Inspired by native limestone waterfall, and designed to naturally blend into the landscape but make a huge impression and impact, this pondless waterfall built in the loess hills of Western Iowa is a signature project and an absolute stunner. Its placement on the hillside across the driveway for the house provided a perfect setting to make a dramatic impact. The variety of small and large waterfalls helps provide scale and interest, along with making different sounds as the water crashes over the rocks to fill the air with a fabulous ambiance. The character of the weathered limestone helps the feature appear seamless and as if it is naturally eroding out of the hillside. A variety of evergreens punctuate the landscape, and perennial natives and grasses blend into the native prairie grass establish beyond the waterfall. This waterfall feature's Aquascape products and LED lighting. Built to run in all four seasons, but with the ease of being shut of for vacations and quickly started upon returning with no need to fill the reservoir and with no hassle. Running the feature on a timer and the addition of an IonGen helps keep this feature free from algae. A similar project built in the Omaha Metro Area would have a budget around $30,000 and would take 2-3 weeks to create.

The couple who embarked on this Lake Zurich Illinois home renovation spent years planning a move from Virginia to the rolling hills of Northern Illinois when their first grandchild was born. Wanting to be closer to their grown children so they could enjoy their new role, they first embarked upon finding the right realtor and the right home. They settled on the “perfect” home; perfect that is to transform.
The seriously outdated 1,800 square foot ranch had a closed outdated kitchen, 3 bedrooms, a living room with a fireplace, a full basement and 2 baths. Although it had “good bones”, it was straight out of a builder’s catalog with wall to wall carpet, standard tile and honey oak everywhere you looked. But this couple had big plans for this home.
In tandem with their home purchase, they began the search for the just the right renovation company. The team they chose needed to be cohesive, as the whole house renovation would be designed hundreds of miles from their home several states away. She found Advance Design Studio, Ltd. online, and was quickly enamored by the team and by Common Sense Remodeling, simply by studying the website. Her decision to choose Advance Design to partner on this complete ranch renovation was confirmed quickly upon her first face to face meeting with owner Todd Jurs, and later by Advance’s designer, Nicole Ryan.
Three bedrooms were converted into a one master suite with ample bath and walk in closet, laundry, and a 2nd multi-purpose room designed for movies and entertainment, a home office, and a guest room all in one. A doorway leading to the garage was reconfigured to create a foyer area, and allowed for a better flow to an open modern kitchen complete with a large island for cooking and entertaining, which included a wide bench seat overlooking the back yard and opening onto an eating area flanked with a fireplace and TV.
The piece de resistance culminated with 3 walls of full glass anchored by a striking fireplace in the new four season’s room where the homeowners enjoy coffee every morning while gazing at the current day’s mid-western landscape. The open floorplan encourages living in “one space” throughout the day.
Ryan worked with the couple remotely, exchanging 3D color renderings and floorplans with detailed budget updates until the project took on the very image they had envisioned. “Working with them was a change from our normal meeting process since they were literally in a different state. We conducted meetings by phone, while reviewing materials and drawings via computer. It was a fun process that necessitated lots of detail and careful coordination, but we made it happen and the process was as smooth as if they were right here like normal”, says Nicole. During a stressful time planning their move, the constant interaction with Nicole assured the couple that all was being addressed by the Advance team and they could relax and focus on other important things (like moving cross country).
The new master bath incorporated heated flooring, a walk in shower with seating and custom shower niches, and an elegant double sink vanity with ample space for two. “The layout of each of the rooms is exactly what I envisioned,” the client said. “Advance’s attention to details such as light switch placement, electrical outlets, and many other minute details you wouldn’t even think of was the icing on the cake. If I didn’t think of it first, they certainly did,” said the happy homeowner. Small details like the crown molding, the custom designed fireplace mantle, the under-cabinet lighting and etched door glass, and even subtle rhinestones shimmering like delicate jewelry in the tile backsplash brought the whole project together. The clients were extremely happy with the way the Advance team made sure these small things were executed perfectly.
