This paving and planting scheme features new hard landscaping elements and a new planting scheme. Artscape was initially briefed to extend and enhance the patio in the garden of a lovely home in the village of Cookham Dean in Berkshire. Our clients wanted to increase the size of the paved area so they could use it more frequently for relaxing and dining in the sun during the day. As well as increasing its size and practicality, they wanted the terrace to look and feel more inviting. The existing site was a mixture of brick paving, which was slippery underfoot, and tired concrete crazy paving. The patio also had stone retaining walls surrounded by sloped lawns and a few poorly maintained and mismatched shrubs. Redesigned and repaved area We first created a new, larger layout with a series of wider steps closer to the house, making a more inviting and welcoming area. Our landscapers paved the area with coursed sandstone, renowned for its incredible strength and durability. The earthy tones and unique texture of the sandstone gives it a natural timeless look which blends sympathetically with the garden setting. The worn finish of the paving also makes the surface safer to walk on. The edge of the paving curves in line from the end of the house to visually link the areas. Bullnosed edges enhance looks and safety Bullnosing provides the garden step edges with a smooth, luxury appearance, which also enhance safety. Safety is an important factor to consider when renovating or building new steps and paved areas. Smooth, rounded bullnosed steps or edges means there won’t be any harshly cut, sharp edges to injure someone should they trip or fall. Replacing sloped lawns with plants Our initial brief was to create a new planted border just around the paved area. However, after various discussions and designs, our clients decided to follow our recommendation to expand the planting, so it included the whole sloping bank. The planting design also included the addition of small trees to create vertical interest. New nature-friendly planting The planting features an easy-to-maintain mix of perennials, grasses, and shrubs. This adds softness to the seating area and brings an everchanging display of flowers, foliage, textures and colours to the garden. The plants will attract more birds and butterflies to the garden, and will be beneficial for insects too. The lawn was doing very little to support a diversity of insects and birds. Replacing even a small section of lawn with perennial flowers, shrubs, grasses, wildflowers, or groundcovers will benefit nature and wildlife. As well as supporting greater biodiversity, plants are more environmentally friendly than maintaining a lawn. Lawns are drought tolerant and will recover even if the grass has turned brown and patchy in a heatwave. But to keep the lawn looking lush, green, and beautiful in a hot, dry spell will require constant and wasteful watering. The planting is informal and includes grasses, taking inspiration from the fields opposite. Ornamental grasses soften the scheme and bring movement to the garden as they shimmer in the slightest of breezes. Grasses are easy to grow and require little ongoing care. The main maintenance task is to cut the planting back in spring ready for the new growth to come through. To keep the whole project within our client’s budget, we retained the existing walls, simply carrying out some small repairs and modifications where necessary. We were also able to add stunning new atmospheric lighting to the older existing lighting circuit to illuminate the area at night.

We were contacted by a client from the Levenshulme area of Greater Manchester who had just purchased a property there and hated the state of the grout which despite cleaning did not improve. The owner said she could not use the bathroom in this state as it looked disgusting and unclean and was keen to have it renovated. The rest of the house was being redecorated so whilst that was going on, I was called over to have a proper look at the grout and quote for sorting it out. It didn’t take long to understand the issue, is seems the previous owner in an attempt to improve the appearance of the grout had touched it up by applying another thin layer of grout on top of the original. Now both the new and old was starting to flake off making a real mess. I explained to the client we would need to scrape out the new layer, clean the original and then apply a grout colourant to improve the overall appearance. I gave her a price for the work, and she was happy for me to go ahead with the job. My first task was to scrape off the new layer of grout, so I had a stable grout line to work from. I then started cleaning the grout up using a Tile Doctor Grout Colourant Pre-Treater cleaner, this cleans up the grout and being acidic it etches the surface to provide a better base for the grout colourant to adhere to. The dirt was rinsed off and then the area was dried using a heat gun. Once dry I used a Tile Doctor Grout Colourant in Charcoal Grey (one bottle was sufficient). This product is equally effective for interior or exterior applications including bathrooms and kitchens and it is available in ten different colours. The client had requested to darken the grout and give it a completely new modern look. The colourant is painted onto the grout with a small brush and any excess which gets onto the tile is removed with a cloth before