This home, located in Seal Beach, CA has gone from blending-in to standing-out. Our team of professionals worked to repair any damages to the stucco and wood framing before painting the exterior of the home. Newly built properties are not without their problems and often take a while to resolve all the snagging which occasionally extends to resolving problems with newly laid tiled floors. At this new property in the village of Malvern, and overlooked by the Malvern hills, the builders had left the Terracotta tiled kitchen floor covered in grout smears (also known as Grout Haze) following installation. They had also neglected to seal the tiles, which was actually quite fortunate in this case as they would have sealed in the grout haze, making it more difficult to remove. Naturally, the property owner wanted the problem to be resolved as soon as possible, and for me to make the tiles easy to keep clean in future, which can be achieved by sealing the tile. Before starting work, I made sure to fully protect any exposed woodwork with a plastic sheet covering to protect them from potential damage. I then proceeded to give the floor a thorough clean, using Tile Doctor Remove and Go to clean the floor and eradicate some stains that had been left behind as a result of the building work. Next, I paid special attention to the grout, where the very visible problem of grout haze had arisen. To neutralise these smears I used Tile Doctor Grout Clean Up, a concentrated phosphoric acid cleaner that can also remove alkaline mineral deposits and efflorescence. Grout Clean Up is only to be used on acid resistant stone, as sensitive stone can suffer from irreparable etching if it comes into contact with the product. Once completely clean and free of grout smears the floor was thoroughly rinsed with water to remove any trace of product and then dried as much as possible with a wet vacuum, afterwards an air mover was installed to speed up the drying process. Later that afternoon the floor was dry and I was able to apply a sealer. To do this I opted to use several coats of Tile Doctor Seal and Go Extra, a topical, fully breathable sealer that works really well on Terracotta. The sealer builds up a layer of protection on the surface of the tiles, protecting against ingrained dirt and stains. Seal and Go Extra also provides a high quality sheen finish which really did well to enhance the look of the Terracotta. The property owner was exceptionally pleased with the results, and to have this problem dealt with quickly and efficiently, additionally the sealer will ensure the Kitchen floor is easy to keep clean in the future.

Located in the Sky Lofts building in Tribeca (once home to the most expensive apartment sale in NYC), our clients were ready to renovate and modernize their centerpiece kitchen. Due to the unique nature of loft renovations (high ceilings, columns, creative and skillful lighting applications, among other factors), Gallery’s expertise in loft spaces was vital to our clients. In addition to the loft particularities, it’s important in a kitchen of this size to ensure that all the elements have been laid out with purpose from a functional perspective and a design perspective. CENTERPIECE KITCHEN Color was an important design element in this kitchen. This is evident in the striking blues and grays of the marble countertops and backsplash, as well as the dark navy hue of the built-in cabinets. White lower cabinets create two-tone contrast, while glass cabinets and a long wood open shelf make the most of the available height. The built-in cabinets also include built-in appliances: an espresso maker, coffee machine, two side-by-side wine fridges, and even an integrated refrigerator paneled to match the cabinetry for an essentially seamless look. The cabinets are all push-to-open, eliminating knobs to complete the overall sleek, contemporary style. The marble backsplash is also book-matched, meaning the slabs of stone have been cut and polished to match each other, creating a mirroring effect that further contributes to the cohesive, contemporary aesthetic of this apartment. BUILDING CONSIDERATIONS Functional factors are another vital component to New York City apartment building renovations. In this particular project, we had to consider how to get large slabs of stone into the loft without having to cut them up. When working with slabs, and especially when the design is as sleek and contemporary as this one, it’s vital to eliminate seams as much as possible. Elevators and stairs are often not large enough to handle large slabs of stone, which means there are only two other options: cutting the stone and putting it back together on site (but this will create a seam, so it’s not always an option) or using a crane to bring it in through a window. Higher-end buildings tend to have more restrictions and management companies with stricter renovation guidelines – with good reason. A good relationship with the super and staff of the building is absolutely essential; effective communication with everyone involved will result in an ideal outcome for all parties. ARTFUL LOGISTICS Seemingly minor elements such as apartment protections are also just as crucial. While every renovation will require protections in hallways, common spaces, zip walls, and perhaps the floors, those protections are doubled when renovating in an apartment that’s currently occupied. In the case of this particular client, who owned a great deal of valuable artwork in addition to their furniture and other belongings, Gallery exacted their own form of art when putting the protections in place and maneuvering around them with skill. The PROTECT LINE has a clear coating that provides durable surface protection in aggressive climates. The transparent coating slows down the aging process and preserves the initial appearance of the zinc. Approximately 1,000 sq. ft. of PROTECT LINE blue-grey RHEINZINK was fabricated by Architectural Innovative Metals, Inc. (AIM), Dallas, into AIM’s Ingot Design Series wall panel system. The Ingot Design Series is a pressure-equalized system that offers superior design flexibility and durability in both dry joint and rain screen applications. The RHEINZINK panels were prominently installed as column covers, elevator shaft façade and accent panels. According to AIM project manager Chance Johnson, “This is a high-end residence and the use of the RHEINZINK was perfect for the contemporary design and the applications. Our Ingot Design Series is a one piece, modular unit with no extrusions or additional clips. It’s a great system.” The RHEINZINK panels were installed by Allied Roofing & Sheet Metal, Ft. Lauderdale.
