Located in Burgh Castle West of Great Yarmouth, this Travertine stone floor was a classic example of an incomplete installation. By incomplete I mean the tiler had done a fine job of laying and grouting the tiles but had left it at that and not sealed the stone. Natural stone like Travertine is porous and needs a sealer to stop dirt becoming ingrained in its pores, a sealer will also improve its appearance. Without a sealer this floor now looked very dull, pale, rather damaged with pitting and heavily soiled with ingrained dirt. Pitting in stone like this is a natural feature of Travertine however it can be exacerbated with the use of acid cleaning products. This was a floor in urgent need of a face lift, and I was confident it could be transformed into a very beautiful floor. I think it is true to say that most tilers will skilfully lay a floor for you but usually don’t have the knowledge, experience or equipment to finish the surface properly and when it comes to sealing many will recommend a product and suggest you take care of it yourself. Naturally if your find yourself in that position don’t insist the tiler does it, better to give us a call and have it done properly. Our first job was to backfill the larger pits in the stone which as I mentioned are a natural feature of travertine material, but they can trap dirt and so its best if they are plugged with a suitably rigid filler. Also, if left alone the larger holes can quickly become larger as their edges crumble and break up leading to the entire tile becoming unstable. Replacing a tile in a floor like this is possible however its an extremely awkward job to do and it can be difficult to find an exact match for replacement. Filling was done using a two-part, neutral cream-coloured polyester compound which gels in about fifteen minutes after addition of the catalyst. After this initial period, the excess product is trimmed off level with the surface of the tile before it sets harder than the stone itself in around sixty minutes. The fully cured compound can then be cut and machined as though it were part of the stone structure. Our second job was to remove deep scratches caused by the unprotected feet of workmen’s ladders. This was done using Tile Doctor 50-grit and 100-grit diamond hand burnishing pads with a little water as a cutting medium. Shallower scratching present across the rest of the floor was removed using a Tile Doctor 200-grit soft milling pad driven by our Klindex 17″ rotary machine. This abrasive action produces a fine slurry which was then rinsed with water and extracted using our 400psi Ninja machine in preparation for the next stage of the refinishing process. These machines were an expensive investment for our business however they are very robust and effective producing a good result that saves time. Next task was to restore the polished appearance of the Travertine which was done using the application of a set of Tile Doctor burnishing pads. The process starts by applying a coarse 400-grit diamond pad, again fitted to the Klindex rotary machine. This cleans the tile and improves the matt finish left by the milling pad; again, the slurry was rinse-extracted before moving on to the next pad in the set. Next came the finer diamond polishing stages of 800 grit and 1500 grit, slurry being removed as before between the grades. By this time, all the scratches had been removed and the Travertine floor had visually pleasing even sheen across the whole surface. The last pad in the set is applied dry with a little water sprayed onto the tile so we left the area to dry out thoroughly overnight with the assistance of our large capacity dehumidifier. Returning the following morning, we found that the floor had dried out perfectly and was ready to be vacuumed and spray burnished with the last pad in the set which is a 3000-grit very fine pad applied using a small amount of water sprayed from a trigger bottle resulting in a deep, rich shine across the floor surface. Last step in the face lift was to seal the floor with a generous coat of Tile Doctor Ultra-Seal, a premium grade penetrating sealer recommended for use in Kitchens and food preparation areas. Having left the floor to soak up as much of the Tile Doctor Ultra-Seal as it could, the excess product was removed and the whole area allowed to dry completely with the assistance of our industrial air moving fan. We received a request to renovate Victorian tiled hallway floor at a house in the London borough of Harlesden NW10. My client had modernised the heating system and this unfortunately required a section of the tiled flooring to be dug up so new pipework could be laid. After speaking on the phone, I arranged an initial visit to the property so I could properly assess the work required and provide a price for restoring the floor. During my visit I could see there was another section of missing tiles at one of the door thresholds which would need attention. Except for the missing sections of floor I could see that the tiles themselves were in good condition for their age and would respond well to a deep clean and fresh seal. I was confident on being able to source matching replacements for the missing tiles and reassured my client that we would be able not only repair the floor but also renovate it to a good standard. I gave them a price to do the restoration which they were happy