Our client approached us while he was in the process of purchasing his ½ lot detached unit in Hermosa Beach. He was drawn to a design / build approach because although he has great design taste, as a busy professional he didn’t have the time or energy to manage every detail involved in a home remodel. The property had been used as a rental unit and was in need of TLC. By bringing us onto the project during the purchase we were able to help assess the true condition of the home. Built in 1976, the 894 sq. ft. home had extensive termite and dry rot damage from years of neglect. The project required us to reframe the home from the inside out. To design a space that your client will love you really need to spend time getting to know them. Our client enjoys entertaining small groups. He has a custom turntable and considers himself a mixologist. We opened up the space, space-planning for his custom turntable, to make it ideal for entertaining. The wood floor is reclaimed wood from manufacturing facilities. The reframing work also allowed us to make the roof a deck with an ocean view. The home is now a blend of the latest design trends and vintage elements and our client couldn’t be happier! The Wethersfield home is a “Contributing Structure” within one of Central Austin’s most historic neighborhoods. Thanks to the design vision and engineering of the Barley|Pfeiffer Architecture team, the fine execution and contributions of Tommy Hudson with Hudson Custom Builder, and the commitment of the Owner, the outcome is a very comfortable, healthy and nicely day lit, 1600 square foot home that is expected to have energy consumption bills 50% less than those before, despite being almost 190 square feet larger. A new kitchen was designed for better function and efficiencies. A screened-in porch makes for great outdoor living within a semi-private setting - and without the bugs! These clients, an accomplished artist and the owner of a generational hops growing farm, were collaborative and trusting from the start. They conscientiously selected a team of Architect (Green Hammer), General Contractor (Cellar Ridge) and ATIID for furnishings and finishing touches. Each firm was able to meticulously manage their leg of the project, while collaborating wholistically with each other and the homeowners. The family farmhouse, lovingly named “Westwood,” was showing the wear one expects after serving a growing family for decades. The owner’s dream was to revive, open up, and breathe modern life into each space, while respecting the home’s heritage. One of our first collaborations was the light fixture that would grace the main two-story entry hall. HiiH Lights in Astoria, Oregon, was commissioned to bring “the function of light, the craft of paper, and the art of sculpture” to the home. Visiting the maker’s space – a massive barn on his coastal property – was such an inspiring adventure! Original work by the resident artist sets an ethereal tone in the space, and an antique bench handsomely blends the old with the new. A wall that divided the home’s living room and kitchen was removed, and the breezy and bright gathering room was born. Light walls, warm wood tones, cozy upholstery, clean lines and heritage elements create a welcoming atmosphere and invite lounging and conversation. The sun-drenched nook is the home’s main indoor dining area, with an extension table and sculpted chairs that are just right for family gatherings or morning rituals with the Sunday paper. The kitchen is a chef’s dream with every modern amenity, but its casual attitude is “let’s make a mess and eat!” The owner’s artwork graces the mantel over the new fireplace that was carved from a tree felled on the property, illustrating the thoughtful consideration of each element. The muted wool area rugs in the entryways and great room are hard-wearing for farm life, and the furniture’s classic lines, bold contrasting colors, deep seating and soft textures encourage cozy conversations or large group gatherings. The library is undoubtedly our favorite space in this home. Tucked in “speakeasy style” behind a hidden (wallpapered!) door in the moody wet bar, and drenched in deep green, the room offers a quiet retreat that hugs you in an embrace of books and family photos. The cozy settee nestled between the bookcases sits opposite a custom pair of modern cognac leather wing chairs. The area rug continues the storied look without the antique price tag with a piece from Loloi’s “Heritage Collection.” A little va-va-voom was requested for the powder bath and boy did we deliver! Custom wallpaper plays over original wainscotting and ceilings wrapped in more glorious green. The space evokes joy every time you open the door! A primary suite that would “transport us to another world” and be “classic yet modern, peaceful, collected and uncluttered” was a tall order. Our new furniture layout takes full advantage of the view of wine country hills and the Willamette River, welcomes fireside lounging, and serves as a calm respite for the lovely owners. Exercise Gym with Yoga Area: A dedicated space for fitness activities that includes both a traditional exercise gym and a serene yoga area, encouraging an active and healthy lifestyle. 3. Coffee Station with Juice Bar: This inviting area is designed for relaxation and socialization, featuring a coffee station complemented by a juice bar to enhance outdoor entertaining. 4. Secluded Meditation Space: A tranquil retreat is included, featuring a soothing wall fountain, cold plunge, and sauna, all surrounded by lush tropical vegetation to create an oasis for relaxation and mindfulness. 5. Lush Tropical Vegetation: The landscaping incorporates a variety of tropical plants that enhance privacy, beautify the space, and contribute to the overall calming atmosphere of the outdoor environment. Project Goals: The main goals of the project were to: • Visualize the backyard renovation to gain approval from the homeowner’s association. • Facilitate collaboration with the contractor by providing detailed renderings. • Create an aesthetically appealing and functional outdoor living space that meets the lifestyle needs of the homeowners. The 3D renderings successfully encapsulated the vision for the backyard renovation, presenting a harmonious blend of design and functionality. The visualizations served as a critical tool in moving forward with the project, ensuring clarity in communication and direction for all stakeholders involved.

