Completed in 2019, this is a home we completed for client who initially engaged us to remodeled their 100 year old classic craftsman bungalow on Seattle’s Queen Anne Hill. During our initial conversation, it became readily apparent that their program was much larger than a remodel could accomplish and the conversation quickly turned toward the design of a new structure that could accommodate a growing family, a live-in Nanny, a variety of entertainment options and an enclosed garage – all squeezed onto a compact urban corner lot. Project entitlement took almost a year as the house size dictated that we take advantage of several exceptions in Seattle’s complex zoning code. After several meetings with city planning officials, we finally prevailed in our arguments and ultimately designed a 4 story, 3800 sf house on a 2700 sf lot. The finished product is light and airy with a large, open plan and exposed beams on the main level, 5 bedrooms, 4 full bathrooms, 2 powder rooms, 2 fireplaces, 4 climate zones, a huge basement with a home theatre, guest suite, climbing gym, and an underground tavern/wine cellar/man cave. The kitchen has a large island, a walk-in pantry, a small breakfast area and access to a large deck. All of this program is capped by a rooftop deck with expansive views of Seattle’s urban landscape and Lake Union. Unfortunately for our clients, a job relocation to Southern California forced a sale of their dream home a little more than a year after they settled in after a year project. The good news is that in Seattle’s tight housing market, in less than a week they received several full price offers with escalator clauses which allowed them to turn a nice profit on the deal.

A healing garden provides peace and beauty for residents. This local non-profit organization provides end-of-life care for homeless men and women with late-stage and end-stage AIDS and terminal cancer. The client provided us with the design for a Healing Garden for the program’s residents, giving them a dedicated outdoor space to enjoy quiet contemplation, prayer, and group gatherings. Located on a busy and cramped corner in Adams Morgan, D. A. Dunlevy had to work around tight spaces and street traffic. We encountered numerous challenges that were mitigated through careful planning and design. The finished design is a mixture of custom carpentry, advanced concrete work, curved benches, custom metalwork, unique lighting, and a boulder altar as a centerpiece. The space provides room for walking, sitting, and contemplation amongst the peaceful surroundings. We were honored to be a part of this very unique and special project.

Our clients were relocating to the D.C. area from New England and wanted to retain some of the New England vernacular they were familiar with in their new home. Due to heavy zoning restrictions, stylistic CCR's and a large program of almost 7000 sf, our design response is a modern take on a traditional hipped 4-square. We intentionally kept the skin and form of the building simple in order to contain cost and allow for a higher level of interior finish. The main level employs our favorite Great Room scheme that merges cooking, eating and entertaining into one seamless space that flows onto an expansive deck overlooking the rear yard. The entry elevation welcomes guests with a traditional front porch and stone path that passes by a small rain garden. The basement accommodates a guest room, media room, exercise area, and full shop while the upper level orients 2 kid's bedrooms, a Jack-n-Jill bath and the master suite toward a territorial view of the rear yard. All of this program is housed beneath a hipped roof that minimizes the scale of the house while presenting a thoughtful appearance toward the street and neighbors.

This client in the South Bay wanted to beautify their home, boost curb appeal, and conserve water by replacing their front lawn with drought tolerant landscaping. The landscape that we designed andn installed qualified for a rebate through the Santa Clara Valley Water District Landscape Rebate Program. "This program is designed to encourage residents and businesses to convert approved high-water use landscape, such as lawns and pools, to low-water use landscape, as well as to retrofit existing irrigation equipment with approved high-efficiency irrigation equipment."

The conception of the Montrose Garage project, driven by the site and the client’s program, became a lynchpin on the site by reorganizing movement around it. The building, echoing the contemporary materials and aesthetic of the primary residence, is the northern boundary of a courtyard creating the built edge of this urban lot. The garage structure could be characterized as an “Eroded Shed”. With a simple sloped roof, site influences and program requirements strategically carve away at the basic rectangular volume, creating dynamic architecture. The project is located on a tight site on a residential block with an alley at the northern edge of the property. To maximize access and convenience for the client, the project created vehicular access at two points on the site, through the main driveway at the south side and through the alleyway. The “Truck Port” allows vehicular access from both sides of the site. Sliding barn doors open up to the deck/courtyard during parties and social gatherings, and a sitting porch at the exercise studio opens to a beautiful view of the surrounding mountain landscape. This custom-designed home, secluded on 6 acres of woods and a pond, was constructed in 1986 and is demonstrative of the challenges of remodeling custom design homes. While the initial design worked for the original empty nesters, the new owner found aspects of the custom design deficient for their young family, best exemplified by the fact the kitchen was extremely small and did not have an oven. An interesting aspect of the original design was that it had a strong geometric form, in floor plan, that created interesting spaces for the original owner but introduced challenges in accommodating our client’s program. The original plan had triangular indentions and projections beyond a rectilinear footprint. To accommodate the owner’s program, we infilled one projection to encompass a fireplace and home stereo cabinets and removed an indentation to create more room for an expanded kitchen. The existing sunken living room floor was two steps down from the kitchen/dining area. We raised this floor flush with the other spaces to create a continuity of space. This allowed for more options in function and furnishings. The modern expression of the remodel was driven by our client’s passion for modern design, and it further enhanced the original design expression, staying respectful and true to the original design.
