My client had recently moved into a bungalow in Godalming where they inherited the Limestone tiled kitchen floor pictured below. The previous owner had not looked after the floor very well and by the time they moved in it was pretty filthy. Limestone is a natural but porous stone where, unless sealed, attracts dirt into its tiny holes and as you would expect Cream Limestone shows the dirt easily. The protective seal had long since worn off this floor and was now ingrained with dirt it was now looking permanently dirty. Before quoting I conducted a small test clean to work out the best method to renovate the stone and this also gives the client a good idea of how the floor will look after its finished. They were delighted with the initial result and happy with my quote gave me the go ahead. On arrival first I helped the customer remove his tables and chairs and I then set about tapping up the plinths in the kitchen and the skirtings to protect them from cleaning solutions and equipment. The cleaning equipment I have invested in works more efficiently in open spaces, so it’s worth spending time at the beginning preparing the area first. Next, I used a deck brush to apply a mixture of water and Tile Doctor Pro-Clean to the dirtiest tiles. Tile Doctor Pro-Clean works well when left to dwell for ten minutes or so. I also applied the same product to the grout over half the room so it could get a head start breaking down the dirt. Then using a stiff brush, I scrubbed the grout clean. Once it was worked loose, I extracted the now dirty solution with a wet vacuum. With the grout clean I turned my attention back to the tiles with where the Pro-Clean had been left to soak in. Giving them a quick brush, I noted that what appeared to be permanently ingrained dirt had now come loose. To get the tiles really clean I used a 17″ rotary machine fitted with diamond encrusted buffer pads. This removes the tiny dots of dirt on the stone and with it comes any existing sealer and dirt. A set of four burnishing pads were used, starting with a 400-grit, and finishing with a 3000-grit pad. The first 400-grit pad is coarse, and the grits become smoother as you work through the set. Water is used to lubricate the process and the released dirt is extracted in-between using the wet vacuum mentioned earlier. This process does take time but by the end of day one the floor was looking a lot better. The next step is sealing however the floor needs to be bone dry for that, so I left a couple of industrial fans in place and left the Limestone to dry off overnight. Returning the following day my first job was to ensure the floor was dry by taking multiple moisture readings with a damp meter. The readings were good, so I was able to make a start applying the sealer which for this floor was Tile Doctor Ultra Seal. Ultra-Seal is an impregnating sealer that soaks into those small holes in the stone I mentioned earlier, I occupies the pores thus preventing dirt from becoming ingrained. The other feature of this sealer is it doesn’t change the appearance or colour of the stone leaving it with a very natural finish. Two coats of sealer were applied, leaving the seal to dry between each coat. After the final coat was dried, I gave it a final polish with a soft nylon pad and the floor was finished. Before leaving we discussed after care which for this floor, I recommended Tile Doctor Stone Soap and I requested that the customer to stay out of the kitchen for a couple of hours while the sealer cured. We were contacted by a client from Formby asking for advice on how to remove a thick layer of floor leveller from her Quarry tiled floor. I suspect at some point in the past a previous owner had decided to cover the tiles with lino and a cement-based levelling compound was applied to level the floor first. My client had tried to remove it herself but found it very hard going and after realising she had quite a project on her hands decided to call us instead and see if we could help with the restoration. I worked out a quote for the client which would include removing the self-levelling compound, cleaning up the tiles and then sealing them to improve its appearance and protect it going forward. The quote was accepted, and a date agreed for the restoration to be completed which would take two days. We have a variety of tools that we can use for removing cement but in this case, I decided to use an air operated pin gun. The head of the gun has long pins of different length which are fired at the floor gently chipping away at the floor compound, this made short work of breaking up the cement so it could be swept away. A lot easier than the method the client had previously tried. With the floor clear of cement, it was given an acid wash with Tile Doctor Acid Gel scrubbed in with a buffing machine fitted with a black pad. The acidic formula cleans up the stone of old cement including fine particles of dust. Afterwards the gel was rinsed off the floor with water and extracted with a wet vacuum. We let the floor dry out overnight and returned the next morning to apply the sealer. For the best results, the stone needs to be dry so before sealing I always take