“It’s just gorgeous,” they said at a celebratory event in their home hosted shortly after completion for the entire Advance Design team that made it happen. “The entire crew at Advance Design was a pleasure to work with. We couldn’t have done this with a lesser team,” they concluded.

Newer Homes Need Makeovers Too
Yes, it’s true. The new home that you purchased not that long ago needs a makeover. It feels like just yesterday that you just moved in and are still settling into your new space. But the fact is, it’s already time to remodel. Homes that were built in the early 2000’s and even later are depreciating in value, aesthetically speaking. Kitchens and Baths are the top two culprits.
When our clients decided to move back to the New England area in 2012, they chose East Greenwich, RI as their destination. A quaint, centered town with an excellent school system that’s just 45 minutes to Boston and 3 hours to Manhattan (or a quick 40min direct flight). The 5-bedroom colonial they purchased was originally built in 1997, which at the time was only 15 years old. But they knew going into it that, eventually, they would have to make necessary updates for a higher return on investment.
In 2017, our clients came to Red House to help them reach their remodeling goals. The two focus areas were the outdated kitchen and a double entry full bathroom located on the second floor. The Red House design team got to work and presented a few design concepts that met our clients’ needs. After a bit of tweaking and refining of details, a fabulous yet functional space was created.
In the kitchen, traditional maple cabinets were replaced with linen white shaker style cabinets, making the space feel open and airy. An extra-large island was designed with added seating at one end, ideal for entertaining while the cooktop was replaced with a range and was relocated to a perimeter wall for ease of use. Complimenting the linen white cabinetry, cherry cabinets were used in bar area creating a nice contrast. Taking advantage of the soaring cathedral ceilings, outdated light fixtures were swapped out with 3 large hanging glass pendants by Kichler giving off more light. Granite countertops in River White were installed throughout and venetian bronze hardware by Baldwin was added to support uniformity and consistency. The wall color used was Sherman Williams Agreeable Gray.
Upstairs, the full bathroom is accessed from two separate entries, similar to that of a Jack and Jill layout. New custom white vanities with Quartz countertops in Calcutta Classique were installed at each of the two entrances. A glass shower was installed with white Carrara marble tile and natural slate floors. Polished nickel fixtures and hardware were used creating a classic look. The wall color used was Benjamin Moore Oyster Shell. Visit our website for more information!

I've been on dedicated plant watch the past couple of weeks. With the temperatures rising here in the Hudson River Valley, my garden has just started to emerge from its winter rest. This past winter may not have had the arctic blasts and epic snow storms of the previous years, but it was still long and dark like any typical northeast winter. So it's always with giddy anticipation that I obsessively check in on the garden in the early spring for the first signs of green!
The Woodland Peony has been one of the first plants to push through the garden with its rosy, brownish-green leaves. I mistakenly planted it last year near the hose bib, watched it bud up and then quickly get trampled by my children who have a frenetic passion for all things water. After I got over my sudden loss, I relocated the bare roots last fall under our old Crabapple tree at the front of the house. Unlike the more common peonies that thrive in full sun, the Woodland Peony is a nice, compact selection for the woodland shade garden. These peonies naturalize in deciduous woodlands where they can enjoy early spring sun and summer shade. I'm hoping that our Crabapple's canopy will provide just the right amount of filtered sunlight.
The Woodland Peony, as with all peonies, is also deer resistant, which always makes for an attractive plant in my eyes. We live on a little under two-and-a-half acres of land surrounded by properties that find themselves somewhere between farmland, meadow, woodland and marsh. Needless to say, the deer are king here and our gardens suffer.
My peonies were a gift, but came from Peony's Envy, a nursery located in Bernardsville, New Jersey. Their website is a great resource for all things peony. I'm hoping one day to make it out to their nursery to take walk among their acres of tree, herbaceous and intersectional peonies.

