These Hanover, MA clients came to Renovisions as they wanted a local design-build company to rework and expand their small and outdated 1980’s colonial kitchen. We collaborated and created an expanded 12’x15’ addition space to accommodate a newly designed kitchen which is now 21’x15’. Before we began with the construction process, proper structural engineering presented a challenge as the property was built on ledge. As expected, we determined that several concrete supports were necessary and needed to be built to support the expanded structure. Our plan included both creative aesthetic and functional layout modifications to transform this ordinary kitchen into a spacious, well-lit, highly functional, stylish and welcoming space to cook, gather and entertain. The bump-out allowed for more functional cabinetry and a dining table which before was placed in a corner of the previous cramped kitchen. Now, there is a wide open space from the adjacent living room and a clear path to a 5’ French door opening to the pool deck. The homeowners also elected for us to extend a new roof over their existing deck creating a nice shaded space to entertain guests. The island, which serves as the central gathering spot. is eye catching with contrasting dark cocoa colored cabinets and stunning natural looking Cambria quartz countertops. Large, easily accessible deep drawers provide much needed storage for pots, pans and lids as well as expansive countertop space for everyday prep and family get-togethers. Overall, the clients were thrilled with their Renovision and cannot wait to throw a party to show off their stunning kitchen. “There is not a single choice we aren’t happy with; it is so us! Casey & Kristen wanted a cool and functional space that would be used by guests when they had visitors. After speaking with them they wanted a greenish/blue accent in the bathroom to bring some personality into the space. The existing shower was dark, dated and didn’t function properly. The shower pressure was minimal and barely worked. By removing the shower, tub, and shower glass we created a blank slate for a pop of color, new lighting, and better function during the showering experience. The back wall tile is an 18X18 porcelain tile called Reminisce from Emser Tile, when it is installed creates a diamond effect. The shower side walls are a 12X24 called Reside Beige from Arizona Tile and installed in a stacked pattern for easy maintenance. We used a pebble mosaic on the floor called Warm Blend. In the niche we used the Reside Beige tile to break up the busyness of the back wall.

Like many projects, this began with a discussion about reconfiguring the island and refinishing the cabinets. Then the clients asked if I could change their sink (undermounted below granite), add a second dishwasher, and replace her double oven. When they realized the extent of those requests, they decided they might as well replace the cabinets and get the quality, storage, and finishes they wanted. They desired traditional styling with a French motif, and luxurious, yet durable finishes that would complement her eggplant/gold/green fabrics. To avoid more expense, we kept the existing windows and retained the existing placement of major appliances (except the cooktop which we moved slightly for better function). I relocated the microwave to the island so that we could install a built-in, larger refrigerator. I reconfigured the layout to better accommodate the needs of this large family – they have six children and three dogs. Everyone has breakfast, takes lunches, has dinner at home daily, and even the dog food is cooked from scratch. There are great organizational accessories in the cabinets. The full-extension quiet-close dovetail drawers minimize noise and feel like fine furniture. The cabinet and countertop finishes are extremely durable. Even the Iroko wood eating counter is easily maintained using an oil-wax that repels stains. The island shape provides seating for three as well as room for the cooktop, warming drawer, microwave drawer, and generous storage. The sprawling countertop works well for their volume of food preparation. The desk area now functions with proper phone and electrical outlets, file drawers, and enough counter. The choice of flooring was critical – the kitchen is part of a great room that flows into a large entry hall. The existing travertine, tile, and carpet did not wear well. I selected durable porcelain tiles that resemble limestone and wood and created a European-inspired woven design in the entry. A simpler version of the same materials in the kitchen and an inset real wood into the seating area create flow between the rooms. To create more visual interest, I removed non-critical soffits. The remaining soffits were clad with wood so it appears that all is part of the cabinet design. The mixture of glazed cherry and black rubbed-through-paint on cherry finishes are enhanced by the dramatic black and gold veins in the creamy granite counter. We retained the straw and plaster walls that create an old-world feeling. The custom mahogany and iron pantry door balanced the design and completed this truly unique space. Pewter cabinet hardware and patterned glass accentuate the motif. Many of the cabinet accountrements are made from a compo material and recreate historical French mouldings. The remaining adornments are hand-carved wood. On