Inspiration for a mediterranean entryway remodel in Los Angeles

As a contractor, our approach to preparing a home for sale involves a comprehensive scope of work aimed at maximizing the property's value and appeal. We prepare by assessing and addressing structural and cosmetic issues, conducting repairs, and performing various upgrades such as painting, flooring, and kitchen/bathroom renovations, and multiple cost-effective home improvements & automation. Our objective is to present well-maintained, visually appealing properties that can fetch competitive prices in the real estate market.

This property in Rosedale was completed in phases over a three year period. Many quality professionals were involved in the planning and construction of this project. Pro-Land was given the opportunity to design and install phase one of this property in 2014. This included the main patio, deck, feature walls, planting beds and outdoor kitchen area. The homeowner then reached out to Janet Rosenberg & Studios in 2016 to complete a Garden Renovation, which included a new pool, a spa hot tub, green house and perimeter planting design. Pro-Land began construction of phase two in 2016 and completed works in 2017. Finally, the homeowner brought her own expertise in design to contribute to the overall composition of the space. A true collaborative effort from many talented professionals made this project a success. This property is located on Cannon Lake in the Faribault lakes area. The first phase involved installing a stunning RCP Slate paver patio complete with an outdoor bar, seating walls and Borgert step units. The second phase was this unique fire pit patio with a built-in custom bench, steps, walkways and planting beds. We are looking forward to the next phase this season where we will be redesigning all of the planting beds on the property.

History: Client was given a property, that was extremely difficult to build on, with a very steep, 25-30' drop. They tried to sell the property for many years, with no luck. They finally decided that they should build something on it, for themselves, to prove it could be done. No access was allowed at the top of the steep incline. Client assumed it would be an expensive foundation built parallel to the hillside, somehow. Program: The program involved a level for one floor living, (LR/DR/KIT/MBR/UTILITY) as an age-in-place for this recently retired couple. Any other levels should have additional bedrooms that could also feel like a separate AirBnB space, or allow for a future caretaker. There was also a desire for a garage with a recreational vehicle and regular car. The main floor should take advantage of the primary views to the southwest, even though the lot faces due west. Also a desire for easy access to an upper level trail and low maintenance materials with easy maintenance access to roof. The preferred style was a fresher, contemporary feel. Solution: A concept design was presented, initially desired by the client, parallel to the hillside, as they had originally envisioned. An alternate idea was also presented, that was perpendicular to the steep hillside. This avoided having difficult foundations on the steep hillside, by spanning... over it. It also allowed the top, main floor to be farther out on the west end of the site to avoid neighboring view blockage & to better see the primary southwest view. Savings in foundation costs allowed the installation of a residential elevator to get from the garage to the top, main living level. Stairs were also available for regular exercise. An exterior deck was angled towards the primary SW view to the San Juan Islands. The roof was originally desired to be a hip style on all sides, but a better solution allowed for a simple slope back to the 10' high east side for easier maintenance & access, since the west side was almost 50' high! The clients undertook this home as a speculative, temporary project, intending for it to add value, to sell. However, the unexpected solution, and experience in living here, has them wanting to stay forever.

