Inspiration for a coastal bathroom remodel in Los Angeles

This master bath remodel is a major lifestyle enhancement for a disabled client. The newly constructed shower was created with numerous Universal Design and Aging in Place features for all three people who use the shower, the client, her husband and the caregiver. Small slip-resistant tiles were selected for the floor and the bench gives the option to sit or stand, to help prevent back strain. The floating bench is also designed for the husband, for present and future use as he grows older. Non-institutional looking decorative grab bars and shampoo niches are strategically placed at sitting and standing heights for easy reach. A beautiful bay window ledge holds shower supplies and decorative accessories. The spacious roll-in shower allows the woman to enter on her scooter. Her caregiver can safely transfer her to the shower chair, remove the original scooter from the wet area, and then have the necessary room to maneuver all around the client for comfortable and safe bathing. A stationary shower head was included, as well as a handheld shower head on a slide bar with it’s own temperature control. The main shower head control is positioned at the front entrance to warm up the water before entering, preventing cold water shock. A heat / vent / light was also added to aid in air quality control. This reinterpretation of the classic American Foursquare features a floor plan for modern family living and 21st-c. energy efficiency and technology. The home is right-sized for a family of 6, and designed to be healthy, efficient, affordable, and a complement to its neighborhood. As a Passive House, it uses only about a tenth of the heating and cooling energy of a built-to-code home, and about 70% less energy overall; it is also designed to be Zero Energy Ready, meaning that with the addition of a solar electric array, the house can produce as much energy as it uses. Indoor air quality and occupant health are a primary objective as well, so no-added-formaldehyde panel materials, no-VOC, non-toxic paints, and Greenguard certified sealants, caulks, and adhesives were used along with a continuous demand-controlled ventilation system to provide superior air quality.

The timeless quality of this collaboration is most visible in the ribbon stair and the raked stucco walls on the exterior facade. Working hand in hand with local artisans, layers of wood and plaster were stapled, raked, sanded, bent, and laminated in order to realize the curve of the stair and the precise lines of the facade. In contrast to the manipulation of materials, a garden courtyard and spa add an intimate experience of nature within the heart of the home. The concealed space is a case study in contrast from the lush vegetation against the stark steel, to the shallow hot plunge and six-foot deep cold plunge. The result is a home that elevates the integrity of local craft and the refreshment of nature’s touch to augment a lifestyle dedicated to health, artistry, and authenticity.

We wanted to create a comfortable and tranquil retreat in this sunroom, a place where my clients could lounge and escape the world. We used oversized chaises, a soft color story, and interesting textures to accomplish this relaxed aesthetic. We layered warm, sandy creams and soft grays to create a casual, monochromatic palette that lends itself to a more subdued eclectic vibe and a truly relaxed atmosphere. We also made sure to incorporate a whole jungle worth of plants! Plants are the best way to bring life into your home. Not only do plants beautify your space, but they also have some pretty wonderful health benefits! They detoxify your home by improving indoor air quality. They are also known to boost your mood & lift your spirit!

The owners of this home came to us with a plan to build a new high-performance home that physically and aesthetically fit on an infill lot in an old well-established neighborhood in Bellingham. The Craftsman exterior detailing, Scandinavian exterior color palette, and timber details help it blend into the older neighborhood. At the same time the clean modern interior allowed their artistic details and displayed artwork take center stage. We started working with the owners and the design team in the later stages of design, sharing our expertise with high-performance building strategies, custom timber details, and construction cost planning. Our team then seamlessly rolled into the construction phase of the project, working with the owners and Michelle, the interior designer until the home was complete. This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Our client’s goal was to create a small, high-performance, healthy home for herself and her teenage son while providing a place for her father to age in place. An attached private accessory dwelling provides a space for him as well as flexibility in the future. The new home was designed to minimize its footprint on site, made smaller than the original 1930’s house. Embracing adaptability and efficiency, the residence includes two dwellings: a one-bedroom 795 square-foot accessory dwelling at the lower grade and a two-story 1330 square-foot primary dwelling located above. Involved in all aspects of project execution, our client oversaw the process by living in a used trailer parked in the backyard throughout the project’s construction. Family-Share focused on maximizing the footprint’s performance, access to natural light and the health of the occupants. Sustainable features include high-performance glazing, solar preheat for domestic and hot water in-floor heating and reclaimed fir car decking rainscreen siding.