top of beauty and function, the cabinet boxes are made from environmentally-friendly, no formaldehyde-added agriboard. So we have traditional design, ornate mouldings, multi-step finishes, and are still nice to the earth and my clients! We worked 100% remotely with this client to create a beautiful and functional space in unfinished redwood. This wine cellar's wine racking has many versatile features to store different sizes and styles of wines and wine bottles, such as tiered coved trays for large format wine bottles, high reveal display rows, individual bottle storage, Original Wooden Cases, and custom cabinetry. Our client recently purchased a newly-constructed home in order to downsize and have a low- maintenance home and yard. The existing side yard/back yard was undeveloped by the builder, leaving the homeowner with the huge challenge of creating a great outdoor entertaining space for family and friends, while creating privacy and overcoming the over 8-foot steep drop from the existing back porch down to the alley. The grade was the largest challenge because the space was so narrow with such a large fall from existing porch to the property line. The second largest challenge is that this residence is located in a semi-private community where HOA approval of plans and materials is difficult, as all the residences here share a similar look and feel with a very clean and contemporary aesthetic. We had to precisely shoot grades to know what kinds of retaining walls would need to be constructed along with how much backfill soil and dirt movement would need to be done. After that the design had to carefully consider the space with maximum functionality for outdoor entertainment with newly constructed walls to ensure it would last for many years to come. All of this was done with multiple meetings with the homeowners who are a retired engineer and active architect themselves. Once a design was settled upon, then submission to the HOA board of approval had to be completed and signed off on with all questions and concerns answered for the community by-laws. The two biggest difficulties within the construction phase were that the neighbor next to the back yard had a large retaining wall not properly backfilled up to the property line. That neighbor wouldn’t allow us proper access and control to help alleviate the issues, so we had to skillfully work around this to ensure what we constructed would last, despite their property not being properly addressed. We also had to go through multiple shipments from the manufacturer due to large variances in the material’s appearance on the steps and another shipment that was broken during shipping. These two things delayed the project we were working to complete before the spring so the homeowner could have the maximum use of the space this year. Topping off this challenging construction was a beautiful palette of native grasses, rosemary, groundcover, granite walkways, and synthetic grass to ensure year-round, practically effortless beauty.

THE SETUP This client lives in a great high-rise condo in downtown Chicago. Alicia has already remodeled a few areas of her home, including her kitchen and home office. The bathroom is one of the last big places the client wanted to update. The existing bathroom had a large, outdated whirlpool tub in the corner. It was a darker space that had a lack of natural light. There are no windows (due to the bathroom’s location within the high-rise building). So, the idea was to brighten up the space and give the client an updated, elegant primary bathroom that is more her style and tailor-made for her routines. Design Objectives: - Make the space brighter. - Create different daily routine stations to maximize functionality while keeping things clutter-free – a makeup station, a blow-dry station, and a sink-needs station. - Achieve the client’s specific style and function needs while also keeping the look and design open to future possibilities: different users of the space/resale clients. Design Challenges: - Toilet cannot be moved. (In a high-rise, you can’t really move plumbing around too much when reimagining a space) - Existing bathroom had a soffit that hid a lot of electrical wiring, so completely removing the soffit wasn’t an option. - The blow-dry station needs to accommodate the client’s preference for standing up. - Finding a place for the make-up station, which the client wants oriented for sitting. - Create storage within the shower that can eliminate the clutter of personal care products that are actually needed every day. Do this, while keeping the client’s favorite things about the existing shower: the shower bench, a tub filler faucet (for rinsing shaving cream when shaving legs) and a low niche for placing her foot when shaving her legs. THE RENEWED SPACE Design Solutions: - Extended a bit of wall near the toilet to give the commode its own area within the space, but without closing it off into a claustrophobic WC. - Worked within the reality of the existing soffit situation, reshaping it to align with the new shower. Can lights were also added. Installed a beautiful ceiling light fixture that works within the new soffit shape, commanding attention and adding light, as if the sofit shape was chosen for it. - Created a nice, furniture-looking 42”-high cabinet with pullout drawers to be the blow-dry station, complete with a mirror