Before panoramic photo. This is an interior renovation of an existing 1960's home that had not been renovated much since its original construction. The living room, entry and a rear kitchen dining bonus space was not functional. There was a lot of rear space that was not well used and didn't have a proper function. We redesigned the entire space, opened up and removed unnecessary walls, created a large contemporary kitchen, formalized the dining room and added a laundry storage space. We also were able to refinish the existing wood flooring and patch in with new wood where there previously was sheet vinyl.

This project was completed for a client who recently moved from a California mansion to a Georgia penthouse in order to be closer to family. It was a huge down size so it was important for our design team to help obtain that same grand appeal that the client was accustomed to, within a significantly smaller home. We created an open space plan that would allow for entertaining many guests at once. With proper scale in consideration, we chose to use large furniture that would make up the living room and dining space to reinforce that grand effect. Lending to this concept we hung drapery higher than the window frames and a bold ceiling fixture in order to compliment the height of the ceiling. Along with these accommodations we utilized the clients existing collection of eclectic wall art to fill the bare walls. In the end we were able to create a space that did not feel foreign to our client, but rather like home.

By removing the wall between the kitchen and dining room, we were able to open the space up and even incorporate a laundry room on the first floor, in what was a sun porch prior to the renovation. The original kitchen was small, with very little storage and even less counter space. The new space has plenty of organized storage, display cabinets, a properly vented hood for the gas range, greatly increased amount of counter space, and even a large island with storage, as well as seating for 4. There is also plenty of room for a dining table to truly make this an eat-in kitchen. The new windows allow for great views from the kitchen, as well as providing plenty of natural light. This all white kitchen as the perfect amount of "pop" with the blue and white glass accent tile, especially the accent under the hood.

A load bearing wall was removed and replaced with two paneled columns which opened up the kitchen to the dining room in the rear and the family room on the right thereby creating an open floor plan and allowing for a large island. Kitchen features custom shaker-style cabinetry with ebony island and heron grey perimeter cabinetry with champagne gold decorative hardware. Louvered doors open with tip-on hardware and conceal a speaker. The island proper counter top is White Macabus Quartzite and the angled island end is topped with butcher block. Additional custom features include flip-up pocket door for microwave, custom broom closet cabinet, double drawer within a drawer for pots and lids, double trash & recycle pull out, glass cabinets, spice pull-out, vertical storage pull-out, standard drawer pull-outs, large pantry, hide-a-way for electric appliances, large white subway tile back splash and island seating for six.

A 6,000 square foot 2-story new home complex in Milpitas was designed to facilitate the owners’ large business parties and gatherings, to have rooms for the kids to come back to upstairs, and a ground floor master suite with a huge walk-in closet. Several separate structures make up the dwelling: The main house, 3-car garage with carport for overflow parking, and a separate entertainment and recreation building separated by a courtyard from the main house.
The business activities include gatherings in the hundreds of people, so parking was maximized and guests can flow in through a separate gate to party in the courtyard and recreation building. Inside this structure is a wet bar, billiard room, workout gym and home theater. The main house ground floor has formal and informal living rooms, open kitchen and master suite with views and expansive windows in every direction. The house is sited on the crestline of a hill with views of the San Francisco Bay and private golf course below. The indoor-outdoor aspect of the house is further accentuated with outside living and dining areas.
High ceilings and expansive glass walls dissolve the sense of enclosure taking advantage of the site’s openness and privacy. The owner’s suite is downstairs in anticipation of aging-in-place, and upstairs there are three bedrooms and four bathrooms plus a sitting area lounge and casual TV loft area.
The house sits on one acre at the top of a low hill range overlooking Milpitas. The city was very cognizant of the importance of keeping a low profile at this crestline and required extensive story poles and photo evidence of the proper height and siting so as not to be seen from certain selected vantage points.

Cooking meals for a family of five along and entertaining made it essential to have the proper appliances. Everything from a 48” range top, small induction cooktop, two steam ovens, full-size oven, warming drawer, microwave drawer, refrigerator drawers, built-in coffee maker, tall wine storage, ice maker, refrigerator column, and freezer column satisfied the homeowner’s needs and then some. Covering a majority of the appliances in wood panels helped make the larger appliances disappear and compliment the surroundings.

With a listing price of just under $4 million, this gorgeous row home located near the Convention Center in Washington DC required a very specific look to attract the proper buyer.
The home has been completely remodeled in a modern style with bamboo flooring and bamboo kitchen cabinetry so the furnishings and decor needed to be complimentary. Typically, transitional furnishings are used in staging across the board, however, for this property we wanted an urban loft, industrial look with heavy elements of reclaimed wood to create a city, hotel luxe style. As with all DC properties, this one is long and narrow but is completely open concept on each level, so continuity in color and design selections was critical.
The row home had several open areas that needed a defined purpose such as a reception area, which includes a full bar service area, pub tables, stools and several comfortable seating areas for additional entertaining. It also boasts an in law suite with kitchen and living quarters as well as 3 outdoor spaces, which are highly sought after in the District.
