A small backyard and sloped front yard in the Washington Park area had some unique challenges, especially in terms of creating an inviting space for entertaining and relaxing in the backyard. Retaining walls in the front, complete with young perennials that will quickly grow to create a lush, multi-textured frame around the house, immediately create subtle lines and visual interest in front. The beautifully hardscaped backyard creates outdoor rooms, ideal for entertaining outside and making the most of a limited space. O’Brien Harris also fully paneled the great room, adding built-in bookcases and reshaping existing arches to bring depth, warmth, and architectural continuity. The galley-style kitchen is now the heart of the home. Designed for a family that loves to cook and entertain, it features a central island and a secondary wall of storage with floor-to-ceiling cabinetry to house refrigeration, freezer drawers, and extensive dish storage, outfitted with a library ladder. The cabinet finishes are a blend of painted surfaces and light oak, offering warmth without heaviness. Icebox-style strap hinges and latches bring refined vintage character to the space while emphasizing functionality with beauty. In the primary bath, O’Brien Harris introduced painted cabinetry beneath a waterfall stone counter to coordinate with upholstered panels and full marble finishes. His-and-hers vanities and custom stone flooring complete the serene, tailored retreat. This was a deeply transformative project, not only in terms of layout, but in the way the spaces now flow and function together—with O’Brien Harris cabinetry anchoring it all in timeless craftsmanship.

Guest Room On A Tight Budget. I Spy’s mission was to prepare the basement apartment as a master suite guest room. Which meant it needed to be furnished, while keeping in mind the visitors would be short term. This project was a quick remodel (two weeks) in a Victorian house located in the Haight Ashbury neighborhood of San Francisco, California, the site of the historic 1967 Summer Of Love. For our full gut renovation of this Manhattan loft penthouse, we partnered with architecture firm Todd Zwigard Architects. Many of our clients know us as experts in the full design-build approach, where we handle every aspect of the project. But in this case, architectural plans were already drawn, the full schedule was finished, and our clients needed a partner to execute on the architectural plans – enter Gallery. Construction management is as vital to a project as the design phase, so we’re happy to offer our expertise in this type of scenario. A DIFFERENT APPROACH Construction and design are often the face of most renovations, but the planning and follow-through are naturally just as necessary to make it all come together. The project itself was a fairly straightforward gut renovation of the loft. Everything was included: new floors, a new kitchen, new bathrooms, new lighting. Our task was to manage every aspect of the construction, ensuring that the planning work of Todd Zwigard Architects was executed to the exact vision imagined for this Manhattan loft renovation. CONTEMPORARY GOES ECLECTIC Although we didn’t contribute to the aesthetic of the interior design in this project, we did carry out the plans that brought it life. The tone was very modern, with some eclectic touches. The kitchen, featuring an island with a baby blue lacquered finish, blends contemporary clean lines into an industrial-tinged, almost futuristic aesthetic. Reclaimed wooden doors and art pieces collected throughout the years are an ode to the client's travels, an artistic touch from Todd Zwigard Architects. LET’S TALK Quality of work is of course important, but there are several components of construction management that are equally vital: communication; processes that make sure you're able to adhere to schedules; protocols with both safety and communication. You might say this is the nerding out of the construction process. It’s not often the face of a project, but it’s absolutely massive in terms of carrying out a successful renovation, whether it’s a penthouse loft in Manhattan, a condo in Prospect Heights, or a kitchen in a Brooklyn brownstone. Quality construction management is probably one of the biggest ways to separate professional contractors from those who aren’t. ART FROM CHAOS This was such a large project, so our ability to procure and source all the finishes and fixtures was hugely important to our clients. The sheer number of floors, tiles, and plumbing fixtures alone that need to be ordered, in addition to everything else, plus figuring out lead times, shipments, deliveries, and inspections. It can quickly become chaotic, but there’s an art to the planning and organization, and we’ve mastered it. The