and a nice top. The pullout drawers are all powered, concealing a Dyson dryer and curling iron (and all the accoutrements) while keeping them plugged in, which is ideal for easy usage and put away. A stylish mirror on the wall above the cabinet, and proper lighting, make this the perfect blow-dry station. The top has a grommet that can accommodate a power cord should the client ever want to have a powered device on top of the cabinet. - Put the sit-down makeup station where the tub used to be, putting the mirror back into a new recessed wall just a bit, allowing the area to have more room. - Created a niche in the shower’s inner wall so that you can’t see it unless you are literally inside the shower. At the client’s request, it also has a hook so she can hang her loofa. Hiding the utility niche in this way allowed us to use the full main wall of the shower as a canvas for a beautiful accent stripe of raised decorative tile. The new shower has her old favorites, too: the tub filler, foot niche and bench. Alicia’s client loves her new primary bathroom, especially the blow dry area. It is very accommodating for her, as a tall lady, while being very easy to use. The drawers store everything. Being powered, they make using already-plugged in appliances very easy to use and put away. Her previous makeup station was a freestanding vanity with a single drawer, so beauty products were all over the surface top. With her new makeup station, everything is nicely tucked away and organized in drawers. The new lighting is fantastic and the colors are light and soft. The clients loves the overall look and feel of her new bathroom and raves about how well the functionality-minded design makes her morning routine – and her life – easier and enjoyable!

We transformed a small, outdated space into a modern, functional retreat for our recent bathroom remodeling project. This comprehensive renovation began with a complete demolition, taking the bathroom down to the studs. We removed all existing fixtures, walls, flooring, and old plumbing, creating a blank canvas for our vision. First, we addressed the plumbing. The old, corroded pipes were replaced with new, durable materials, ensuring reliable water flow and pressure for years to come. We installed new supply lines and drainage to accommodate the new fixtures, including the vanity and shower. Next, we updated the electrical system. The outdated wiring was replaced with new, up-to-code electrical work. We installed new outlets, switches, and light fixtures, providing ample lighting for the space. An exhaust fan was also installed to improve ventilation and prevent moisture buildup, essential for maintaining the bathroom's longevity and hygiene. We then focused on HVAC improvements, adding a new duct and vent system to ensure proper heating and cooling. This upgrade enhances comfort and contributes to better air quality and energy efficiency. For the flooring, we chose ceramic tiles with a wood plank look. These tiles offer the warmth and elegance of wood while providing the durability and water resistance of ceramic. The flooring was meticulously installed, creating a seamless and visually appealing surface. The centerpiece of the remodel is the stock single-sink vanity. This stylish yet practical addition provides ample storage and counter space, making daily routines more convenient. Above the vanity, we installed a sleek mirror that adds both functionality and a touch of sophistication. The shower area received a complete makeover with new tiles and an adjustable rain shower head. The tile work extends from floor to ceiling, creating a cohesive and luxurious feel. The adjustable rain shower head offers a customizable bathing experience, combining both style and comfort. This small bathroom remodel exemplifies our commitment to quality and attention to detail. By starting from the studs and rebuilding with modern, high-quality materials, we've created a space that is beautiful and built to last. Before we began with the construction process, proper structural engineering presented a challenge as the property was built on ledge. As expected, we determined that several concrete supports were necessary and needed to be built to support the expanded structure. THE SETUP This client lives in a great high-rise condo in downtown Chicago. Alicia has already remodeled a few areas of her home, including her kitchen and home office. The bathroom is one of the last big places the client wanted to update. The existing bathroom had a large, outdated whirlpool tub in the corner. It was a darker space that had a lack of natural light. There are no windows (due to the bathroom’s location within the high-rise building). So, the idea was to brighten up the space and give the client an updated, elegant primary bathroom that is more her style and tailor-made for her routines. Design Objectives: - Make the space brighter. - Create different daily routine stations to maximize functionality while keeping things clutter-free – a makeup station, a blow-dry station, and a sink-needs station. - Achieve the client’s specific style and function needs while also keeping the look and design open to future possibilities: different users of the space/resale clients. Design Challenges: - Toilet cannot be moved. (In a high-rise, you can’t really move plumbing around too much when reimagining a space) - Existing