several moisture readings with a damp meter to make sure. The results were good so the first of what would be three coats of sealer were applied to the floor. I used Tile Doctor Colour Grow for sealing, it is an impregnating sealer that works by occupying the pores in the store thereby protecting it from within, it also brings out the colour in the stone. Once done the floor looked great, the old self-levelling compound was gone and the rich colours in the tile had been restored. In fact is was only when finished did we realise these were in fact Baked Clay Quarry Tiles, minerals are added during manufacturing to give then colour, although 95% clay they are very tough like stone. The client was over the moon with the outcome, the floor had been restored to its’ former glory. For aftercare I recommended the use of Tile Doctor Neutral Tile Cleaner to keep the floor in good condition. Recently I visited a client in the town of Maidenhead, Berkshire who needed assistance restoring a very dirty pitted Limestone tiled floor which had suffered over the years due to poor maintenance choices. The pressures of a busy family life had, understandably, prevented my client from undertaking regular cleaning and the products and methods used for cleaning were by and large unsuitable for this type of natural stone. In addition, the pits in the tiles had been filled with grout; however, they were not flush to the tile and therefore a large amount of soil had collected in the pockets. The result was a Limestone tiled floor in considerably poor condition that was increasingly difficult to keep clean. My client had tried and tried to get the floor clean, using methods such as scrubbing with toothbrushes, steam cleaners, and mopping – but they weren’t getting anywhere! I explained to my client that steaming is, in fact, one of the worst cleaning systems to use on natural stone floors. Steam not only damages sealers, it also thins out greasy soils. Some of these soils are absorbed onto the domestic microfiber pads, however a lot of the soil becomes thinner allowing it to penetrate deeper into the pours of the stone and grout. This in itself starts the vicious circle to rapidly soiled and dirty tiles and grout. This happens because the grease soils magnetise dirt! My first task in the cleaning process was to mix a strong solution of Tile Doctor Pro-Clean, which is a high alkaline cleaner. This solution was applied liberally across the entire Limestone tiled floor and grout. It was allowed to dwell for 30-40 minutes, giving it time to seep into the stone to get underneath and lift the ingrained dirt to the surface. During this time, I scrubbed the grout lines using a specialist stiff grout brush. The Limestone tiles were then scrubbed with heavy mechanical rotary agitation machine. I then gave the floor a thorough rinse using the latest in cleaning and capture technology, which involves firing hot water at high pressure in a spinning motion across the floor, in effect blasting away the ingrained soils from the grout and pitting in the limestone. The high pressure is delivered from a system mounted inside my van which also contains waste tanks to capture the extracted soiled water. After being allowed to dry thoroughly for 24 hours, I returned to seal the floor with Tile Doctor Colour Grow which would have brought out the deep colours in the stone, however after discussing the options with the client it became clear that they wanted to keep the floor looking as light as possible so Tile Doctor Ultra Seal was applied. Ultra Seal is a natural look impregnating sealer that soaks into the pores of the stone and protects it from within. The floor now looks fantastic and the sealer should ensure it remains looking that way for some time to come and before leaving I made sure to provide my client with some professional maintenance advice. This job was carried out in a terraced property in Llanelli which had a Victorian Tiled Hallway laid in a diamond pattern that looking worse for wear and in need of some attention. The clients were a young couple who had moved in two years previously and had only recently decided they wanted the floor renovated. This was earlier in the year, so I was able to pop over to the property and take a detailed look at the floor before recommending a course of action to renovate the tiles. Upon arrival the first thing we noticed was that the border had been laid with an inconsistent pattern, non- matching tiles had been patched in essentially filling voids as you can see in the images. The floor wasn’t terribly dirty however it wasn’t very clean either. I discussed with the client replacing the non-matching tiles, so the floor pattern was uniform however they decided against it and were happy to just to have it cleaned and sealed. We can usually source either reclaimed original tiles or some great reproduction ones, so most floors can be restored if needed. I worked out a quote for the work and they were happy to go ahead. If you have never been you should know that Llanelli is the largest town in the county of Carmarthenshire and famous for Rugby and the production of Tin. It is located on the Loughor