Lagoon-side property in the Bel Marin Keys, Novato, CA. Entertaining and enjoying the views were a primary design goal for this project along with replacing the lawn with CA native and low water plants and a total renovation. The project includes a large camaru deck with built-in seating. The concrete steps and pavers lead down to the water's edge. I included a sunken patio on one side and a beautiful Buddha statue on the other, surrounded by succulents and other low-water, contemporary plantings. I also used Dymondia ground cover to create a natural pathways within the garden.

The engraved skylight cover can be closed to reduce light in the daytime and keep the space cool. Rolling drawer trays underneath the bed supply plenty of storage for visitors' belongings in addition to the hooks and fold-down desk. Individual sconces above the bed and desk provide light for reading or work space.

The windows alongside this stairwell were treated with an older film that our installers removed and replaced with 3M's Prestige 70. Prestige 70 is a very light film that blocks 99% of the ultraviolet light and helps reduce fading and solar heat, providing clients with the protection they desire without significantly darkening their windows.

In addition to updating the house, the family also needed a detached garage with a writer’s office above. To place the garage where it needed to go while staying inside the 20’ side setback would require demolishing an original stone stair that led to the lower yard. The stair had significance, not only because of its historical value, but because it was the start of a strong axis that threaded itself through pockets of plantings and landscape elements in the backyard. By arguing for the significance of this stair we were able to reduce the side yard setback from 20’ to 10’ placing the garage just alongside it.
