location and framed by two modern sconces, this piece captures the feel of gentle waters on a misty day and evokes calm. Other curated pieces include this rectangular vessel centrepiece by sculptural artist, Martha Sturdy, bearing a stunning moss arrangement by Soul Roots Moss Art. As this couple can attest, a treasured memento or piece of art can transform your space and your mood, transporting you to a relaxed and peaceful state. A Bedroom Full of Light & Texture: This beautiful bedroom is another manifestation of Jeremy and Cynthia’s favourite experiences: hiking the rainforest trails and enjoying the spray of the sea. The blue-and-green branching pattern found in the window treatments and pillows ground the space, while bright turquoise lamps — akin to sea glass — infuse the room with a touch of coastal vibrance. Similar to the living area, we added comfort through texture and warm tones, incorporating oak end tables, natural woven wall decor above the headboard, knitted ottomans at the foot of the bed, a textured duvet, and an extra plush area rug. A Loft Inspired by Flora & Fauna: For the loft space, we moved away from coastal elements and decided to ground the space in the more earthy elements of nature: flora and fauna. We selected an umber-hued sofa complemented by floral decorative pillows and walls adorned with botanical prints by Heather Johnston. This multi-purpose space serves as a reprieve for our clients to read, practice yoga, and relax. Alternatively, a Frame TV intentionally meant to blend as art allows the space to function as a secondary entertainment space or a place for their granddaughter to play and sleep over.
