Earlier this year I was invited over to a property in the village of Silfield near Wymondham in Norfolk to inspect a Limestone tiled floor. Now I don’t usually quote my clients, but this is how the owner of the property had described the floor in the enquiry I received from Tile Doctor. “Grout Black, where tiles have divots, dirt is encased, plus no shine to floor, sealant non-existent.” The problems listed were quite comprehensive and having had chance to survey the floor we found them to be quite accurate and really could not disagree with her comments! The Limestone tiles had been laid throughout the Kitchen diner and it was clear the sealer had worn off completely allowing dirt to become ingrained in the Limestone tiles and especially the grout which had turned black. I understood from the owner that the grout lines should have been a pale cream colour rather than the black it was now, additionally the natural pitting in the Limestone was full of the same black contaminants. I ran a quick water test on the tiles to see if there was a seal present and it confirmed that if there had ever been one it was now completely compromised. The lack of sealer had allowed all liquid spills and dirt to soak straight into the tile making it dirty and exceedingly difficult to clean. A large birthday celebration party had been planned and our client was desperate for the floor to be brought back to life beforehand. Although I couldn’t start immediately due to other commitments, it was able to return in time to get the floor clean for the party. Our first job was to tackle the severe soiling trapped in the pits and grout lines. To do this a very strong dilution (2:1 ratio) of Tile Doctor Pro-Clean was applied to the floor and left to soak into the tile and grout for about 10 minutes. Then is was scrubbed into the tiles with help from a rotary buffer fitted with a soft/medium long-bristled nylon brush. The resulting slurry was then power rinsed with 60-degree hot water and extracted with our 400psi machine which jetted out all the black, oily contaminants from the grout and pits. The floor was speed dried with the assistance of a large air mover. Once dry to the touch our attention was turned to filling the now exposed pitts in the Limestone tiles and two cracks with an appropriately coloured fast cure epoxy compound. Having allowed the filler time to reach full hardness, we ground down the excess material with 100 and 200 grit hand burnishing blocks in preparation for the next stage. We find the best way to renovate the appearance of stone is to use a process called burnishing which hones the stone and beings up the polish. For this you need a set of 17-inch diamond encrusted burnishing pads. The pads fit the rotary buffer and are applied to the floor in sequence from 400, 800 and then 1500 grit using water to lubricate the process. The waster turns into a slurry as you work, and this is then rinsed off the floor with water after each pad and extracted using a wet vacuum. The floor was then left to dry thoroughly overnight with the assistance of our large capacity dehumidifier. Returning the following day, we thoroughly vacuumed the floor to remove any remaining powder and grit left from the previous day’s wet work before spray burnishing the surface with a Tile Doctor 3000-grit diamond pad. This last pad really beings up the polished appearance of the Limestone and gave the tiles a deep and rich shine. This last pad is applied without water and so leaves the floor dry and ready to for a new sealer to be applied. Our sealer of choice was Tile Doctor Ultra Seal, it’s a premium penetrating sealer that soaks into the pores of the stone protecting it from within. Ultra-Seal doesn’t alter the natural appearance of the stone giving it undetectable protection from staining. Having allowed the sealed floor to dry with the assistance of our air mover, the whole area was buffed using a white buffing pad and a small amount of finely sprayed water to remove any light smearing before vacuuming once again to finish. My client was delighted with the result and left the following feedback for us: “Totally renewed two flooring areas in our house to what looks like a recently laid floor. I have already had so many compliments without even telling people it had been professionally cleaned! Nick and Sue are always very easy to have about, inconspicuous and hard working. My client had recently moved into a bungalow in Godalming where they inherited the Limestone tiled kitchen floor pictured below. The previous owner had not looked after the floor very well and by the time they moved in it was pretty filthy. Limestone is a natural but porous stone where, unless sealed, attracts dirt into its tiny holes and as you would expect Cream Limestone shows the dirt easily. The protective seal had long since worn off this floor and was now ingrained with dirt it was now looking permanently dirty. Before quoting I conducted a small test clean to work out the best method to renovate the stone and this also gives the client a good idea of how the floor will look after its finished. They were delighted with the initial result and happy with my quote gave me the go ahead. On arrival first I helped the customer remove his tables and chairs and I then set about tapping up the plinths in the kitchen and the skirtings to protect them from cleaning solutions and equipment. The cleaning equipment I have invested in works more efficiently in open spaces, so it’s worth spending time at the beginning preparing the area first. Next, I used a deck brush to apply a mixture of water and Tile Doctor Pro-Clean to the dirtiest tiles. Tile Doctor Pro-Clean works well when left to dwell for ten minutes or so. I also applied the same product to the grout over half the room so it could get a head start breaking down