Estuary, some 10 miles from Swansea and 12 miles from Carmarthen. With no tiling to do the first job was to protect the woodwork such as skirting and staircase with tape. Once done the process of cleaning began with the application of a 400-grit burnishing pad fitted to a buffing machine. The process is lubricated with water and the pad run over the whole floor two to three times to remove dirt and refine the appearance of the tile. Even after the first application of the pad we could see a massive improvement to the appearance of the tiles. To get right into the edges of the tiled floor we use a 400-grit handheld diamond block, this proved especially useful under the stairs where our buffer machine could not reach. During this process, the water turns into a fine slurry which is rinsed off with more water and extracted with a wet vacuum. On this occasion the floor was not dirty enough to require any chemicals, the use of water and the machine was enough to get the floor cleaned up. This job was very straight forward, and we did not run into any problems at all. After allowing the floor to dry out for 24 hours we returned to seal the tiles checking first that the floor was sufficiently dry first using a damp meter. Fortunately, the burnishing method uses a lot less water than a chemical clean, so I was able to get straight on with sealing. The client wanted a satin sheen finish, so I applied four coats of Tile Doctors Seal and Go which works well on Victorian tiles. The sealer really put the life back into the tiles and will protect them from staining going forward. It will also make the floor much easier to maintain and keep it looking good for much longer. I’m pleased to say the owners were very happy with the floor and recommended us to one of their friends who we also did some work for. For aftercare I recommended the use of Tile Doctor Neutral Tile Cleaner. This is an everyday tile cleaning product that is sealer friendly and not prematurely reduce the life of the sealer which can happen with many household cleaning products which are simply too strong. Another quick job here in Cheshire, this time in the town of Wilmslow. Much like Alderly Edge, where I recently completed another job, Wilmslow is an affluent area known for its upmarket lifestyle and as a popular option for residence amongst celebrities and famous figures. In fact it is currently, and has previously been, home to several Premier League footballers from the nearby clubs Manchester United and Manchester City. This job was another case of where a tiled floor had lost its shine due to the sealer wearing away over time. In this instance, my client had a Travertine tiled floor in her kitchen that she wanted to me to restore back to looking at its best. Travertine is a fantastic natural stone which possesses unique features that no other stone can offer. It offers a particularly distinctive design style, making it a popular choice both for commercial and residential use. Many homeowners use Travertine tiles for kitchen flooring, bathroom walls and floors and for external floors, such as patios. The process of stripping off old sealer can be done effectively and relatively quickly without using a liquid stripper. The best method is to use a series of fine diamond encrusted burnishing pads, which is exactly what I did in this case. The burnishing pads are applied in sequence from coarse, medium, fine and superfine to remove the old sealer without damaging the Travertine and then re-polish to a lovely polished shine. One the floor had been burnished, rinsed and dried; I proceeded to re-seal the floor with Tile Doctor Colour Grow. Colour Grow is particularly effective when to seal porous natural stone surfaces such as Travertine and Limestone, whether internal or external. This is because the product is specially formulated to penetrate deep into the pores of the stone, providing durable surface protection from within. The other key benefit of Colour Grow is that it intensifies the colours within the stone, as you can from the photos. This adds additional character and flair to already impressive household features like this Travertine floor. The finished results were exactly what my client had hoped for. This customer had just moved into a property in Chesham around eighteen months ago. During that time, they had completely renovated the property and in the process had pulled up the hallway carpet to discover a lovely Victorian tiled floor which appeared to be in good condition but very dirty. Period features like these can add a lot of value to a house these days and so they decided to investigate having it professionally cleaned and contacted me for a quote. Although I can give some indication of price over the phone you never know exactly what to expect so my preference is to visit the property a conduct a test clean. It’s a little trickier to do this now due to COVID-19 but using a combination of PPE, maximum ventilation and social distancing measures I was able to work on the floor. The tiles were in good order with no replacements needed so my focus would be removing carpet adhesive and ingrained dirt. The test went well, and I followed up