These pictures are of a beautiful Sandstone floor in Ilkley, the tiles were sourced from Lapicida of Harrogate and installed around twelve years prior. If you take a look at their website now you will see they are selling a similar London White Sandstone for nearly £100 per m2. This floor was 35 square metres so clearly this was a significant investment for the owner at the time.
After twelve years of use however the sealer had worn off the floor and dirt had become ingrained in the pores of the stone making it very difficult to keep clean. A good sealer takes a long time to wear off so the change to the appearance of the stone happens so slowly you don’t notice it. The floor was now looking permanently dirty, and the owner of the property had decided it was time to get it renovated.
Before quoting I paid a visit to the property to survey the floor and conduct an initial test clean which came out well. The test cleaning did not go as quickly as I had hoped it might however, due to traces of old satin sealer on some of the stone. It’s important to remove all the old sealer before applying new or you can end up with a patchy appearance. The remnants of old sealer proved challenging to remove as a result I had to try several products and methods before working out the right approach. In the end I resulted to using a product called Tile Doctor Wax Away. I had considered applying diamond burnishing pads which would have been a quicker option, but the flagstones had a riven finish, and the dirt was deeply pitted.
With a successful cleaning plan worked out I provided the client with a which was accepted, and a date agreed for my return.
The cleaning plan I had worked out was to apply a strong dilution of Tile Doctor Wax Away, leave it to soak into the stone for thirty minutes and then scrub it in with a rotary buffer fitted with a black scrubbing pad. The old sealer proved to be tough to remove and in total I used five litres of Tile Doctor Wax Away in the process, as I said it was a big floor!
On day three, I sealed the floor using three coats of Tile Doctor Seal and Go which gave the Sandstone a lovely satin finish that the client liked. This product is also water based so it doesn’t leave a smell as it dries.
Once done the floor was completely transformed, and my client very pleased with the floor which looked so much lighter and cleaner. For aftercare cleaning I recommended the use of Tile Doctor Neutral Tile Cleaner for maintenance, it is pH neutral so will ensure the newly applied seal is protected. It has a nice fresh smell and is gentle enough to use frequently keeping the newly renovated floor looking lovely.

Putting up a sign in the yard and waiting for the right buyer to come along isn't always the easiest way to sell a house. The traditional process of selling your home can be slow, expensive and frustrating for many Springfield, OH homeowners. You may have to fix the house up, clean it out, show it, negotiate with buyers, wait for inspections, and hope the buyer's financing doesn't fall through. That can be a lot to manage, especially if you need to move quickly or work with a property that is no longer working for your situation.
That’s why many homeowners now look for a faster option. If you want to sell your house fast for cash in Springfield, OH, then working with a local cash home buyer like Sell House Now Columbus can be a practical solution. The company works with homeowners in Columbus, Springfield and other parts of Ohio, providing a direct cash-buying process that helps sellers avoid repairs, agent commissions, closing delays and unnecessary stress. They buy houses as-is, and offer a simple selling process and possibly help with closing costs, according to the company’s website.
Why Springfield, OH Homeowners Choose to Sell for Cash
Every homeowner has their own reason for desiring a quick sale. Some are relocating for jobs and don’t have months to wait for a buyer.” Others may have inherited a property they don’t want to keep up. Some houses need a lot of work and the owner may not have the time, money or energy to do it all before listing. There are also situations of divorce, concerns about foreclosure, bad tenants, unpaid taxes, or simply a desire to move on without the hassle of a traditional sale.
It makes sense to do a cash sale because it takes away a lot of the common roadblocks. Rather than waiting for mortgage approvals, appraisals, repair requests and lengthy negotiations, homeowners can receive a direct offer from a buyer who is ready, willing and able to purchase the property. At Sell House Now Columbus, sellers can request a fair cash offer and pick a closing timeline that suits them. The firm says homeowners can sell without agents, fees, repairs or cleaning, which can be a huge relief for anyone going through a stressful property situation.
