Our client’s goal was to create a small, high-performance, healthy home for herself and her teenage son while providing a place for her father to age in place. An attached private accessory dwelling provides a space for him as well as flexibility in the future. The new home was designed to minimize its footprint on site, made smaller than the original 1930’s house.
Embracing adaptability and efficiency, the residence includes two dwellings: a one-bedroom 795 square-foot accessory dwelling at the lower grade and a two-story 1330 square-foot primary dwelling located above. Involved in all aspects of project execution, our client oversaw the process by living in a used trailer parked in the backyard throughout the project’s construction. Family-Share focused on maximizing the footprint’s performance, access to natural light and the health of the occupants. Sustainable features include high-performance glazing, solar preheat for domestic and hot water in-floor heating and reclaimed fir car decking rainscreen siding.

In general, Bryan and Connie Rellinger loved the charm of the old cottage they purchased on a Crooked Lake peninsula, north of Petoskey. Specifically, however, the presence of a live-well in the kitchen (a huge cement basin with running water for keeping fish alive was right in the kitchen entryway, seriously), rickety staircase and green shag carpet, not so much. An extreme renovation was the only solution. The downside? The rebuild would have to fit into the smallish nonconforming footprint. The upside? That footprint was built when folks could place a building close enough to the water to feel like they could dive in from the house. Ahhh...
Stephanie Baldwin of Edgewater Design helped the Rellingers come up with a timeless cottage design that breathes efficiency into every nook and cranny. It also expresses the synergy of Bryan, Connie and Stephanie, who emailed each other links to products they liked throughout the building process. That teamwork resulted in an interior that sports a young take on classic cottage. Highlights include a brass sink and light fixtures, coffered ceilings with wide beadboard planks, leathered granite kitchen counters and a way-cool floor made of American chestnut planks from an old barn.
Thanks to an abundant use of windows that deliver a grand view of Crooked Lake, the home feels airy and much larger than it is. Bryan and Connie also love how well the layout functions for their family - especially when they are entertaining. The kids' bedrooms are off a large landing at the top of the stairs - roomy enough to double as an entertainment room. When the adults are enjoying cocktail hour or a dinner party downstairs, they can pull a sliding door across the kitchen/great room area to seal it off from the kids' ruckus upstairs (or vice versa!).

With sweeping views of the Willamette river and Mt. Hood, this Atwater Place condo was designed with a balance of minimalism and livability in mind. A complete kitchen remodel brought a dark interior kitchen to the light and a full furnishings package welcomed Los Angeles transplants home to their new modern and bright residence. Our clients, a retired camera operator for both feature films and television and a producer/production manager on numerous television series including Weeds and The Middle, relocated from their traditionally-styled LA bungalow to Portland in the Summer of 2014. The couple sought a design departure from their long-term California residence and a fresh start for their new life in the South Waterfront.
With only two pieces of sentimental furniture and a handful of artwork included in the plan, we set out to create a comfortable and clean-lined furnishings package complimenting the broad southeast views. Organically shaped upholstery pieces juxtaposed with angular steel and wood tables create a soft balance in the open floor plan. Several custom pieces, including a dining table designed by our studio and a custom hand-blown glass chandelier crafted by Scott Schiesel with Lightlite compliment timeless pieces from Knoll, Herman Miller, and B&B Italia.
The kitchen is designed to reflect light and create brilliance in a space that is otherwise naturally dark. A material balance of stainless steel, back painted glass, quartz composite, lacquer, and mirror all play their part in creating a vibrant cooking environment. We collectively decided to forgo the traditional island pendant for a linear commercial fixture that provides tremendous light to the prep surface and creates an unexpected architectural element. The mirrored prep island creates the illusion of open space while concealing casework and wine storage on the working side of the kitchen.
It is worth noting that this project was designed and installed almost entirely while our clients were still living in LA and wrapping up professional obligations and selling their home. This afforded us the tremendous opportunity to send our clients to showrooms not available in Portland to view key pieces before final specification. Textiles and finish samples were approved via mail and communication took place over e-mail, telephone, and an occasional office visit. This unique process lead to a successful result and a beautifully balanced living environment.

