Fiam Italia designs, develops and produces items of furniture in curved glass, creating them through a combination of craftsmanship and industrial processes, while merging tradition and innovation, through a hand-­crafted approach.

Our client approached us while he was in the process of purchasing his ½ lot detached unit in Hermosa Beach. He was drawn to a design / build approach because although he has great design taste, as a busy professional he didn’t have the time or energy to manage every detail involved in a home remodel. The property had been used as a rental unit and was in need of TLC. By bringing us onto the project during the purchase we were able to help assess the true condition of the home. Built in 1976, the 894 sq. ft. home had extensive termite and dry rot damage from years of neglect. The project required us to reframe the home from the inside out. To design a space that your client will love you really need to spend time getting to know them. Our client enjoys entertaining small groups. He has a custom turntable and considers himself a mixologist. We opened up the space, space-planning for his custom turntable, to make it ideal for entertaining. The wood floor is reclaimed wood from manufacturing facilities. The reframing work also allowed us to make the roof a deck with an ocean view. The home is now a blend of the latest design trends and vintage elements and our client couldn’t be happier! We work on a lot of residential tile installations but also cover commercial properties too, such as this new farm office which was in the process of being built in the market town of Driffield, East Yorkshire where a Flagstone tiled floor had been laid at the entrance. Driffield is known as the ‘Capital of the Yorkshire Wolds’ and lies near the source of the River Hull. The farm office project was very big and, with the pressure on to complete it in time, the floor had been laid without being sealed first. As a result, the floor was getting dirty very easily, and was proving difficult to keep clean. It was clear that the Flagstone tiles would need to be cleaned and sealed, and I was called upon to get the job done. To clean the floor I first mixed a 50:50 solution of clean water and Tile Doctor Pro Clean. Pro Clean is a high-alkaline cleaner which is safe to use on a wide range of natural stone floors. The cleaning solution was worked in using a rotary machine fitted with a black buffing pad which proved an effective method, lifting off the dust and residue that had been left on the surface of the Flagstone tiles during the course of construction work. The excess residue was extracted using a wet-vac machine. I then repeated the whole process over again several times in order to get the floor as clean as possible. To seal the floor I used a combination of two different Tile Doctor sealers. Firstly, I applied a layer of Tile Doctor Colour Grow to the floor. This colour intensifying sealer is specially formulated to enhance the fantastic natural colours in the stone, while at the same time providing durable surface protection. The floor was then finished off with a couple of coats of Tile Doctor Seal & Go. This added to the stain resistance of the floor, while also delivering a very nice subtle shine on the surface. All signs of building work have been removed from the stone floor and it is now looking presentable ready for the opening of the new office, the combination sealer applied to the floor will also make sure it stays that way for some time to come. These homeowners came to us wanting to upgrade the curb appeal of their home and improve the layout of the interior. They hoped for an entry that would welcome guests to their home both inside and out, while also creating more defined and purposeful space within the home. The main goals of the project were to add a covered wrap around porch, add more windows for natural light, create a formal entry that housed the client’s baby grand piano, and add a home office for the clients to work from home. With a dated exterior and facade that lacked dimension, there was little charm to be had. The front door was hidden from visitors and a lack of windows made the exterior unoriginal. We approached the exterior design pulling inspiration from the farmhouse style, southern porches, and craftsman style homes. Eventually we landed on a design that added numerous windows to the front façade, reminiscent of a farmhouse, and turned a Dutch hipped roof into an extended gable roof, creating a large front porch and adding curb appeal interest. By relocating the entry door to the front of the house and adding a gable accent over this new door, it created a focal point for guests and passersby. In addition to those design elements, we incorporated some exterior shutters rated for our northwest climate that echoed the southern style homes our client loved. A greige paint color (Benjamin Moore Cape May Cobblestone) accented with a white trim (Benjamin Moore Swiss Coffee) and a black front door, shutters, and window box (Sherwin Williams Black Magic) all work together to create a charming and welcoming façade. On the interior we removed a half wall and coat closet that separated the original cramped entryway from the front room. The front room was a multipurpose space that didn’t have a designated use for the family, it became a catch-all space that was easily cluttered. Through the design process we came up with a plan to split the spaces into 2 rooms, a large open semi-formal entryway and a home office. The semi-formal entryway was intentionally designed to house the homeowner’s baby grand piano – a real showstopper. The flow created by this entryway is welcoming and ushers you into a beautifully curated home. A new office now sits right off the entryway with beautiful French doors, built-in cabinetry, and an abundance of natural light – everything that one dreams of for their home office. The home office looks out to the front porch and front yard as well as the pastural side yard where the children frequently play. The office is an ideal location for a moment of inspiration, reflection, and focus. A warm white paint (Benjamin Moore Swiss Coffee) combined with the newly installed light oak luxury vinyl plank flooring runs throughout the home, creating continuity and a neutral canvas. Traditional and schoolhouse style statement light fixtures coordinate with the black door hardware for an added level of contrast. There is one more improvement that made a big difference to this family. In the family room, we added a built-in window seat. This created a cozy nook that is used by all for reading and extra seating. This relatively small improvement had a big impact on how the family uses and enjoys the space.