bathroom had a soffit that hid a lot of electrical wiring, so completely removing the soffit wasn’t an option. - The blow-dry station needs to accommodate the client’s preference for standing up. - Finding a place for the make-up station, which the client wants oriented for sitting. - Create storage within the shower that can eliminate the clutter of personal care products that are actually needed every day. Do this, while keeping the client’s favorite things about the existing shower: the shower bench, a tub filler faucet (for rinsing shaving cream when shaving legs) and a low niche for placing her foot when shaving her legs. THE RENEWED SPACE Design Solutions: - Extended a bit of wall near the toilet to give the commode its own area within the space, but without closing it off into a claustrophobic WC. - Worked within the reality of the existing soffit situation, reshaping it to align with the new shower. Can lights were also added. Installed a beautiful ceiling light fixture that works within the new soffit shape, commanding attention and adding light, as if the sofit shape was chosen for it. - Created a nice, furniture-looking 42”-high cabinet with pullout drawers to be the blow-dry station, complete with a mirror and a nice top. The pullout drawers are all powered, concealing a Dyson dryer and curling iron (and all the accoutrements) while keeping them plugged in, which is ideal for easy usage and put away. A stylish mirror on the wall above the cabinet, and proper lighting, make this the perfect blow-dry station. The top has a grommet that can accommodate a power cord should the client ever want to have a powered device on top of the cabinet. - Put the sit-down makeup station where the tub used to be, putting the mirror back into a new recessed wall just a bit, allowing the area to have more room. - Created a niche in the shower’s inner wall so that you can’t see it unless you are literally inside the shower. At the client’s request, it also has a hook so she can hang her loofa. Hiding the utility niche in this way allowed us to use the full main wall of the shower as a canvas for a beautiful accent stripe of raised decorative tile. The new shower has her old favorites, too: the tub filler, foot niche and bench. Alicia’s client loves her new primary bathroom, especially the blow dry area. It is very accommodating for her, as a tall lady, while being very easy to use. The drawers store everything. Being powered, they make using already-plugged in appliances very easy to use and put away. Her previous makeup station was a freestanding vanity with a single drawer, so beauty products were all over the surface top. With her new makeup station, everything is nicely tucked away and organized in drawers. The new lighting is fantastic and the colors are light and soft. The clients loves the overall look and feel of her new bathroom and raves about how well the functionality-minded design makes her morning routine – and her life – easier and enjoyable!

Our client recently purchased a newly-constructed home in order to downsize and have a low- maintenance home and yard. The existing side yard/back yard was undeveloped by the builder, leaving the homeowner with the huge challenge of creating a great outdoor entertaining space for family and friends, while creating privacy and overcoming the over 8-foot steep drop from the existing back porch down to the alley. The grade was the largest challenge because the space was so narrow with such a large fall from existing porch to the property line. The second largest challenge is that this residence is located in a semi-private community where HOA approval of plans and materials is difficult, as all the residences here share a similar look and feel with a very clean and contemporary aesthetic. We had to precisely shoot grades to know what kinds of retaining walls would need to be constructed along with how much backfill soil and dirt movement would need to be done. After that the design had to carefully consider the space with maximum functionality for outdoor entertainment with newly constructed walls to ensure it would last for many years to come. All of this was done with multiple meetings with the homeowners who are a retired engineer and active architect themselves. Once a design was settled upon, then submission to the HOA board of approval had to be completed and signed off on with all questions and concerns answered for the community by-laws. The two biggest difficulties within the construction phase were that the neighbor next to the back yard had a large retaining wall not properly backfilled up to the property line. That neighbor wouldn’t allow us proper access and control to help alleviate the issues, so we had to skillfully work around this to ensure what we constructed would last, despite their property not being properly addressed. We also had to go through multiple shipments from the manufacturer due to large variances in the material’s appearance on the steps and another shipment that was broken during shipping. These two things delayed the project we were working to complete before the spring so the homeowner could have the maximum use of the space this year. Topping off this challenging construction was a beautiful palette of native grasses, rosemary, groundcover, granite walkways, and synthetic grass to ensure year-round, practically effortless beauty.