it dries. The best thing about the grout colourant is it forms an easy to clean seal over the grout which ensures the grout is protected. Given Ceramic tiles are glazed and therefore don’t need sealing the new combination should ensure the tiles keep their appearance for a very long time with minimal cleaning. The silicone sealant between the bath and the wall tiles looked in good condition and had not discoloured so there was no need for this to be replaced. The bathroom now looked clean and inviting and I’m pleased to report my client was very happy with the completed renovation and was finally happy to use the bathroom! I recommended that for on-going cleaning that they use Tile Doctor Aqua-Pro, this is a pH neutral cleaner with a trigger action for easy application. It can be used in the bathroom every day. Due to its deteriorating condition, the asphalt roll roofing on this ADU required replacement before the Fall rains. Asphalt roll roofing generally lasts only 5-10 years, leading to ongoing maintenance challenges. The original 1×10 sheathing showed significant sagging in several spots, resulting in standing water not suitable for asphalt. Additionally, there was a complete absence of ventilation after improper installation of R-21 fiberglass insulation, leaving no air gap between the sheathing and insulation. A noticeable hump along the center of the roof indicated that the load-bearing wall had been supporting that section since construction, contributing to light sagging between the walls. The old roof was completely removed down to the joists, revealing a solid base for the new installation. The central hump was eliminated by shaving the high point along that line. 2×6 beams were ripped in half then nailed on top of the existing joists, creating a 1.5″ gap for insulation and providing strong attachment points for the OSB sheathing, which was secured with screws to prevent any potential issues with nail heads popping through over the roof’s expected lifespan of over 50 years. The EPDM membrane was then adhered using glue and contact cement along the edges of each sheet, with the ends folded over the roof edges and secured with termination bars. Drip edge flashing was added and taped to ensure a water-tight seal, and EPDM-safe caulking was applied over the seams for additional protection. Finally, all exposed wood was primed and painted. The new roof features a 60mil commercial-grade EPDM rubber membrane, offering a lifespan exceeding 50 years, in stark contrast to the 5-10 year lifespan of asphalt roll roofing. Using two sheets of EPDM for installation streamlined the process, resulting in one single seam across the entire roof, compared to the asphalt roll’s dimensions of 3 feet wide by 33 feet long, which created 8 vertical seams and 9 horizontal seams—significantly increasing the risk of leakage and failure. Wrapping the rubber over the edge of the roof effectively addressed concerns about water infiltration at the edges, an issue prevalent with the asphalt and drip edge interface. Another benefit to removing the splitting 1×10 decking and replacing it with OSB sheathing is the increase in structural integrity, moisture resistance, longevity and consistency. The project successfully transformed the ADU’s roof from a maintenance-prone asphalt roll system to a highly durable 60mil EPDM rubber membrane. By addressing critical structural issues, including sagging sheathing and inadequate ventilation, the team ensured that the new roof not only offers superior water resistance and longevity but also meets higher performance standards for insulation and durability. The replacement process eliminated common weak points, such as numerous seams and poor edge sealing, which were vulnerabilities in the old roofing system. The result is a streamlined, secure installation that provides peace of mind and long-term value, with a lifespan extending well beyond the original roof.

We are excited to announce the new feather in our cap. Tejjy Inc.'s latest government project- partnering with the U.S. Customs and Border Protection Canine Training Center. This project involved the detailed scanning of the facility along with newly deployed HVAC design. Our brief was to provide an accurate and precise detailed as-built model of the existing Canine Training Center of the U.S. Customs and Border Protection. This was needed to plan and execute the renovation of the facility and to ensure functional HVAC system across the structure. Our challenge was to ensure minimal disturbance, as the training facility was fully functional, and activities were ongoing. To tackle this our expert team scheduled scanning and renovation processes and achieved minimal disruptions. Our skilled professional workforce utilized advanced Leica 3D Laser scanning to reality capture precise measurements of the existing structure. The precise point cloud data collected during our non-invasive scanning process was converted into an as-built 3D model. We crafted a Revit model with LOD 300 representing the current geometry of the training center. These accurate deliverables provided by Tejjy enabled the U.S. Customs and Border Protection to efficiently plan and execute the HVAC renovations. The garden design focused on verging wild, intermingled plant communities with the floor-to-ceiling windows of the family's living space to provide ongoing seasonal interest and visual diversity.
