RIGHT in swing- Rain Glass, Custom handles INCLUDED Door Specifications 1. 12 Gauge, Standard door jamb is 2” X 6” widths in 2.5 mm tube. 2. Door sheet is made of 2” X 6” 2.5 mm tube. 3. Our scroll work is hand forged using 5/8” solid iron. 4. The doors come on a pre-hung steel frame. The steel frame supports the weight on the doors and allows easy installation. The frame is equipped with mounting flanges to secure the frame into the framing with lag bolts. 5. Prior to painting, the doors are sand blasted, hot zinc coated for rust protections, then primed with a two part epoxy primer and faux painted with high quality acrylic paint, the clear-coated. Before the clear-coat application is applied the door is baked at 80 degrees for 30 minutes. This hardens the finish for maximum protection from the elements. 6. Doors are equipped with interior glass panels that open independently from the door. This feature allows for ventilation, cleaning and security by keeping the door closed and locked between homeowner and the outside party. 7. The glass comes installed and the glass frame can be prepared for either 5/16” tempered glass or 11/16” insulated tempered glass. All doors require tempered glass to insure safety code requirements. 8. All doors utilize a mortise and tendon type ball bearing hinge with grease fittings. 9. All doors come insulated with high quality foam insulation that is pumped into the jamb and also into the style of the door sheet. 10. A rubber weather stripping is used around the door frame, the glass frame. Aluminum or iron sill is included. 11. CAD drawings are created to insure that the right design size and configuration meet all the customers’ needs. Foot bolts and head bolts are used on double door units. The flush bolt is the mechanism that locks the inactive leaf of the double door unit. The head bolt locks into the top of the door frame and the foot bolt locks into the threshold/floor. 12. Doors can be manufactured to swing in or out. Arches are available in half circle, eyebrow and elliptical as well as rectangle. When we found out we were expecting in June, we had already put a plan in motion to merge our home offices to eventually make way for a nursery. After the excitement of the big news we kicked it into high gear! First off we painted the room a crisp white to contrast from the past 2 tone dark office colours. Our amazing painter Carolyn from Roll Her Sleeves then traced out and painted our vision for the mural. At first we wanted to go very minimal but after looking at it for a few weeks, we asked her to come back and add a forefront layer of grey mountains, details in the peaks and the yellow sun. During that time the search for the perfect modern crib was on. We found the Hudson model from Babyletto which we loved from one of our suppliers in the states but after duties and shipping it ended up being more practical to buy it here in town. At the Artemano opening we hosted in November, we connected with Jonathan from Obasan mattresses. He graciously offered to supply us with one of their locally made high quality mattresses. We can’t wait for our baby boy to sleep on it! Our rocking chair has quite the story behind it. We originally found it for $8 ( yes eight ) dollars last spring. We weren’t sure at the time where and how we were going to use it so we had stored it in one of the garages where we were keeping furniture for an ongoing model home project. One morning we arrived and noticed the chair was missing. We made a call to our construction contact and he relayed the message. Next thing we know a worker was jumping in the garbage bins across the street. They had believed the chair was to be thrown away. Although a bit dusty it was recovered in decent shape. A few months passed and we started entertaining the idea of using it as our rocker. We asked Melissa’s dad if he would be interested in converting it to a rocker for us, and always up for a challenge he accepted and came through big time! At least was the task of reupholstering. We kind of liked the fun bright orange it was but decided to keep it safe with a nice grey material. After trying numerous curtains ( we lost count ) we finally settled on a old fav, the west elm chevrons. As well, 3 or 4 rugs were attempted until we tried the yellow rug from Urban Barn and instantly knew that was the one. We slid a couple small Ikea hacks in there. We wrapped an inexpensive floor lamp with rope to give it a different look ( and hide the silver since everything is brass ) and spray painted the shelf hinges to match the rest of the finishes. The wood tone kitchen cabinets are made of butternut wood, instantly warming the atmosphere. The perimeter and island cabinets are painted and captivating against the limestone counter tops. A custom steel hammered hood and Apex wood flooring (Downers Grove, IL) bring this room to an artful balance. Dirty Paint-Marked Victorian Tiled Entranceway Restored in Roundhay

Roundhay is an affluent area of North Leeds which is well-known for the fantastic Roundhay Park. The park is large enough to contain two lakes, extensive woodland, formal gardens and even golf courses! It’s the premier attraction for anyone fortunate enough to live in the area, or anyone visiting from nearby. I recently visited a customer who lives in Roundhay and was looking for help in restoring the small Victorian tiled entranceway at the front of her house. The tiles were in a shocking state, but it’s not hard to imagine why – the entrance to a house receives a lot of foot traffic and is not typically taken care of regularly. These tiles were also marked with paint splashes left over from decoration work, making them look even worse. The appearance of the entranceway did not set the right standard for the rest of the house, so the property owner was keen to have it restored professionally. I informed the customer that I could have the tiles rejuvenated within a day’s work. To begin, I used a scrapper and wire wool brush to manually remove some of the most stubborn paint marks. Following this, I applied a strong solution of Tile Doctor Remove and Go, before leaving the product to dwell for about an hour. Remove and Go is multi-purpose stripping agent that can remove any adhesive and paint deposits, as well as many types of old coatings and sealers. To work the product deep into the tiles, I agitated with an abrasive cleaning pad and then rinsed the area with fresh water. This had the desired affect and all the unsightly paint marks were removed. Next, I gave the floor another thorough clean to remove any general muck and ingrained dirt. This was done using our high-alkaline cleaner, which we typically use on Victorian tiles, known as Tile Doctor Pro-Clean. In fact, Pro-Clean is a very reliable cleaner for all types of tile and grout including natural stone, Limestone, Slate and Travertine, amongst others. Since I told the customer I would able to finish the job within a day, I dried the floor quickly using a heat gun so it could be sealed there and then. To seal the floor, I applied four coats of Tile Doctor Seal and Go, which is a topical sealer formulated to provide maximum protection along with a high-quality, low sheen finish. As you can see from the photos above, the entranceway was absolutely transformed. These tiles are now a true asset to the rest of the property, rather than looking out of place! I’m please to say my customer was amazed by how quickly such a big difference could be made and left the following glowing feedback. I can’t believe the before and after pictures. The restoration of the tiles is top quality, they are so much brighter and richer in colour – especially without the garage paint hiding the detail!