Our client in the villager of Pembury was feeling really deflated after having a Slate Patio laid adjacent to the full length of her house, however the builder had not applied the sealer correctly creating a mess which ruined the appearance of the stone.
Unfortunately, it is not that unusual to be contacted about this sort of situation, applying a sealer is not as easy as manufactures make out. There are lots of factors to consider, choosing the right sealer, is the stone damp, how do you know if you have applied too much, and it often catches tradesmen out. I was able to reassure them that with the right combination of products and equipment the problem could be rectified.
The first job was to strip off the old sealer which was done using a product called Tile Doctor Remove and Go. The name of this product pretty much says it all and once applied to the stone it is left to soak in for ten to twenty minutes before being scrubbed in with a rotary machine fitted with an abrasive burnishing pad.
Tile Doctor Remove and Go is a multi-purpose stripper which will remove most coatings and sealers, including epoxy grout haze which is another common problem we encounter when tradesmen have not cleaned up properly after grouting. It is also good for removing heavy build ups of grease. I used several burnishing pads of different grits going from coarse to smooth on this patio, rinsing and extracting the soil after each pad.
It was a large area, so this process took up most of the day on its own, fortunately I use a van mounted high pressure cleaning and extraction system to remove the soil which is very efficient and leaves the stone bright clean and reasonably dry afterwards. This ensures the process can be carried out with minimal mess.
It was a nice warm summers day and although cloudy we didn’t get any rain overnight, so after checking the forecast I was able to return the next day and apply a fresh sealer to the Slate.
My client wanted a natural look, so I used Tile Doctor Ultra Seal. This product is a no-sheen, natural-look, impregnating sealer which is formulated to provide maximum stain protection. These impregnating sealers work by penetrating the stone, occupying its pores, and thus preventing dirt from residing there.
The client was so happy and relieved to see the results on what a very expensive patio and commented she was eager to get the first barbecue of the season underway.
We recommended that a regular with the jet wash should keep the patio in good condition and in a few years time we could return to reapply the sealer for them.

This Terracotta tiled floor was installed in the kitchen of a cottage in the small village of Maidford near Towcester. The tiles were not looking their best and the owner of the property realised it was time to do something about it and contacted Tile Doctor to have the floor stripped and resealed. Stripping and Sealing tile and stone floors is our bread and butter so I was more than happy to pop round and survey the floor which was approximately 9m2.
The grout had darkened with dirt and the previous tile sealer was failing so dirt was now getting ingrained in the Terracotta making it difficult to clean in places and leading to a patchy appearance. We discussed the work involved, my quote was accepted, and a date agreed for me to return and complete the work which would take two days, one to clean and one to seal.
After tidying up the Kitchen and removing the kickboards from underneath the kitchen units I set about working on cleaning and stripping the Terracotta floor of old sealers. To start I tested a small area with a strong dilution of Tile Doctor Wax Away. Wax was quite often used on Terracotta so I figured this product would be a good place to start. My suspicions were proved correct, and I found this to be the best product for removing the many layers of sealant on the floor. Wax Away is a new alkaline product by Tile Doctor and ideal for cleaning clay-based tiles such as Terracotta.
With my sights set on the rest of the floor Wax Away was scrubbed into the tile using a 17” rotary floor scrubbing machine and a black scrubbing pad running on a slow speed which helps to reduce splashing. This activity soon brought the dirt off the floor and the soiled cleaning solution was removed using a wet vacuum and the floor was rinsed down with clean water. The cleaning process was repeated a couple of times until I was happy with the floor, a stiff hand brush was then used along the grout lines with a dilution of Tile Doctor Pro-Clean to clean up the grout.
After rinsing and extracting the floor again the floor was inspected, and I noticed there were a few stubborn paint splashes on the tiles. I managed to remove these and these by spot treating the affected area with Tile Doctor Remove and Go and a steamer to lift the stain out of the clay tile. Once happy the floor was clean it was given a thorough rinse to neutralise it and remove any trace of cleaning products and then left it to dry.
I allowed the floor to dry for several days before returning to seal the Terracotta using numerous coats of Tile Doctor Seal and Go which is an ideal sealer for Terracotta and provides durable stain protection together with a low sheen finish. Terracotta is by its nature very porous and so it’s not unknown for it to take up to nine coats of sealer, which can take some time to apply as like paint you have to wait until it’s dry before it will take the next coat.
The customer was so impressed by the results I achieved in their kitchen they decided to go ahead and book me in to carry out this process throughout the whole of the ground floor which included lounge, study and hallway.
