PAEIZ 6 project is located in Tehran, at the intersection of 3 streets. There is a small green space in the northern part of the project. For this reason, the entrance of the complex was defined in this section to ensure easier access, and to be able to enjoy the desired view of the greenery from the lobby. The facade shell with its positive and negative horizontal levels is inspired from NAHAZ O NAKHIR (a kind of bricklaying method in Iranian historical architecture) so that the viewer can see different lights and shadows at each hour of the day. Among these shapes, Using plants also helps to avoid routine. choosing the combination of brick and stone, while having harmony with each other, has been done in order to respect the city and in order to accompany the surrounding buildings as much as possible. By designing windows like puzzles with different and various dimensions, in addition to being different from the common forms, has formed an integrated shape. Vertical access is placed in the middle of the eastern side so that the units can use as much natural light as possible, so that the division and common spaces are reduced to minimum. Stairs, elevators and corridors which are dividing the units with its transparent material led to maintaining the visual connection of the spaces and as a result, it appears larger. As our design mainstream, use of plants in the facade, lobby, basements, the lobby between units and interior design can be seen. The yard did not have enough space for landscaping as a result of having two ramps. In order to solve this challenge, The roof of the ramp is prepared to grow plants. The ground floor consists of two parts, the southern part is parking and the northern part is lobby. The lobby, while having seating and waiting areas, includes a guard post and security equipment, which is decorated with Fountain and plants. -1 and -2 levels are consisted of parking and storages, a gathering hall and a caretaker. The residential project with 5 floors, totally includes 15 three-bedroom residential units with 125 to 150 square meters. - The roof has various facilities such as bathroom, kitchen, barbeque, Jacuzzi, sunbathing area and seating and walking areas. Numerous seating spaces are located at scattered points due to the number of units and the possibility of simultaneous use. Walking paths through the gardens have defined a suitable space for walking. Due to the desirable view to the north (mountains in north of Tehran) and south (QEITARIEH Park), the walls of these two sides have been shortened with gaps, while the western wall overlooking the neighbor is surrounded by higher walls.

Simplifying the room included re-planning the ceiling over the tub and shower. Previously it was a small dropped soffit over the shower with a large angled section looming over the window. We minimized the angled section as much as possible, then extended the soffit all the way across the room. Now the kintsugi tile detail captures our interest and, of course, that natural light is magnificent. The platforms are polished porcelain tile, but the shower floor is the same tile in a matte finish. Don't tell anybody, but we've used both Kohler and Brizo fitings in the room! Notice the floor tile detail again -- you'll see this more clearly in an upcoming photo.

Resource Efficiency / Conservation: Resource conservation began with Schematic Design which utilizes a 2 ft. grid of modular components, thereby optimizing construction efficiency and minimizing on site waste. The site was cleared with the trees stockpiled for future lumber harvesting and firewood. The foundation walls are “Ideal Walls” which use less than half the concrete of a conventional poured wall or block, and do not require extensive concrete footings, exterior insulation, or waterproofing. These panels are prefabricated off site and set in only a few days, which further reduces on site impact and construction lead time. Resiliency: Respect for climate change and mitigating its impact were primary considerations in the design and selection of materials and systems. The home is sited high on a south facing slope as protection from high water or flood and to optimize both passive and active solar opportunity. With remarkably tight construction and super insulation the interior is buffered from both outdoor heat and cold extremes. The metal roof and fiber cement siding are fireproof and resistant to the impact of high winds. And these materials are specified for minimal maintenance and longevity. Further, the attached Greenhouse and Upper Roof Terrace is landscaped and suitable for a vegetable garden with abundant sunshine, easy to water, and with no need for fencing to keep deer at bay. All this being a notable case study for Regenerative Design. Innovation: This home exemplifies Biophilic Design principles to facilitate symbiotic living in harmony with Nature. For the spacious living room, we ensured plenty of comfortable seating with luxe furnishings for the sophisticated appeal. We added two elegant leather chairs with muted brass accents and a beautiful center table in similar accents to complement the chairs. A tribal artwork strategically placed above the fireplace makes for a great conversation starter at family gatherings. In the large dining area, we chose a wooden dining table with modern chairs and a statement lighting fixture that creates a sharp focal point. A beautiful round mirror on the rear wall creates an illusion of vastness in