to accept, and the work was booked. After some research I managed to source replacement tiles from the Vintage Floor Tile Company in Kent; Victorian tiles are still popular so there a few companies that keep stock so we can usually find a match. With the replacements in hand, work started by removing the cement and loose material from the missing sections of flooring and backfilling with self-levelling compound to bring the exposed base up to the right level for tiling. The tiles were then cut to shape as required to match the existing patten and fixed into place with a quick setting adhesive and then grouted. The floor was left to overnight to allow the adhesive to harden fully, and I returned the next day to deep clean the whole floor. To give the tiles are deep clean a strong dilution of Tile Doctor Remove and Go was sprayed onto the floor and left to soak in for ten minutes. It was then scrubbed into the floor using a rotary machine fitted with a with a black pad. This action lifted the dirt out of the tiles and the resulting slurry was removed with the wet vacuum. It turned out that the pores of the tiles were holding a lot of dirt, so the process was repeated until I was satisfied. Due to the age of the property, there was no damp-proof membrane installed so I do try to minimise the amount of water I use in this process as there is always a chance of exacerbating any latent efflorescence issues. Efflorescence occurs where moisture rises through the tile bringing with it salts from underneath the floor as it evaporates on the surface. This can lead to unsightly white marks appearing on the tile. To counteract this potential problem the cleaning was followed by an acid wash using Tile Doctor Acid Gel applied with a 100 then 200-grit pad, before finishing on a 400-grit burnishing pad. The floor was again rinsed with water after the application of each pad to remove the slurry and extracted with a wet vacuum. Once I was satisfied the floor was as clean as possible, we left site and the area was left to dry over the weekend ready for application of a new sealer. I returned on the Monday and started by taking a few moisture readings to check the floor was dry. The floor was in an acceptable range, so I applied the first of 4 coats of sealer. For this floor I chose Tile Doctor Seal and Go Extra which is specially formulated product that provides stain resistance with a hard wearing low-sheen finish. This product is also breathable which is an important feature for old floors, anything that blocks moisture from rising through the tile will cause it to become trapped underneath where it will pool and eventually reach out to the walls and result in rising damp. Once complete the floor looked brand new and I’m pleased to say with the deep clean and a fresh sealer applied it was impossible to tell the difference between the original and repaired sections of flooring. We were contacted by a client from the Levenshulme area of Greater Manchester who had just purchased a property there and hated the state of the grout which despite cleaning did not improve. The owner said she could not use the bathroom in this state as it looked disgusting and unclean and was keen to have it renovated. The rest of the house was being redecorated so whilst that was going on, I was called over to have a proper look at the grout and quote for sorting it out. It didn’t take long to understand the issue, is seems the previous owner in an attempt to improve the appearance of the grout had touched it up by applying another thin layer of grout on top of the original. Now both the new and old was starting to flake off making a real mess. I explained to the client we would need to scrape out the new layer, clean the original and then apply a grout colourant to improve the overall appearance. I gave her a price for the work, and she was happy for me to go ahead with the job. My first task was to scrape off the new layer of grout, so I had a stable grout line to work from. I then started cleaning the grout up using a Tile Doctor Grout Colourant Pre-Treater cleaner, this cleans up the grout and being acidic it etches the surface to provide a better base for the grout colourant to adhere to. Given Ceramic tiles are glazed and therefore don’t need sealing the new combination should ensure the tiles keep their appearance for a very long time with minimal cleaning. The silicone sealant between the bath and the wall tiles looked in good condition and had not discoloured so there was no need for this to be replaced. The bathroom now looked clean and inviting and I’m pleased to report my client was very happy with the completed renovation and was finally happy to use the bathroom! This beautiful Limestone kitchen tiled floor at a property in Peel Green was only a year old and, while it wasn’t in too bad of a state, the customer told me the floor had not been sealed properly due to issues with retaining moisture. The lack of an adequate sealer had allowed the Limestone to become duller over time after exposure to dirt and muck. It also had some more obvious marks and stains in some place and needed some grouting to be done around the corners and edges of the room. I travelled to the property in Peel Green, which is within the Greater City of Salford in Greater Manchester, to see what could be done to restore the condition of the tiles. Upon closer