All Weather teamed up with the Property Brothers and Queen of Broadway Idina Menzel on this week’s episode of HGTV’s hit show CELEBRTIY IOU. In the Idina Menzel’s Slam Dunk Reno episode, Idina pivots from her award-winning stage, film and music success to give back and surprise her good friend and son’s basketball coach James, by transforming his detached garage into a dedicated office and athletic retreat. James Hunt founded Culture Run, a youth basketball program that gives kids the skills to succeed in both basketball and life. With IDINA MENZEL’S surprise renovation, James is one step closer to running a centralized training facility and headquarters where kids can drop by for counseling, basketball tips, and more. When the PROPERTY BROTHERS meet up with Idina to demo the garage, they involve her in every step. Menzel gets her hands dirty by swinging a sledgehammer, operating an electric hand saw and removing storage bins. “I didn’t know they get as down and dirty as they do,” Menzel commented. “I also didn’t know they were gonna have me do so much!” Menzel also helped choose the tile, cabinets, hardware, flooring and the overall color palette. All the effort was worthwhile because Menzel was able to surprise James with the basketball hangout and showstopping of his dreams. This North Shore residence captures commanding views of the ocean, while maintaining a sense of privacy for the homeowners. Their priorities focused on thoughtful design, evolving from a restoration of a small summer cottage into a new home, well sited on a narrow lot. SV Design worked within the constraints of conservation and a flood zone to create a masterpiece of charm and appeal. The home reflects the tastes of the owners, who remained involved through every step of the process. Natural light is well utilized, the open layout provides ease in entertaining and in day to day living, and the views are captured from assorted vantage points. Personalized accents abound throughout the property--- warm wood flooring, stone accents--- both inside and outside of the home, a kitchen with clean lines and efficient storage space, and a butler’s pantry. The design of the property is aesthetically pleasing, creative, and functional; most of all, it fulfilled the visions of the clients.

This Tumbled Travertine tiled floor at a beautiful house in Horley had been poorly maintained through the years using the wrong type of sealer which quickly wore down allowing dirt to become ingrained in the stone. The owner had become concerned about the state of the tiles and decided it was time to call in an expert that could restore the tiles to a condition that complimented the environment in which it was situated. Travertine is known for being very distinctive in character and very durable, making it a very popular choice for tiled flooring in properties worldwide. However, the stone does require regular professional maintenance and polishing to keep it looking it top shape and home owners rarely realise this when they decide to have it installed. Fortunately, in the UK at least you can rely on your local tile doctor to maintain it for you. The first part of the job involved giving the floor a thorough clean to remove what was left of old sealers and any polishing compounds that remained on the floor. Before beginning that however I brought in all my equipment and products into the house and then prepped the area by taping up the woodwork to protect it during the renovation process. To remove what was left of the old sealers and other coatings still present on the floor a strong solution of Tile Doctor Remove and Go was applied to the floor and left to soak in for about ten minutes before being actively worked in with a rotary machine fitted with a black scrubbing pad. The solution turned black with the soil as it was lifted out of the pores of the stone and it was then rinsed off with water and extracted with a wet vacuum. Following this, we moved on to a process we know as burnishing that hones the stone and brings up the polished appearance. Working in sections due to the size of the floor It involves the application of a series of diamond encrusted burnishing pads from coarse through to very fine. The coarse 400-grit pad fitted to the rotary floor buffer and run over the floor using only water for lubrication. The water turns into a slurry as the pad does its job removing dirt and this has to be rinsed off the floor and extracted with the wet vacuum before applying the next pad. The process was then repeated with medium 800 grit pad for an initial polish followed by the Fine 1500 grit pad for the second polish using water for lubrication and rinsing and extracting in between each pad. The last pad is a very fine 3000 grit pad for the final polish and is applied with only a little water sprayed onto the floor using a technique we call a Spray Burnish. This last pad really brings up the polished appearance of the stone. To bring up the appearance of the stone even further and add a really durable polish Tile Doctor Shine Powder was applied. This is a crystallising powder sealer that ensures a very high shine and a tough, durable finish. This powder is applied directly to the tiles in combination with approximately ½ a litre of water and a soft white buffing pad. Last step was to add to the protection provided by the Shine Powder with two coats of Tile Doctor Ultra-Seal which is a natural look sealer that doesn’t change the look of the stone and is applied to the stone and grout. This sealer works by seeping into the stone, occupying the pores and preventing dirt from becoming ingrained. The customer was ecstatic with the results, being particularly pleased that she got the floor looking the way she originally wanted without significant expense, not to mention stress. The project focused on preserving and celebrating the qualities that make Victorian architecture enduringly appealing: rich exterior detailing, proportioned massing, decorative trim elements, covered porches, and a strong relationship between the home and surrounding landscape. While modern building systems and construction methods were incorporated throughout the project, the design intent remained rooted in the craftsmanship and architectural traditions that defined the original residence. Special attention was given to maintaining visual continuity between the historic structure and the new residence. The Harmony Gardens Landscaping team has been fortunate to work with many homeowners in Barrhaven who are eager to put special touches on their property.