with a quotation which was accepted, and a date arranged to do the work. I had worked out previously that the quickest was to deep clean the floor and remove the glue and any old seal was to apply Tile Doctor Remove and Go which as its name suggests is a coatings removed designed for Tiled floors. My method was to spray strong a dilution of Remove and Go onto the Victorian tiles and leave it to soak in for fifteen minutes. Then it was scrubbed in with a black scrubbing pad fitted to a rotary machine. The soil was rinsed off using a minimal of water and extracted with a wet vacuum. Once the floor had dried, I inspected the tiles and could see more work would be needed to get the white tiles really sparkling. For this I went over the floor using a 200-grit resurfacing pad using water to lubricate the process, I also used handheld burnishing blocks of different grits to do the edges. With this extra effort and another rinse with water to remove the soil the floor looked great, and so I left for the day so it could dry out ready for sealing. I came back the next day and started by taking moisture readings with a damp meter to ensure the tiles were dry and ready for sealing. This is important as you don’t want to apply sealer to a damp tile and old floors can suffer from damp issues due to the lack of a damp proof membrane. All was well with the floor, so I was able to move straight onto sealing which started with the application of a single coat of Tile Doctor Colour Grow. This is an impregnating sealer that soaks into the pores of the tile enhancing colour and adding protection. Once this had dried, I followed up with another seven coats of Tile Doctor Seal and Go which adds further protection and leaves a nice subtle sheen to the tiles. The photos on this page are of a Sandstone Kitchen floor at a house in the High Green suburb of Sheffield. The Sandstone tiles looked grubby and needed some love and attention. Our client was getting fed up trying to keep the stone clean, particularly around the kitchen area where cleaning didn’t seem to make much. You can see how dirty it had become on the before picture below, this is stark contrast to the middle of the of the kitchen where the portable kitchen island normally sits. I went to the property to get a better look at the problem floor and carried out a small test clean to see which products and methods would have the best impact. The patch came up really clean without much difficulty, so I was confident on being able to restore its appearance. It was clear to me the original protective sealer had worn off and dirt had become ingrained in the pores of the stone where it was proving difficult to remove. My client was very encouraged by the test clean initial result and agreed to go ahead with the quote. We arranged a suitable time to carry out the work on a day when the family would be out of the way. I started by taping up the area to make sure the skirting and woodwork were protected from splashing. Once done a strong dilution of Tile Doctor Pro-Clean was sprayed onto Sandstone tile and grout. It was left to dwell for approximately ten minutes to help break down all the grime and dirt and was then worked into the stone using a rotary floor machine fitted with a stiff bristled brush. This method totally transformed the dull sandstone, the stunning sandstone colours started to leap out and I could see the stone was well on its way to being transformed. The floor was then rinsed several times with water and the now soiled cleaning solution carefully removed with an industrial wet vacuum. With the floor clean I inspected all the tiles and repeated the process until I was happy the floor was total clean. I should mention It’s not always this easy to clean a stone floor and quite often I find myself having to utilise all sorts of products and methods before I’m totally satisfied it’s as clean as it could possibly be. With the cleaning done I left the floor to dry out overnight aided with heaters and air blowers. I returned to seal the floor the next day checking first that the stone was dry with a damp meter. Leaving the blowers on overnight had helped and the readings I took from the floor confirmed it was now ready for sealing. Earlier I had discussed the different types of sealer available with my clients and they had chosen to have the floor sealed with Tile Doctor Seal & Go. This works really well on Sandstone, enhancing its appearance, improving colour and of course adding protection to the stone to prevent grime and dirt stuck in the pores of the stone. Several coats were applied until I could see if was fully sealed and the right level of finish had been achieved. Sealing a floor can take some time as you need to allow each coat to dry before applying the next. Once done the floor looked meticulously clean and the new sealer had added a lovely subtle sheen to the stone. Very pleased with the finish Cheers Matt we will see you again’ One of the problems we find with many homeowners is that for cleaning they use strong bleach-based cleaning product on their sealed tiles, and this actually strips off the sealer leaving the stone vulnerable to ingrained dirt.