the dirt. Then using a stiff brush, I scrubbed the grout clean. Once it was worked loose, I extracted the now dirty solution with a wet vacuum. With the grout clean I turned my attention back to the tiles with where the Pro-Clean had been left to soak in. Giving them a quick brush, I noted that what appeared to be permanently ingrained dirt had now come loose. To get the tiles really clean I used a 17″ rotary machine fitted with diamond encrusted buffer pads. This removes the tiny dots of dirt on the stone and with it comes any existing sealer and dirt. A set of four burnishing pads were used, starting with a 400-grit, and finishing with a 3000-grit pad. The first 400-grit pad is coarse, and the grits become smoother as you work through the set. Water is used to lubricate the process and the released dirt is extracted in-between using the wet vacuum mentioned earlier. This process does take time but by the end of day one the floor was looking a lot better. The next step is sealing however the floor needs to be bone dry for that, so I left a couple of industrial fans in place and left the Limestone to dry off overnight. Returning the following day my first job was to ensure the floor was dry by taking multiple moisture readings with a damp meter. The readings were good, so I was able to make a start applying the sealer which for this floor was Tile Doctor Ultra Seal. Ultra-Seal is an impregnating sealer that soaks into those small holes in the stone I mentioned earlier, I occupies the pores thus preventing dirt from becoming ingrained. The other feature of this sealer is it doesn’t change the appearance or colour of the stone leaving it with a very natural finish. Two coats of sealer were applied, leaving the seal to dry between each coat. After the final coat was dried, I gave it a final polish with a soft nylon pad and the floor was finished. Before leaving we discussed after care which for this floor, I recommended Tile Doctor Stone Soap and I requested that the customer to stay out of the kitchen for a couple of hours while the sealer cured. This client from North London had recently bought a property in Highgate N6 and during renovation had discovered an original Victorian tiled floor in the hallway. The floor was laid in a classic black and white diamond pattern but unfortunately a large section was missing and had been filled with concrete. Furthermore, most of the remaining floor had been covered in cement and glue. I carried out a survey of the floor to determine the main issues and was then able to email over a quote later that day that included rebuilding the missing section of flooring. I suspect the floor had been excavated at some point in the past to install central heating and then rather than have the excavated section restored it was simply back filled and then levelled with a cement screed before finally gluing down a carpet on top. Once the quote was accepted, I sourced replacement tiles from the Vintage Floor Tile company. Situated in Kent they are a reclamation yard that specialises in supplying original geometric and encaustic tiles including the major historical makers such as Minton and Craven Dunnill. Armed with replacement tiles I started by removing the concrete that had been used to backfill the missing section and prepare a new surface for tiling with quick drying cement. When ready I was able to carefully build back the original pattern using the replacements. The tiles were secured with tile adhesive and once that had gone off, they were grouted. The floor was left to set fully overnight and then the next day I was able to return and clean the whole floor using a strong dilution of Tile Doctor Remove and Go. As usual this was left to soak into the tiles for a good ten minutes before being scrubbed into the tiles using a black scrubbing pad. The Tile Doctor Remove and Go did a good job of cleaning the floor and the cleaning solution soon turned black with dirt during the scrubbing. The floor was rinsed with water and the soil extracted with a wet vacuum. After inspecting the floor any areas that needed further work were hand scrubbed and rinsed again until I was happy the floor was clean. The last part of the cleaning process was to give the tiles an acid wash using Tile Doctor Acid Gel which further cleans the floor by removing old cement residue and grout haze. It also neutralises efflorescent salts in the tiles which are a common issue with floors of this age with no damp proof membrane. After another rinse and extraction, the floor was given a final rinse and then dried as much as possible using the wet vacuum. I left the floor to dry out for a couple of days before returning to apply a protective sealer. Tile and Stone should be dry before sealing so I use a damp meter first to double check. All was well so to seal the tiles I proceeded to apply the first of what would be three coats of sealer. I used Tile Doctor Colour Grow for this, it works by impregnating the tile occupying the pores and thereby preventing dirt from becoming ingrained there. This product also enhances the black and white colour of the tiles and makes the floor much easier to clean. Once done the floor was transformed and needless to say my customer was very pleased with the result. For the aftercare of Victorian Tiled floors, I recommend the use of a ph neural tile cleaner such as Tile Doctor Neutral Cleaner; most supermarket tile cleaners are simply too strong for use on sealed floors and can strip off the sealer prematurely. Grout haze or grout smears as it is often called can be a huge problem when laying tiles. Grout haze is basically grout that has been left to dry on the surface of the tile after installation. It’s a common problem which is exacerbated by the use of quick drying products. Take for example this interesting Wood Effect