the dining area. The kitchen has a beautiful island with stunning countertops and plenty of work area to prepare delicious meals for the whole family. Built-in appliances and a cooking range add a sophisticated appeal to the kitchen. The home office is designed to be a space that ensures plenty of productivity and positive energy. A glowing villa would set the tone for what is housed within. The entire project was illuminated with a single custom uplight from Hydrel. Each uplight was manufactured with the junction box on the bottom so not add any additional visual clutter to the floor. They were recessed into a floor covered in 1/2"x1/2" taupe colored tile. The cover plate was cast aluminum 12"x12" in a square with an eight inch diameter opening to coddle a heavy molded piece of borosilicate made to fit flush with plate and floor tile. The glass was selected for its excellent thermal properties and extremely low expansion. It also has exceptional crystal clear clarity. The fixtures housed a krypton gas filled PAR 38 SPOT from GE Lamps on an adjustable swing arm. GE Lamps were chosen because of the single rolled bullnose edge design the lens has were it connects to the parabolic glass sides. Others fix the lens to the edge creating two rolled edges and a crease. These edges capture and project the light and create more than one artifact prarabola caused by the lens edge and the way it is attached. This creates distracting and multiple visual parabolas being projected on the the walls and ceilings. A single one is problematic, having multiple ones with so many fixture being used becomes overwhelmingly distracting. The fixture housing was also designed to be 12" deep keeping the top of the lamp recess 4" below the glass. The swing arm also contained a custom gimbal ring that allowed for both a lens and an internal louver to be mounted just above the lamp face. The louver was a custom black color in a custom large cell egg crate design of 1/2"x1/2"x1/2" size. The entire interior of this uplight was custom painted so that all parts were powder coated with Paxton Matte Black, named for the client who helped perfect the exact black color. The color was tested and fabricated multiple times before the results were finally achieved. It was to be an exceptionally matte black that did not reflect in the slightst way any light or light source. It was supposed to be void of reflectance. The larger size of the uplight was selected over other choices because the lighting designer wanted to illuminate the 24" wide columns and pilasters through out the project. Smaller lamps and fixtures came out of the floor with a steep reverse parabola grazing the architecture. The depth of the custom fixture was dictated by the desire to have the narrow portion of the parabola effect occur inside the fixture before it even was viewable. The beam emitted from the fixture came out almost as fat as the columns were wide. The fixture was positioned a half inch from the vertical walls to keep the center beam six inches away. This helped perfectly graze the wall surface as well as control up light glare. The louvers were exactly the size of the floor tile so there was a consistency to the floor grid even within the light fixtures. The position of the lamp and the 45° cutoff of the louver kept the visual cutoff at around 20° where people would be standing. You really have to hold your head near the wall and look down into the fixtures in order to see the source. Everything was also dimmed with multiple presets for the clients command and a preprogrammed fade that started at dusk and continually reduced itself as the night progressed into early morning. From Mid-Century Classic to the Present An iconic design updated with comfort, function, and flow for today. A Remodel That Balances Past and Present What started as a desire to update a classic Eichler soon became an exploration of how Mid-Century Modern design can successfully evolve for today. The client, a tech professional with a passion for scuba diving and underwater photography, wanted a home that would both honor its original character and feel tailored to his daily life. A lifelong technology enthusiast, he still owns the very first Mac desktop he saved up for as a teenager working at Radio Shack, a detail that underscores his appreciation for design that melds function and form. Honoring Separation While Expanding Possibility Unlike many contemporary remodels where walls are opened up to create expansive living spaces, this project took a more restrained approach. The client valued the defined rooms of the original plan and wanted to preserve as much wall space as possible for displaying his large-format underwater photography. The emphasis was not on dramatic spatial reinvention, but on thoughtful refinements. Klopf Architecture shaped a gallery-like backdrop while also expanding the primary suite, modernizing materials and fixtures throughout the home, and improving the functionality and layout of the kitchen. The finished home feels at once timeless and renewed, an Eichler that continues to inspire while fully supporting the lifestyle of its present-day owner. A major turning point came mid-design. The original project brief had not included an addition, but as the reconfiguration of the primary bedroom and bath unfolded, it became clear that an expansion was the best approach to achieve the client’s vision of a more spacious suite. Fortunately, the adjustment came at a stage when