For our full gut renovation of this Manhattan loft penthouse, we partnered with architecture firm Todd Zwigard Architects. Many of our clients know us as experts in the full design-build approach, where we handle every aspect of the project. But in this case, architectural plans were already drawn, the full schedule was finished, and our clients needed a partner to execute on the architectural plans – enter Gallery. Construction management is as vital to a project as the design phase, so we’re happy to offer our expertise in this type of scenario.
A DIFFERENT APPROACH
Construction and design are often the face of most renovations, but the planning and follow-through are naturally just as necessary to make it all come together. The project itself was a fairly straightforward gut renovation of the loft. Everything was included: new floors, a new kitchen, new bathrooms, new lighting. Our task was to manage every aspect of the construction, ensuring that the planning work of Todd Zwigard Architects was executed to the exact vision imagined for this Manhattan loft renovation.
CONTEMPORARY GOES ECLECTIC
Although we didn’t contribute to the aesthetic of the interior design in this project, we did carry out the plans that brought it life. The tone was very modern, with some eclectic touches. The kitchen, featuring an island with a baby blue lacquered finish, blends contemporary clean lines into an industrial-tinged, almost futuristic aesthetic. Reclaimed wooden doors and art pieces collected throughout the years are an ode to the client's travels, an artistic touch from Todd Zwigard Architects.

This was such a large project, so our ability to procure and source all the finishes and fixtures was hugely important to our clients. The sheer number of floors, tiles, and plumbing fixtures alone that need to be ordered, in addition to everything else, plus figuring out lead times, shipments, deliveries, and inspections. It can quickly become chaotic, but there’s an art to the planning and organization, and we’ve mastered it.
The larger a project is, the more likely that havoc will rear its head. The antidote is not only really proper planning and construction management, as we achieved in this Manhattan loft penthouse renovation, but also a great working relationship with everyone else involved in the project: contractors, architect, and clients alike.

This rugged Georgian Bay beauty is a five bedroom, 4.5-bathroom home custom build by Tamarack North. Featured in the entry way of this home is a large open concept entry with a timber frame ceiling. Seamlessly flowing into the living room are tall ceilings, a gorgeous view of Georgian bay and a large stone fireplace all with components that play on the tones of the outdoors, connecting you with nature. Just off the modern kitchen is a master suite that contains both a gym and office area with a view of the water making for a peaceful and productive atmosphere. That is exactly how interior designer and founder of Design Exchange Sean Carlson Perry feels about what he does for a living. “The reason that I love designing spaces, and value the impact of space design on people, is the way the spaces make us feel, the visceral appeal of good design. Good design should stimulate the senses and generate an emotionally engaging experience. As a designer, I get to massage and sculpt people’s experience of space!” Perry shared with us.
In late 2017, the Paintzen team connected with Perry regarding a very special design project he was working on. Design Exchange was renovating, redesigning and re-furnishing The Ali Forney Center. The Ali Forney Center, based in New York City, is the largest and most comprehensive organization dedicated to housing homeless LGBTQ youth. Nearly 40% of the homeless youth population is LGBTQ. Homeless LGBTQ youth are eight times more likely to experience violence, discrimination, and suicide. AFC houses 124 youths each night and provides services to over 1,400 homeless young people per year.
Although the organization does an incredible job to provide safety and shelter to homeless youth, Perry and his team felt the space itself could use some updating and could feel more welcoming. Rooms were dark, cold, and lacked proper storage. Furniture was in poor shape and didn’t work. The rooms were being under-utilized; overall, there was so much more that could be done within the walls of the AFC that could be improved using interior design & paint!
We at Paintzen were excited to partner with Design Exchange to do our part in this transformation. The dark, paneled walls were re-painted white. This entirely opened up the space, making it brighter, warmer and more welcoming. The white walls also served as a much better backdrop for smart lighting, as well as for the furniture, wall decor, and new flooring. Beyond painting, Perry and his team used FLOR carpet tiles for durability in a bright Fuchsia shade for a pop of color. They created a more functional layout to maximize the space and make better use of its architectural details and added new furniture including lamps, tables, throws, a sofa, a TV and a Roku to make the space beautiful, and even fun.
“Design increases connection and community,” Perry told us. “When we revamp a shelter space, history tells us that the residents spend more time in the space, more time with their peers, building connections and community; a greater sense of home.” Perry’s goal was to create an environment that set its residents up for success by improving their quality of life, outlook and self-esteem.
“This isn’t extreme home makeover (although I wish I had that budget!). It’s about improving the aesthetics of the space to create a better environment and experience for people who are going through challenging times. I’ve been lucky enough to have an amount of work that allows me to donate a portion of profits to Design Exchange Projects.”
Sean Carlson Perry founded Design Exchange as a way to use his talent, passion, and skills to help those who are struggling, or in a place of immediate need. He was searching to bring deeper meaning and a humanitarian component to his work. Perry has worked with clients in New York, San Francisco, and Los Angeles. “Good design—functionally, aesthetically and ergonomically—promotes a better quality of life.” This is a mantra that describes why Perry does what he does through Design Exchange, working to help the underserved of New York City and other cities across the country.
“I grew up gay in Nebraska, and have gone through some hard times when I was younger, but I can’t imagine going through what these kids go through – rejection from family, being kicked out of the house for being who they are, homeless and having nowhere else to turn,” said Perry. “Luckily, there is The Ali Forney Center. Doing these projects for AFC strikes close to home for me, so they are extra special and close to my heart.”

