This customer had just moved into a property in Chesham around eighteen months ago. During that time, they had completely renovated the property and in the process had pulled up the hallway carpet to discover a lovely Victorian tiled floor which appeared to be in good condition but very dirty. Period features like these can add a lot of value to a house these days and so they decided to investigate having it professionally cleaned and contacted me for a quote. Although I can give some indication of price over the phone you never know exactly what to expect so my preference is to visit the property a conduct a test clean. It’s a little trickier to do this now due to COVID-19 but using a combination of PPE, maximum ventilation and social distancing measures I was able to work on the floor. The tiles were in good order with no replacements needed so my focus would be removing carpet adhesive and ingrained dirt. The test went well, and I followed up with a quotation which was accepted, and a date arranged to do the work. I had worked out previously that the quickest was to deep clean the floor and remove the glue and any old seal was to apply Tile Doctor Remove and Go which as its name suggests is a coatings removed designed for Tiled floors. My method was to spray strong a dilution of Remove and Go onto the Victorian tiles and leave it to soak in for fifteen minutes. Then it was scrubbed in with a black scrubbing pad fitted to a rotary machine. The soil was rinsed off using a minimal of water and extracted with a wet vacuum. Once the floor had dried, I inspected the tiles and could see more work would be needed to get the white tiles really sparkling. For this I went over the floor using a 200-grit resurfacing pad using water to lubricate the process, I also used handheld burnishing blocks of different grits to do the edges. With this extra effort and another rinse with water to remove the soil the floor looked great, and so I left for the day so it could dry out ready for sealing. I came back the next day and started by taking moisture readings with a damp meter to ensure the tiles were dry and ready for sealing. This is important as you don’t want to apply sealer to a damp tile and old floors can suffer from damp issues due to the lack of a damp proof membrane. All was well with the floor, so I was able to move straight onto sealing which started with the application of a single coat of Tile Doctor Colour Grow. This is an impregnating sealer that soaks into the pores of the tile enhancing colour and adding protection. Once this had dried, I followed up with another seven coats of Tile Doctor Seal and Go which adds further protection and leaves a nice subtle sheen to the tiles. This product works really well on old Victorian Tiles like these and being water based it doesn’t leave a smell as it dries. Andrew Newstead South Buckinghamshire Tile Doctor

I recently worked on the restoration of a Victorian tiled hallway in Cwmbran Wales which is six miles North of Newport. As you can see from the photographs the floor was in quite a neglected dirty state and many of the the black and white border tiles needed removing and replacing. The worst part was the area by the front door where most of the tiles had been removed and then backfilled with concrete. I can only assume at some point in the past it was deemed to difficult or expensive to restore the floor, so they simply covered it up. After visiting to survey the floor I did offer to source replacements for the concreted section and restore that as part of the work however my client’s budget would not stretch to that at the time. My quote was therefore focused on the main section of flooring and included replacing border tiles, deep cleaning the whole floor and then sealing the tiles to add protection. Although I did need to check that I could indeed source the replacement tiles before being able to provide the quote which as it turned out would not be an issue. They were happy to go ahead and we arranged a suitable time to carry out the work which would enable me to work in the property whilst minimising contact with the owners due to the Covid-19 situation. I spend the first day sorting out the black and white border tiles which needed to be gently prised out of position without upsetting the main part of the floor. The exposed subfloor was then cleaned up to remove old adhesive and replacements were fitted where required and secured into place. The floor would need to be solid before cleaning so that was left for day two so the new adhesive could go off overnight. On day two I gave the floor an initial clean using a combination of Tile Doctor Pro-Clean and Remove and Go diluted with water. This produces a strong cleaner/stripper that will tackle dirt and remove coatings such as previous sealers. The old tiles had accumulated years of ingrained dirt, so I needed this extra power to remove the years of dirt and contaminates from the tile. It was sprayed onto the tiles and then left to soak in for ten minutes before being actively scrubbed into the tile using a rotary machine fitted with a black scrubbing pad. The soil was then rinsed off