As this family was moving to Dallas, they needed the guidance of a designer to provide finishing touches to the building process as well as someone to fully furnish their new home. Their desire was to have a new start in an updated transitional and slightly modern style, quite different from their previous home’s modern farmhouse décor. We brought in clean lines, warm textures and an abundance of neutrals to keep a light and airy feel throughout most of the home, reserving some moody tones for the study and a little drama in the guest bath. This home’s new, elevated aesthetic is a perfect balance of beauty, function, light and elegance. It just flows with feelings of comfort and ease!

This project’s owner originally contacted Sunspace because they needed to replace an outdated, leaking sunroom on their North Hampton, New Hampshire property. The aging sunroom was set on a fieldstone foundation that was beginning to show signs of wear in the uppermost layer. The client’s vision involved repurposing the ten foot by ten foot area taken up by the original sunroom structure in order to create the perfect space for a new home office. Sunspace Design stepped in to help make that vision a reality. We began the design process by carefully assessing what the client hoped to achieve. Working together, we soon realized that a glass conservatory would be the perfect replacement. Our custom conservatory design would allow great natural light into the home while providing structure for the desired office space. Because the client’s beautiful home featured a truly unique style, the principal challenge we faced was ensuring that the new conservatory would seamlessly blend with the surrounding architectural elements on the interior and exterior. We utilized large, Marvin casement windows and a hip design for the glass roof. The interior of the home featured an abundance of wood, so the conservatory design featured a wood interior stained to match. The end result of this collaborative process was a beautiful conservatory featured at the front of the client’s home. The new space authentically matches the original construction, the leaky sunroom is no longer a problem, and our client was left with a home office space that’s bright and airy. The large casements provide a great view of the exterior landscape and let in incredible levels of natural light. And because the space was outfitted with energy efficient glass, spray foam insulation, and radiant heating, this conservatory is a true four season glass space that our client will be able to enjoy throughout the year.

Located in the Houston Heights, the Waverly Residence is a modern home on an established street of two story homes boasting front porch typologies. The family’s desire for privacy resulted in a porch that rotates to internalize most of its function while still addressing the street. For this active family, yard activity and it’s visibility from within the home emerged as a priority for approaching the building’s relationship to the lot. Justifying the building mass to the Northern half of the site reinforces the scale of the design to the surrounding buildings and creates a large southern yard dedicated to play and brisket (is a Texas house a house without a barbeque?). The ground floor is clad in metal panel and a wood rainscreen that peels away from the structure to become both a fence and an entry threshold, blending the registration between the yard's privacy enclosure and the building skin. Variable width fiber-cement siding clads the second floor as a nod to the neighborhood vernacular. The pool and outdoor kitchen sit at the center of the yard, forming an island that divides the open play from private vehicular access at the alley. Shifted volumes delineate private space from the open public areas. The second floor extends over the public entryway to create a covered procession with cascading steps into the southern yard that traverses the length of the living spaces. The public program expands beyond the building enclosure to encompass the yard and living spaces. A horizontal shift in the ground floor volume produces both a private courtyard away from the lively public spaces and exterior delineation between private vehicular access and public entry. Within the open, ground floor plan, a change in elevation indicates the boundary between private and public space. Custom millwork provides ample storage for the young family. Playful patterns of enclosed storage with contrasting display boxes creates a cohesive millwork language throughout the home.