This modern, custom built home built by Tamarack North brings a contemporary edge to Georgian Bay while still exhibiting its classic, rugged components. The clean lines paired with the many glass aspects of this home give it a very modern edge. Although a modern design, the rugged landscaping, use of natural rock and the wind-swept trees, allow this build to complement the scenery beautifully.

This Mccormick Ranch beauty was remodeled from head to toe, inside and out. We gutted this home to bring in a more modern feel. The kitchen was updated with white shaker cabinetry, glass tile backsplash and gorgeous Calcutta marble countertops. We built a custom wall unit and added an over sized barn door to hide all of the components. The master bath was turned into a spa with the addition of a steam shower lined in Calcutta marble. The en suite bath was also updated with a steam shower lined in glass tile. A carrara accent wall was created for the gorgeous furniture piece vanity. We installed 12 inch distressed wood throughout the house. The landscaping was professionally done with artificial grass in the front, a paver driveway/walkway and tumbles travertine pavers for the courtyard.

Phil and Rocio, little did you know how perfect your timing was when you came to us and asked for a “small but perfect home”. Fertile ground indeed as we thought about working on something like a precious gem, or what we’re calling a NEW Jewel.
So many of our clients now are building smaller homes because they simply don’t need a bigger one. Seems smart for many reasons: less vacuuming, less heating and cooling, less taxes. And for many, less strain on the finances as we get to the point where retirement shines bright and hopeful.
For the jewel of a home we wanted to start with 1,000 square feet. Enough room for a pleasant common area, a couple of away rooms for bed and work, a couple of bathrooms and yes to a mudroom and pantry. (For Phil and Rocio’s, we ended up with 1,140 square feet.)
The Jewel would not compromise on design intent, envelope or craft intensity. This is the big benefit of the smaller footprint, of course. By using a pure and simple form for the house volume, a true jewel would have enough money in the budget for the highest quality materials, net-zero levels of insulation, triple pane windows, and a high-efficiency heat pump. Additionally, the doors would be handcrafted, the cabinets solid wood, the finishes exquisite, and craftsmanship shudderingly excellent.

Our reach extends beyond New England: in the heart of Sea Island, Georgia, a custom mahogany conservatory roof now stands as another testament to Sunspace Design’s commitment to quality glass construction near and far.
This expansive 14′ x 16′ roof was crafted in our New Hampshire workshop before being sent on a journey south by truck. Upon reaching the job site, our team carefully reassembled it piece by piece. The unit was then crane-lifted into its final position atop the conventionally constructed walls provided by the general contractor. The Sunspace team then finished installation.
Meticulous logistical planning and careful execution made this possible. The project is a great example of productive collaboration between industry professionals. Working hand-in-hand with Ussery-Rule Architects and Joe Bowles Construction (both local to St. Simons Island), Sunspace’s first contribution was the provision of engineered drawings for the local team’s use. Working in sync from afar, the new construction was perfectly prepared to receive our custom glass roof components well before our arrival.
The new space is stunning. Sunlight floods the entertainment area below through high-performance PPG Solarban 70 insulated glass. Glass selection is crucial, and Solarban 70 ensures a comfortable interior environment throughout the year. The exterior is no less beautiful, and is adorned with elegant copper cladding and flashing that creates a striking effect beside the surrounding architecture.
No glass space is more elegant than a traditional conservatory, and here we see a gorgeous example which fuses New England ingenuity and Southern charm. We take immense pride in our contribution and hope the clients enjoy their space for years to come, nature and architecture coexisting in perfect harmony on the shores of Sea Island.

This traditional Muskoka style home built by Tamarack North has just about everything you could ever possibly need. The gabled dormers and gazebo located on the exterior of this home add character to the cottage as well as an old Muskoka component to its design. The lush green landscapes complement both the natural scenery and the architectural design beautifully making for a very classic look.