with water and extracted with a wet vacuum. The floor was inspected, and the process repeated on the tough stains until I was satisfied all the dirt had been removed. Next the floor was treated to an acid wash using Tile Doctor Acid Gel using a similar method as before. This is an important treatment for these old Victorian floors that have no damp proof course as it neutralises efflorescent salts trapped in the tile which can appear as white salt deposits later. Once I was happy with the condition of the floor it was given a final rinse and left to dry off. I use a wet vacuum to remove liquids from the floor and on this last extraction I spent extra time to remove as much moisture from the tiles as possible. I came back a few days later and after checking the tiles were dry using a damp meter, I started the application of the sealer. For this floor I applied seven coats of Tile Doctor Seal and Go for a satin finish. Tile Doctor Seal and Go is a specially formulated water-based sealer that provides both stain resistance and a durable low-sheen finish. It is perfect on a floor of this age where it leaves a lovely finish and will remain durable in what is a essentially a high traffic area. Although we didn’t manage to sort out the area by the front door the client managed to fit a made to measure coir door mat along with carpet bar which was quite practical and looked fine so they were able to resolve that problem without blowing their budget. The client was over the moon with results, the floor had a lovely pattern and the colours now shone through. I suggested the use of Tile Doctor Neutral Tile Cleaner to keep the floor clean and in good condition. It is neutral in pH so will ensure that the newly applied sealer stays in place and will ensure maintenance is nice and easy for them. Paul Wales Monmouthshire Tile Doctor

The owner of this house in Chaplefields near Coventry had bought this property as an investment and was keen to improve its appearance. As part of this work he had lifted the vinyl tiles in the hallway and discovered a lovely Edwardian tiled floor. Unfortunately, whoever had laid the Vinyl tiles had decided to use Tar as an adhesive and this had left a black mess all over the floor. Realising the potential value an original feature such as this could add to the property he was keen to restore the tiles but not so keen to deal with the Tar, so we were asked to deal with the problem and restore the floor as close to its original condition as possible. To get the tiles clean and remove the horrible tar I applied a strong dilution of Tile Doctor Remove and Go, which as its name suggest is great for removing coverings from tiles. I applied the Remove and Go with a mop, left it to soak in for a few minutes and then worked it in using a rotary machine fitted with a black scrubbing pad. The soil was extracted off the floor using a wet and dry vacuum and then the process repeated until I was happy all the tar was gone. I then gave the tiles an acid wash using Tile Doctor Acid Gel; this serves to break down alkaline mineral deposits such as cement and grout smears, it also counters any efflorescence problems which can be an issue with these old floors where no damp proof membrane has been installed. Finally, the floor was given a rinse with clean water and a steam clean to remove any trace of cleaning products and to neutralise the tiles in preparation for sealing. I left the floor to dry off overnight and returned to the property to seal the tiles the next day. To seal the tiles, I used three coats of Tile Doctor Seal and Go which is a water based sealer that leaves a subtle sheen finish and being water based doesn’t leave a smell as it dries. The sealer will provide durable protection going forward preventing dirt from becoming ingrained into the pores of the tile and ensuring it remains easy to clean and keeping its appearance for some time to come. The floor now looks fantastic and gives a great impression when you come into the property which is exactly what the owner wanted. Mick Gayton Warwickshire Tile Doctor

Yorkstone is a variety of Sandstone unique to Yorkshire, and is known for its hard wearing and durable qualities. It was first manufactured during medieval times, but is still used for a range of building and construction purposes including, of course, tiled floors in houses. Yorkstone comes in a variety of natural colours, depending on the mineral makeup of the stone, and means that the tiled floors often have a unique look to them. This customer, living in the small Yorkshire town of Driffield is the lucky owner of a fantastic new Yorkstone tiled living room floor. Unfortunately, the floor had been installed by an independent builder, as opposed to a professional tiling company, and had been left with no sealer to ensure it would stay looking great for a long time to come. Over time, the lack of a sealer has allowed the dirt to become ingrained in the stone, making it increasingly difficult for the customer to keep the tiles clean. I was called in to bring completion to what was an unfinished job! As you can see from the photographs, the entire floor was quite