larger a project is, the more likely that havoc will rear its head. The antidote is not only really proper planning and construction management, as we achieved in this Manhattan loft penthouse renovation, but also a great working relationship with everyone else involved in the project: contractors, architect, and clients alike. Designed By: Sarah Buehlman Marc and Mandy Maister were clients and fans of Cantoni before they purchased this harbor home on Balboa Island. The South African natives originally met designer Sarah Buehlman and Cantoni’s Founder and CEO Michael Wilkov at a storewide sale, and quickly established a relationship as they bought furnishings for their primary residence in Newport Beach. So, when the couple decided to invest in this gorgeous second home, in one of the ritziest enclaves in North America, they sought Sarah’s help in transforming the outdated 1960’s residence into a modern marvel. “It’s now the ultimate beach house,” says Sarah, “and finished in Cantoni from top to bottom—including new custom cabinetry installed throughout.” But let’s back up. This project began when Mandy contacted Sarah in the midst of the remodel process (in December 2010), asking if she could come take a look and help with the overall design. “The plans were being drawn up with an architect, and they opted not to move anything major. Instead, they updated everything—as in the small carpeted staircase that became a gorgeous glass and metal sculpture,” Sarah explains. She took photographs and measurements, and then set to work creating the scaled renderings. “Marc and Mandy were drawn to the One and Only Collection. It features a high-gloss brown and white color scheme which served as inspiration for the project,” says Sarah. Primary pieces in the expansive living area include the Mondrian leather sectional, the Involution sculpture, and a pair of Vladimir Kagan Corkscrew swivel chairs. The Maisters needed a place to house all their electronics but didn’t want a typical entertainment center. The One and Only buffet was actually modified by our skilled shop technicians, in our distribution center, so it could accommodate all the couple’s media equipment. “These artisans are another one of our hidden strengths—in addition to the design tools, inventory and extensive resources we have to get a job done,” adds Sarah. Marc and Mandy also fell in love with the exotic Makassar ebony wood in the Ritz Collection, which Sarah combined in the master bedroom with the Ravenna double chaise to provide an extra place to sit and enjoy the beautiful harbor views. Beyond new furnishings, the Maisters also decided to completely redo their kitchen. And though Marc and Mandy did not have a chance to actually see our kitchen displays, having worked with Sarah over the years, they had immense trust in our commitment to craftsmanship and quality. In fact, they opted for new cabinetry in four bathrooms as well as the laundry room based on our 3D renderings and lacquer samples alone—without ever opening a drawer. “Their trust in my expertise and Cantoni’s reputation were a major deciding factor,” says Sarah. This plush second home, complete with a private boat dock right out back, counts as one of Sarah’s proudest accomplishments. “These long-time clients are great. They love Cantoni and appreciate high quality Italian furnishings in particular. The home is so gorgeous that once you are inside and open the Nano doors, you simply don’t want to leave.” The job took almost two years to complete, but everyone seems quite happy with the results, proving that large or small—and in cases necessitating a quick turnaround or execution of a long-term vision—Cantoni has the resources to come through for all clients.

In terms of high-impact, going with a dark wire-brush pattern is a sure way to quickly define a space. Never boring, this modern pattern will set the mood immediately. The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement. Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a “super” commercial spec of 28 mil (0.7 mm). For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors’ 10 year Commercial Warranty. Beyond our superior wear-layer, we also use a patented click mechanism for superior hold, and a ceramic-bead coating. SIZE MATTERS Wider and longer planks create a sense of space and luxury. Most vinyl floors come in 6” or 7” widths, and 36” or 48” lengths. For Modin, we designed our planks to be 9” wide, and 60” long. This extra large size allows our gorgeous designs to be fully expressed. DETAILS THAT COUNT We made sure to get all the details right. Real texture, to create the feel of wire-brushed wood. Low sheen level, to ensure a natural look that wears well over time. 4-sided bevels, to more accurately emulate the look of real planks.