Selling as is No repairs or cleaning
One of the biggest advantages of selling to a cash home buyer is the fact that you can sell the property as-is. This is good news because you don’t have to spend thousands of dollars on fixing the roof, replacing flooring, repainting walls, updating the kitchen, repairing plumbing or improving kerb appeal to attract buyers. Buyers expect the home to look clean, updated and move-in ready in traditional sales. Issues discovered during the inspection can force the seller to lower the price or pay for repairs prior to closing.
An as-is cash sale is a different process. The purchaser is taking the property “as is” and is offering based on the current condition. Sell House Now, Columbus, states that sellers are spared the hassle of repairs, daily showings and cleaning. They also say that unwanted items can be left behind and dealt with after purchase. This can save time and money for Springfield homeowners confronted with an older house, damaged property, rental cleanup or inherited home full of belongings.
No Real Estate Agent Fees or Hidden Commissions
When you sell your home, conventional real estate agents eat up a huge portion of your final proceeds through commission fees. You might have closing costs, staging costs, repair costs, inspection-related costs, photography fees and other costs that eat into what you actually walk away with. After deducting all expenses the final number is much lower than expected for some sellers.
A direct cash sale makes the numbers simple. “Sell House Now, Columbus says they don’t charge commissions and their process is designed to help homeowners avoid listing fees and agent-related expenses.” This provides sellers more clarity up front. Instead of guessing what the final payout might be after months of negotiations and deductions, you can review a cash offer and decide if it meets your needs.
Faster Closing Timeline for Springfield Homeowners
When you need to sell fast, time is of the essence. A traditional home sale can take weeks or even months, depending on market conditions, buyer financing, inspections, appraisals and negotiations. Once you’ve accepted an offer, there is always the risk that the buyer’s loan may be delayed or denied. Delays can add additional pressure to a homeowner who needs cash fast, who needs to stop paying taxes or utilities, or who needs to relocate soon.
Cash buyers are often faster than traditional buyers because they don’t rely on bank financing. Sell House Now Columbus says their process offers a competitive cash offer, a simple experience and Sellers can pick their closing day. That flexibility can be helpful if you need to close quickly or if you need extra time to make your next move. You don’t have to follow someone else’s schedule but can choose a plan that works better for your circumstances.
Who Can Use Selling For Cash?
Is your property stressing you out? Is it costing you money every month? If so then selling your House for cash in Springfield OH may be a good option. It can help homeowners who are behind on payments, tired of being landlords, dealing with code violations, handling probate property, in need of costly repairs, or just ready for a clean break. It can also be a benefit to those who do not live near the property and do not want to travel back and forth to manage repairs, contractors, cleaning and showings.
And the best part is you don’t need to have a perfect house. Cash buyers often see the property as an investment and are willing to do repairs after the sale. This makes it easier for sellers who are stuck with a dated, vacant, damaged, or otherwise hard-to-list property.
How it works
Generally, the process begins with a call to discuss the property in general terms. After reviewing those details, Sell House Now Columbus can assess the home and make a cash offer. If the offer interests you, you can pick a closing date that suits you. You don’t have to accept and the offer can help you explore your options before making a final decision.
This approach gives control to homeowners. You don’t have to go through months of listings, open houses, questionable buyers or last-minute repair demands. You can look at the cash offer and see if it solves your problem.
Summary
If you need to Sell your House fast for cash in Springfield, OH then a direct cash sale might be the easiest path forward. It gives homeowners a way to avoid repairs, agent commissions, delays and stress. Whether you’re looking to sell an inherited property, a damaged home, a rental you no longer want, or a life change that requires a quick sale, Sell House Now Columbus provides a simple option for homeowners that want speed and convenience.
Selling a house should be no more difficult than dragging a heavy box up hill. A good cash buyer can make the process a lot lighter, faster and easier to manage. If you are a homeowner in Springfield and want to get a fair cash offer and an easy solution, Sell House Now Columbus can make the next step a lot easier.