dusty and dull looking following the recent installation. To get the tiles clean, I mixed a strong 60-40 mix of Tile Doctor Pro Clean and clean water. Pro Clean is a reliable alkaline cleaner suitable for use on most natural stone floors, including Sandstone, Quarry, and Slate. The cleaning solution was applied to the floor and left to dwell for 20 minutes, allowing it time to penetrate the stone. Then, using my 17” rotary machine fitted with a black scrubbing pad, I proceeded to deep clean the tiles, leaving them looking immediately cleaner and more vibrant. Any resulting cleaning residue was promptly soaked up using a wet vacuum. The process was repeated in the more stubborn areas, and I gave the floor a final rinse with water and left it to dry. Typically, we would leave a 12 to 24 hour drying period, depending on whether there is a damp proof membrane installed. However, this floor had underfloor heating and so dried really quickly, allowing me to seal it on the same day. The customer wished to have a matt, natural finish for the Yorkstone tiled living room, so I applied two coats of Tile Doctor Colour Grow, our impregnating sealer which offers a natural, no-sheen look for textured floors, while providing durable protection against ingrained dirt and stains. As the name of the product suggests, Colour Grow contains colour intensifying properties which really helped to accentuate the rich variety of colours in the customer’s Yorkstone tiles. The results were fantastic and you can see from the water test we performed after the sealer dried how water now bubbles up on the surface of the stone. Ronnie Phipps East Yorkshire Tile Doctor

This customer from Bedford, the county town of one of England’s smallest counties Bedfordshire, called me out because they have bought a house and, upon lifting the glued down carpet, had discovered a beautiful Victorian tiled floor. They decided to call me in to see if this original feature could be restored to its former glory having already tried household products to remove the glue and clean the tiles with limited success. We often find customers who discover old tiles under carpet or linoleum struggle with the standard cleaning products available in supermarket which are only designed for everyday cleaning. The products Tile Doctor sells are far stronger; naturally however to achieve the best results it also helps if you have the right equipment, knowledge and experience and that where we come in. I popped round to take a look at the floor and having tackled quite a few of these restorations before was confident we could restore the floor so a quote was given and the work was booked in for the next week. My first course of action was to vacuum the floor to remove any loose debris. This gave me a better picture of the condition of the floor overall, and so I could assess how best to proceed. I opted for our tried and trusted method of applying a diluted solution of Tile Doctor Pro-Clean, which is a very reliable high alkaline cleaner suitable for all types of natural stone and tile. The solution was applied with a pump-up sprayer and left to dwell for 20 minutes to seep into the pores of the tile. Next, I worked the solution into the tiles using a black scrubbing pad fitted to a rotary machine and hand brushes. The resulting cleaning slurry was then rinsed off – and I found that this had removed most of the glue and surface dirt. There were a few stubborn deposits of glue remaining, but I was able to remove them by using hand brushes and scrapers in combination with Tile Doctor Remove and Go, which is as its name suggest can remove most things including old sealers, epoxy grout haze, urethane coatings, synthetic finishes, adhesives and event paint. Even after this there were still some patches of glue, so I decided to spray the whole floor with Remove and Go and worked it into the stubborn areas with brushes. I left it to dwell for 15 minutes and then rinsed the floor with a wet pick-up extraction machine. This did the job and the floor was left fresh and clean, ready to be sealed once it had dried. The floor was left to dry for several days, which is typically necessary for old tiled floors that don’t have a damp proof membrane installed. The customer wanted the floor to look traditional and therefore requested a matt finish. This was achieved by applying two coats of Tile Doctor Colour Grow, which is also breathable thereby allowing any damp to evaporate as gases through the sealer, without affecting the finish. As I previously mentioned, floors of this age can sometimes have damp issues, so this sealer is ideal for these older floors. Colour Grow is an impregnating sealer, meaning it penetrates the pores of the stone to fill them and prevent trapped dirt. It also intensifies the colours in the tiles to really bring them to life. The customer was shocked and amazed by the great results as she thought nothing could be done to restore such an old floor. Before leaving the property, I gave her some maintenance instructions to help her keep the floor looking its best in the future. Another satisfied customer! David Vissian Bedfordshire Tile Doctor