This dream bathroom has everything one can wish for an ideal bathroom escape. It doesn’t just look fabulous – it works well and it is built to stand the test of time. This bathroom was designed as a private oasis, a place to relax and unwind. Spa-like environment is created by expansive double-sink custom vanity, an elegant free standing tub, and a spacious two-person barrier-free shower with a floating bench. Toilet is concealed within a separate nook behind a pocket door. Main bathroom area is outlined by a tray ceiling perimeter. The room looks open, airy and spacious. Nothing interferes with the ceiling design and overall space configuration. It hasn’t always been that way. Former layout had serious pitfalls that made the room look much smaller. The shower concealed behind solid walls protruded into the main area clashing with the tray ceiling geometry. Massive shower stall took up significant amount of the room leaving no continuous wall space for a double sink vanity. There were two separate vanities with a dead corner space between them. At the same time, the toilet room was quite spacious with just one fixture in the far end. New layout not only looks better, it allows for a better functionality and fully reveals the space potential. The toilet was relocated to occupy the former linen closet space slightly expanded into adjacent walk-in closet. Shower was moved into the bigger alcove, away from the tray ceiling area. It opened up the room while giving space for a gorgeous wall-to-wall vanity. Having a full glass wall, the shower extends the space even further. Sparkling glass creates no barrier to the eyesight. The room feels clean, breezy and extra spacious. Gorgeous frameless shower enclosure with glass-to-glass clamps and hinges shows off premium tile designs of the accent shower wall. Free standing tub remained in its original place in front of the window. With no solid shower walls nearby, it became a focal point adorned with the new crystal chandelier above it. This two-tier gorgeous chandelier makes the bathroom feel incredibly grand. A touch of luxury is showing up in timeless polished chrome faucet finish selections as well. New expansive custom vanity has his and her full height linen towers, his and her sink cabinets with two individual banks of drawers on the sides and one shared drawer cabinet in the middle containing a charging station in the upper drawer. Vanity counter tops and floating shower seat top are made of high-end quartz. Vessel sinks resemble the shape and style of the free-standing tub. To make the room feel even more spacious and to showcase the shower area in the reflection, a full size mirror is installed over the vanity. Crystal sconces are installed directly into the mirror. Crisp classic white tile gives the room a timeless sense of polish and luxury. Walls around the perimeter of the entire bathroom are tiled half way. Three rows of 12”x 24” porcelain tile resembling white marble are crowned with a thin row of intricate glass tiles with marble accents, and a chair rail tile. Tile design flows into a spacious barrier-free two-person walk-in shower. Two more tile patterns of the same tile collection are brought into play. Rear wall is adorned with a picture frame made out of 12”x12” tiles laid at 45 degree angle within the same chair rail and glass tile border. Shower floor is made of small hexagon tiles for proper drainage. Shower area has two hidden from plain sight niches to contain shampoo bottles and toiletries. The rear side of the niches is made of glass mosaics for a waterfall effect. To showcase the picture frame inside the shower, the accent shower wall is washed with cascading light from a discrete LED strip tucked in a cove behind “floating” shower ceiling platform. Multiple shower heads (two ceiling-mount rain heads, one multi-functional wall mount shower head, and a handheld shower) are able to provide a fully customizable shower experience.