inspection of the tiles, I recommended to the customer that we proceed with the process known as burnishing, which we use primarily on Limestone, Marble, and Travertine. Burnishing, which involves the application of diamond encrusted burnishing pads, breaks down old sealers, gets rid of marks, stains and ingrained dirt, and gradually builds and evens out the polish on the tiles. I started burnishing the Limestone kitchen tiles straight away when I arrived at the property as it was a big area and would require lots of hard work to achieve the desired results within the space of a day. Our burnishing system consists of four diamond encrusted pads: Coarse, Medium, a Fine and Very Fine. Each pad was applied to the Limestone in sequence in tandem with a small amount of water to act as lubrication, gradually smoothing and polishing the surface of the tiles. After every pad, I also used my wet vac machine to remove any dirty water left on the floor and, after the Fine pad I rinsed the floor thoroughly to remove any dirt left on floor. I then left it to dry. When I was satisfied that the floor was completely dry, it was time to seal the Limestone tiles. However, I first went over the floor with Very Fine grit pad to provide a final polish before sealing. My choice of sealer was the impregnating Tile Doctor Colour Grow, a product which enhances the natural colours in the stone whilst also offering robust protection against dirt and stains. Remembering that the tiles had never been properly sealed, I applied plenty of sealer and left it to dry for 10 minutes. Following this, I carefully removed any excess sealer left on the surface with a dry cotton cloth. After sealing I went over the floor once final time with the Very Fine pad, just to smoothen things down and leave an exceptionally neat finish. When the job was finished, I gave the owner some tips and recommendations on the cleaning of the floor going forward and a complimentary bottle of neutral cleaner to get them started. Having an effective sealer in place is essential for ensuring the long term condition of tiled floors in fact a lack of sealer can make cleaning the tiles exceptionally difficult as the sealer prevents dirt becoming ingrained in the tile. This property owner, living in the former spa town of Matlock in Derbyshire, was experiencing problems with their Terracotta tiled kitchen floor since they had applied some kind of wax to act as a sealer, and this had worn off within a few weeks. After this happened the tiles were not sealed again, making cleaning a big problem. Terracotta is a highly porous stone and thus easily soaks in spillages and stains, and allows dirt to become very easily trapped. In this situation, the property owner resolved to contact me about some professional maintenance. I suggested that the tiles would need a deep clean followed by the application of a fresh, high quality sealer. The work was agreed on and I made my way down to the property the following week. When I arrived at the property and saw the tiles first hand it became clear that a professional clean had been in need for a long time: greasy looking stains were particularly prevalent and covered large areas of the kitchen floor. To remove I mixed a strong solution of Tile Doctor Pro Clean, which is a multi-purpose, high-alkaline cleaner, stripper and degreaser, and, working in small areas, applied it to the floor. Working in small sections was important because the stone is very porous and quickly soaked in any product laid down. I scrubbed the cleaner into the stone using a rotary machine fitted with a black scrubbing pad, with the dirt and stains coming away nicely. Pro Clean is highly versatile and can be used for similar cleaning purposes on most types of natural stone floor. After cleaning each section, I quickly removed the excess dirty water and chemicals with my wet vax machine. Once the whole floor had been cleaned I rinsed it several times with fresh water just to make sure all cleaning chemicals were gone. I then left the floor to dry completely for 36 hours. When I returned to the property, I conducted several damp tests to check for any areas of the floor that needed further drying. As is almost always the case, there were a few areas that remained slightly damp, and I set about speeding the drying process along using my heat gun. In fact, it actually took me more than three hours to get the floor completely dry, but this was worth the effort as even the slightest excess moisture can damage the performance of the sealer. Once the floor was finally dried I began sealing the floor with one coat of Tile a Doctor Colour Grow sealer. Colour Grow is an impregnating sealer that penetrates deep into the pores of the stone, thus acting as a shield against ingrained dirt, and also raises the colour of the tiles to provide an aesthetically appealing appearance. sealer. After sealing with Colour Grow, I left the floor to dry for couple of hours and then applied six coats of Tile Doctor Seal & Go, which is a topical sealer that builds up durable protection on the surface of the tiles. The combination of through cleaning and the application of not one, but two high quality sealers really did wonders for the appearance of these Terracotta tiles. Looking at the final results you wouldn’t have believed they had been without a proper clean and seal for so long!
