In the family room area, the white fireplace and wall create the perfect focal point for the television mounted above the mantle. In the fireplace we installed a gas insert. We also added wainscoting to camouflage the steel post columns, making them a seamless part of the room. We tore down the walls between four rooms to create this great room in Villanova, PA. And what a difference it makes! This bright space is perfect for everyday living and entertaining family and friends as the kitchen, eating and living areas flow seamlessly. With red oak flooring throughout, we used white and light gray materials and crown moulding to give this large space a cohesive yet open feel. We added wainscoting to the steel post columns. Other projects in this house included installing red oak flooring throughout the first floor, refinishing the main staircase, building new stairs into the basement, installing new basement flooring and opening the basement rooms to create another entertainment area. Sleek and chic. In terms of high-impact, going with a dark wire-brush pattern is a sure way to quickly define a space. Never boring, this modern pattern will set the mood immediately. The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement. Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a “super” commercial spec of 28 mil (0.7 mm). For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors’ 10 year Commercial Warranty. Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating. SIZE MATTERS Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6” or 7” widths, and 36” or 48” lengths. For Modin, we designed our planks to be 9” wide, and 60” long. This extra large size allows our gorgeous designs to be fully expressed. DETAILS THAT COUNT We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks. When added together they help create the unique look that is Modin. DESIGNS THAT INSPIRE We spent nearly a year just focusing on our designs, to ensure they provide the right mix of color and depth. Focusing on timeless wire-brush and European Oak styles, as well as more contemporary modern washes, our collection offers truly beautiful design that is both functional and inspiring.

Relationship: Client Project Date: March 2014 Project Price Range: more than $100,000 Having purchased our first house in Valley Glen, North Hollywood, we were aware it was in need of serious remodeling. A 1950s Ranch-style home, it came complete with peeling wallpaper, musty carpeting, and even some dilapidated walls. As first-time homeowners we were prepared to spend more money to improve it, but weary when we began meeting contractors. Buyer’s remorse already set in when we interviewed several contractors who were either aloof or unscrupulous. Then we were fortunate enough to find Mike Ross. He immediately allayed our stress with his professional and forthright demeanor and his integrity was as rock solid from the day we met him through the several months it took to complete our large renovation. While we had some specific things we wanted in our house, Mike and his team took our wish list and far exceeded our expectations to help truly realize the vision of our dream. Originally a three-bedroom, fourteen-hundred square foot home, our remodel brought an addition of a thousand square feet as well as an overhaul of the landscape; this prospect was particularly daunting for uninitiated owners such as us, but Mike’s consummate professionalism shone through and made the task exponentially less stressful for us. As well as a new 850 sf Master Bedroom, including a fireplace, and a steam unit in the bath, we added a cozy home theater room, laundry room, and the once forgotten backyard brought a new deck and patio with a trellis. Furthermore, because we went green and made it a smart home, we’re already more energy efficient. In several rooms, as well as the main hallway, for example, Mike installed solar tubes and the amount of natural light that bathes the house is amazing. Even my mom, when she came to visit, was always looking for a light-switch. As our contractor, Mike Ross took the reins to steer the project and keep it on course and he did so exceptionally. Mike and his team were as attentive to the quality of every nook and corner and he always sought our approval and happiness. Consistently communicative, he always kept us in the loop about progress and was always there to answer any questions and concerns. When an unforeseen contingency did arise, Mike assuaged our concerns by taking action ASAP to rectify the problem. Mike’s team, too, all take pleasure in their efforts. An eclectic group of skilled artisans and craftsmen, they are all polite, punctual, and proud of their work. Thank you, Mike Ross, for your outstanding leadership, your impeccable standards, and your commitment to our happiness. Dale & Helen Keis