Ceramic Tile installation at a house in Guildford following installation by a builder. I was a bit slow in following up on the initial enquiry as we had been very busy so by the time, I got in touch I was told they had employed someone else to carry out the work. I apologised for my late response and said to call me if he needed help in the future. Three days later I got a call so we arranged a visit so that I could carry out a test and quote a price. As it turns out the builder had returned and failed to remove the grout haze and so had a rival firm that seemed more interested in selling unnecessary sealer than fixing the problem. I was astonished to see what a state the builder had left his floor. Grout was all over the floor with footprints walked across thresholds and more. I could understand it if there was some grout was missed after installation but not to this level! I carried out a successful test and confirmed to the customer that there was absolutely no need to rip and replace his £2k floor. We agreed a date to resolve the problem and to say he was relieved was an understatement! The builders had used Mapei grout which contains polymers. Polymers offer better flexibility and adhesion, however in order to remove the grout haze we would first need to break down the polymers in the grout first and this is why the rival firm failed. With that in mind, my first action was to apply Tile Doctor Remove and Go to the floor and leave it to dwell for five to ten minutes. I then worked it into the tile using a scrubbing pad fitted to a rotary machine. After washing the soil away with warm water and extracting with a wet vacuum I applied Tile Doctor Grout Clean-up to treat the grout. Grout Clean-up is an acid-based product that breaks down the grout so it can be rinsed away and extracted as before. Afterwards I rinsed the floor with warm water and extracted again to remove any trace of product and neutralise the floor. After removing as much moisture as possible with the wet vacuum I speed dried the tiles with a blower. Ceramic tiles won’t accept a sealer so once the floor had dried the job was finished and it took less than a day. The customer was over the moon with the difference. While his floor was in such a state, he has been unable to bring in new furniture as the serious possibility of removing the tiles was hanging over him. Relieved that the problem was now resolved he kindly left the following review: “I had a floor that had just been laid with very heavy grout haze. I had already had advice from two other professional floor cleaners who had advised me that the floor was irreparable and would need to be pulled up. As soon as I spoke with Rupert, it was clear he was extremely knowledgeable. He asked questions none of the other companies had. By understanding the specific nature of the problem, he was able to solve it by first removing the grout polymers and then applying an acid wash. The floor came up brilliantly. When you discover an old Victorian tiled floor underneath carpet, the first question that will probably pop into your mind is: can it be restored? The answer, in the majority of cases, is yes. In fact, Tile Doctor has completed hundreds of Victorian tiled floor restorations. Victorian tiles have a timeless quality about them and are still popular for residential use even in the twenty first century. What you can usually expect upon lifting your carpet is for the tiles to be covered in carpet adhesives and grippers, as was the case with this particular example of a Victorian Tiles hallway floor at a property in Bedford. Sometimes you might also find paint splashes or other staining left over from decoration work. And, of course, the tiles will be dirty and in much need of a deep clean. These issues spoil the original appearance of the tiles, but with the right methods and products, a complete restoration can be achieved quickly and cost-effectively. My first task upon arriving at the proper was to carry out a site survey to address the condition of the tiles, before running a quick test clean on a small area of the floor. The result was good and so I was confident that I could achieve a high-quality restoration for the client. A quote was issued and accepted, and the work was booked in at a date that was convenient for the customer. Returning to the property, my first course of action was to mix a strong dilution of Tile Doctor Pro Clean, which is a powerful alkaline cleaner safe to use on natural stone, with hot water. This cleaning solution was sprayed along all edges of the floor loosen the glue securing the carpet grippers. I then successfully removed the adhesive carefully using handheld tools to avoid damaging any tiles. Once this was done, I applied Tile Doctor Remove and Go, scrubbing it into the tiles with a rotary machine. This product is designed to remove heavy soiling, paint splashes and old waxes and sealers. The soiled solution was then extracted using a wet vacuum and stubborn areas re-treated until I was satisfied the floor was clean. The entire floor was then given a thorough rinse with water to remove any trace of cleaning products and extracted using a wet vax machine. The floor was allowed to dry for several days before I was able to return to seal the tiles. It’s always important to leave significant time for the floor to dry because any moisture left over can impact the performance of the sealer. The choice of sealer was Tile Doctor Seal and Go Extra, which provides robust protection against dirt and stains, with a light sheen finish. I chose this sealer not only because the customer wanted a light sheen finish, but also because this particular sealer is fully breathable. Dampness can sometimes be an issue with old Victorian and Quarry tiles which were installed before damp proof membranes became standard.