revisions were still manageable and was integrated seamlessly, showing how thoughtful course corrections can strengthen a project rather than hinder it. Navigating Challenges With Precision The design development included multiple conceptual rounds, balancing preservation with subtle expansion. During construction, an existing post previously thought to be load-bearing turned out not to be. The structural engineer was able to pivot quickly, and both the post and the cross beam that had been intended to replace it could be omitted, allowing the original rhythm of the Eichler beam bays to be preserved. Sustainability was not just a checklist item, but a way to align the home with the client’s values of simplicity, efficiency, and long-term functionality. R-38 roof insulation reduced energy usage, solar panels with battery storage provided independence and resilience, and passive comfort strategies eliminated the need forenergy-intensive air conditioning. An electric vehicle charger and an on-demand hot water recirculation system (with call buttons as opposed to having constant circulation) add to the home’s long-term efficiency factors. Together, these moves created a home that is quieter, more comfortable, and better equipped for the future, qualities that supported the client’s pragmatic approach to design and living lightly. Details That Respect the Eichler DNA The remodel carries forward the Eichler’s original spirit while introducing new layers of modern livability. Originally, the house was approached along a deep, narrow walk, with the garage on one side and the house on the other, leaving the front door tucked far back within this chasm-like space. By pulling the entry forward, the design reshaped the arrival experience, creating a clearer threshold and a natural drop-off zone for bags, shoes, and keys. This shift also made room for a custom bench at the entry that extends seamlessly through the glass sidelight. The bench and drop-off zone now work together as a single, integrated sequence that supports everyday living while offering a tactile reminder of Eichler’s philosophy of connectedness. At the client’s request, Klopf reintroduced a classic Eichler gesture by extending the exterior siding into the entry and living room. The detail reinforces a sense of indoor/outdoor continuity while providing a subtle architectural surface that allows the client’s photography to take visual precedence. The signature concrete masonry wall at the front was reconstructed using blocks sourced to match the originals, now strengthened with rebar for seismic resilience while maintaining a private outdoor courtyard, visually extending the kitchen outward. A decorative trellis element, a detail borrowed from a neighboring Eichler, restores a familiar mid-century modern architectural motif. Stairways that have a baluster add beauty to a home. However, if the baluster is broken, then this can cause the stairs to look bad. Fortunately, it is not that difficult to replace a broken baluster. Below are some of the steps you will need to take: Remove The End Cap It is important to be very careful when you are replacing the baluster. You will need to keep the baluster intact so that a wood turner will be able to make an exact copy of it. You will most likely need to remove the end cap from the stairs. Break the seal that is between the tread and the end cap using a sturdy knife or pry bar. Breaking The Baluster If you do not want to salvage the baluster, then you do have other options. You can use a hammer to loosen the nails at the top of the baluster. Make sure that you do not damage the adjacent balusters or handrail. You can use your hands to loosen the bottom half of the baluster. Make sure you use gentle force. Create A New Baluster Unless you are fortunate enough to have the same baluster at a local home center, you are going to need a wood turner to make a new baluster. Make sure you tell your wood turner the specific type of wood you need. If you are not concerned about the original color, then you will need to select the wood that is the hardest. Ask the wood turner to leave the spindles intact. This may make it harder for you to fit the baluster into the staircase. However, this reduces the chances of getting a misfit from the wood turner. Prepare The Stairs It will likely take one or two weeks to turn a baluster. You can prepare the stairs during this time. Clean up the area around the stairs. Put the end cap back on the stair tread. Measure the tread to where the new baluster and handrail will meet on the upstairs side. Prepare The Baluster You can prepare the baluster by sanding it smooth. Measure from the bottom of the baluster to the bottom of the tenon joint. Cut the top end of the baluster so that it matches the handrail's slope. Hold a T-Bevel against the handrail's underside where the new baluster will go. Mark the angle with a pencil. Install The Bottom Of The Baluster Insert the tenon inside of the mortise. After that, position the top of it in the middle of the handrail's underside. Install The Top Of The Baluster Make sure the tenon is straight by using a carpenter's level. Have someone hold it in place in order to ensure that it matches the angle of the other balusters. Place one nail into the baluster's upstairs side. You most likely will not need more than two finishing nails. Remove dust by wiping off the baluster. Use painter's tape to mask off the handrail and stair tread. Stain or paint the new baluster.