Off the back of the house is a very private deck made of Azek. It has a redwood cedar open trellis over the hot tub. The stone walkway was constructed out of reclaimed Belgian block and was laid in circular pattern. In this classic English Tudor home located in Penn Valley, PA, we renovated the kitchen, mudroom, deck, patio, and the exterior walkways and driveway. The European kitchen features high end finishes and appliances, and heated floors for year-round comfort! The outdoor areas are spacious and inviting. The open trellis over the hot tub provides just the right amount of shelter. These clients were referred to us by their architect, and we had a great time working with them to mix classic European styles in with contemporary, current spaces. We met these clients through a referral from a previous client. We renovated several rooms in their traditional-style farmhouse in Abington. The kitchen is farmhouse chic, with white cabinetry, black granite counters, Carrara marble subway tile backsplash, and a beverage center. The large island, with its white quartz counter, is multi-functional, with seating for five at the counter and a bench on the end with more seating, a microwave door, a prep sink and a large area for prep work, and loads of storage. The kitchen includes a large sitting area with a corner fireplace and wall mounted television. The multi-purpose mud room has custom built lockers for coats, shoes and bags, a built-in desk and shelving, and even space for kids to play! All three bathrooms use black and white in varied materials to create clean, classic spaces. RUDLOFF Custom Builders has won Best of Houzz for Customer Service in 2014, 2015 2016 and 2017. In this transitional farmhouse in West Chester, PA, we renovated the kitchen and family room, and installed new flooring and custom millwork throughout the entire first floor. This chic tuxedo kitchen has white cabinetry, white quartz counters, a black island, soft gold/honed gold pulls and a French door wall oven. The family room’s built in shelving provides extra storage. The shiplap accent wall creates a focal point around the white Carrera marble surround fireplace. The first floor features 8-in reclaimed white oak flooring (which matches the open shelving in the kitchen!) that ties the main living areas together. Highlights include converting the attic into completely new third floor bedrooms and a bathroom; a light and bright gray and white kitchen featuring a large island, white quartzite counters and Viking stove and range; a light and airy master bath with a walk-in shower and soaking tub; and a new exercise room in the basement. Entered by a pocket door, the laundry room is anchored by a beautiful black and white, patterned, cement tile floor. The white shaker cabinets feature eye catching hardware. After tearing down this home's existing addition, we set out to create a new addition with a modern farmhouse feel that still blended seamlessly with the original house. The addition includes a kitchen great room, laundry room and sitting room. Outside, we perfectly aligned the cupola on top of the roof, with the upper story windows and those with the lower windows, giving the addition a clean and crisp look. Using granite from Chester County, mica schist stone and hardy plank siding on the exterior walls helped the addition to blend in seamlessly with the original house. Inside, we customized each new space by paying close attention to the little details. Reclaimed wood for the mantle and shelving, sleek and subtle lighting under the reclaimed shelves, unique wall and floor tile, recessed outlets in the island, walnut trim on the hood, paneled appliances, and repeating materials in a symmetrical way work together to give the interior a sophisticated yet comfortable feel. In the kitchen we re-worked a load-bearing wall to create a peninsula, opening the kitchen to the family room. The large windows, custom white and glass cabinetry, white quartzite counters and white marble backsplash work beautifully together to create a light-filled airy kitchen. The custom hood and pot filler over the range and the custom cabinetry and storage are special touches that we added to tailor this kitchen to the homeowners. Throughout the first floor, we added new red oak flooring. The main projects in this Wayne, PA home were renovating the kitchen and the master bathroom, but we also updated the mudroom and the dining room. Using different materials and textures in light colors, we opened up and brightened this lovely home giving it an overall light and airy feel. Interior Designer Larina Kase, of Wayne, PA, used furniture and accent pieces in bright or contrasting colors that really shine against the light, neutral colored palettes in each room. What a treat it was to work on this 190-year-old colonial home! Since the home is on the Historical Register, we worked with the owners on its preservation by adding historically accurate features and details. The stucco is accented with “Colonial Blue” paint on the trim and doors. The copper roofs on the portico and side entrance and the copper flashing around each chimney add a pop of shine. We also rebuilt the house’s deck, laid the slate patio, and installed the white picket fence. Who wouldn’t want to relax in this family room? To brighten this formally dark room, we painted the wood trim white, which really highlighted the huge circle top window and French doors and added shiplap to the ceiling. The new red oak floor adds even more warmth and luxury to the space. This farmhouse style home in West Chester is the epitome of warmth and welcoming. We transformed this house’s original dark interior into a light, bright sanctuary. From installing brand new red oak flooring throughout the first floor to adding horizontal shiplap to the ceiling in the family room, we really enjoyed working with the homeowners on every aspect of each room. A special feature is the coffered ceiling in the dining room. We recessed the chandelier directly into the beams, for a clean, seamless look. We maximized the space in the white and chrome galley kitchen by installing a lot of custom storage. The pops of blue throughout the first floor give these room a modern touch. The sleek yet traditional kitchen has gray and white quartzite counters, a porcelain tile backsplash with a gray Carrera marble accent, and a paneled refrigerator. The large island has seating for six and a lot of storage. A beverage center is a really convenient feature of this great room. Chrome pendant lights and fixtures and stainless-steel appliances really give this kitchen a clean look. Staircase - mid-sized traditional wooden straight wood railing staircase idea in New York with painted risers

Complete renovation of a colonial home in Villanova. We installed custom millwork, moulding and coffered ceilings throughout the house. The stunning two-story foyer features custom millwork and moulding with raised panels, and mahogany stair rail and front door. The brand-new kitchen has a clean look with black granite counters and a European, crackled blue subway tile back splash. The large island has seating and storage. The master bathroom is a classic gray, with Carrera marble floors and a unique Carrera marble shower. RUDLOFF Custom Builders has won Best of Houzz for Customer Service in 2014, 2015 2016 and 2017. We completely renovated this Haverford home between Memorial Day and Labor Day! We maintained the traditional feel of this colonial home with Early-American heart pine floors and bead board on the walls of various rooms. But we also added features of modern living. The open concept kitchen has warm blue cabinetry, an eating area with a built-in bench with storage, and an especially convenient area for pet supplies and eating! Subtle and sophisticated, the bathrooms are awash in gray and white Carrara marble. We custom made built-in shelves, storage and a closet throughout the home. Crafting the millwork on the staircase walls, post and railing was our favorite part of the project.
