Maximizing storage was a primary design objective, and the room's nine-foot ceilings made it possible to fully utilize the available vertical space. By installing custom cabinetry above the stacked washer and dryer, the design captures valuable storage that would otherwise go unused. This floor-to-ceiling approach keeps laundry essentials neatly organized, reduces visual clutter, and reinforces the clean, tailored aesthetic expected in a luxury utility room. The deep laundry sink serves multiple purposes beyond everyday household tasks. Equipped with a high-performance pull-down sprayer faucet, it functions as a convenient pet washing station for the homeowner's small dog, making bath time easier while helping contain messes. This thoughtful dual-purpose feature demonstrates how bespoke laundry room design can seamlessly blend functionality, organization, and lifestyle-driven solutions, creating a hardworking space that supports the daily needs of both homeowners and their beloved pets.

The design begins with a renovation of the major spaces. Before gutting, the foyer and dining room were two awkwardly shaped rooms of approximately the same size, isolated from each other. The problem is to create a more spacious, open feeling while maintaining a sense of division between the two spaces. This is accomplished by removing the wall between them and adding a low-ceilinged portal in its stead. The design of the portal is a modern abstract of the Palladian motif, which serves several functions. It reduces the awkward length of the foyer, making the dining room seem larger by comparison. The portal's depth and rhythmic symmetry create an axis through to the dining room which makes the entire space seem larger. Finally, the portal serves as an ante-space redirecting circulation to the living room. Sandblasted panels et into the sides of the portals help conceal the kitchen door; ledges provide a display space for art or flowers.

Holly Hill, a retirement home, whose owner's hobbies are gardening and restoration of classic cars, is nestled into the site contours to maximize views of the lake and minimize impact on the site. Holly Hill is comprised of three wings joined by bridges: A wing facing a master garden to the east, another wing with workshop and a central activity, living, dining wing. Similar to a radiator the design increases the amount of exterior wall maximizing opportunities for natural ventilation during temperate months. Other passive solar design features will include extensive eaves, sheltering porches and high-albedo roofs, as strategies for considerably reducing solar heat gain. Daylighting with clerestories and solar tubes reduce daytime lighting requirements. Ground source geothermal heat pumps and superior to code insulation ensure minimal space conditioning costs. Corten steel siding and concrete foundation walls satisfy client requirements for low maintenance and durability. All light fixtures are LEDs. Open and screened porches are strategically located to allow pleasant outdoor use at any time of day, particular season or, if necessary, insect challenge. Dramatic cantilevers allow the porches to project into the site’s beautiful mixed hardwood tree canopy without damaging root systems. Guest arrive by vehicle with glimpses of the house and grounds through penetrations in the concrete wall enclosing the garden. One parked they are led through a garden composed of pavers, a fountain, benches, sculpture and plants. Views of the lake can be seen through and below the bridges. Primary client goals were a sustainable low-maintenance house, primarily single floor living, orientation to views, natural light to interiors, maximization of individual privacy, creation of a formal outdoor space for gardening, incorporation of a full workshop for cars, generous indoor and outdoor social space for guests and parties.

Our pioneer project, Casita de Tierra in San Juan del Sur, Nicaragua, showcases the natural building techniques of a rubble trench foundation, earthbag construction, natural plasters, earthen floors, and a composting toilet. Our earthbag wall system consists of locally available, cost-efficient, polypropylene bags that are filled with a formula of clay and aggregate unearthed from our building site. The bags are stacked like bricks in running bonds, which are strengthened by courses of barbed wire laid between each row, and tamped into place. The walls are then plastered with a mix composed of clay, sand, soil and straw, and are followed by gypsum and lime renders to create attractive walls. The casita exhibits a load-bearing wall system demonstrating that thick earthen walls, with no rebar or cement, can support a roofing structure. We, also, installed earthen floors, created an indoor dry-composting toilet system, utilized local woods for the furniture, routed all grey water to the outdoor garden, and maximized air flow by including cross-ventilating screened windows below the natural palm frond and cane roof. Casita de Tierra exemplifies an economically efficient, structurally sound, aesthetically pleasing, environmentally kind, and socially responsible home.

Complete remodel and addition to the master bathroom. We took the original tiny bathroom, and tore down a wall to an oversized walk in closet, to make room for this luxurious walk in shower and tub combo. There's generous room in the shower to allow for a built in bench that carries over to the deck mounted tub filler. The large ledge around the tub serves multiple functions; first as seating space for the owners to be able to bathe their young children and second, for them to rest a glass of wine while soaking to relax at the end of a long day.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Tying multiple floors together using 6”x36” dark grey wood-looking tile, laid on a staggered patterned worked well with the tile and concrete floors next to it. Two-toned cabinetry of wired brushed hickory with a grey stain wash, combined with maple wood in a dark slate finish is a current trend. Counter tops: combination of splashy granite and white Caesarstone grounded the display. A custom-designed table of ash wood, with heavy distressing and grey washed stain added warmth. Show custom features: Arched glass door cabinets with crown moulding to match. Unique Features: drawer in drawer for pot lids, pull out drawer in toe kick for dog dishes, toe space step stool, swing up mixer shelf, pull out spice storage. Built in Banquette seating with table and docking station for family meals and working. Custom open shelves and wine rack with detailed legs anchor the three sides of the island. Backsplash rail with spice rack, knife and utensil holder add more storage space. A floating soffit matches the shape of island and helps lower the showroom ceiling height to what would be found in a normal home. It includes: pendant lights for the snack bar, chandelier for the table and recess for task lights over the sink. The large triangular shaped island has eleven foot legs. It fills the unusual space and creates three separate areas: a work space, snack bar/room divider and table area.

When my client had to move from her company office to work at home, she set up in the dining room. Despite her best efforts, this was not the long-term solution she was looking for. My client realized she needed a dedicated space not on the main floor of the home. On one hand, having your office space right next to the kitchen is handy. On the other hand, it made separating work and home life was not that easy. The house was a ranch. In essence, the basement would run entire length of the home. As we came down the steps, we entered a time capsule. The house was built in the 1950’s. The walls were covered with original knotty pine paneling. There was a wood burning fireplace and considering this was a basement, high ceilings. In addition, there was everything her family could not store at their own homes. As we wound though the space, I though “wow this has potential”, Eventually, after walking through the laundry room we came to a small nicely lit room. This would be the office. My client looked at me and asked what I thought. Undoubtedly, I said, this can be a great workspace, but do you really want to walk through this basement and laundry to get here? Without reservation, my client said where do we start? Once the design was in place, we started the renovation. The knotty pine paneling had to go. Specifically, to add some insulation and control the dampness and humidity. The laundry room wall was relocated to create a hallway to the office. At the far end of the room, we designated a workout zone. Weights, mats, exercise bike and television are at the ready for morning or afternoon workouts. The space can be concealed by a folding screen for party time. Doors to an old closet under the stairs were relocated to the workout area for hidden storage. Now we had nice wall for a beautiful console and mirror for storage and serving during parties. In order to add architectural details, we covered the old ugly support columns with simple recessed millwork panels. This detail created a visual division between the bar area and the seating area in front of the fireplace. The old red brick on the fireplace surround was replaced with stack stone. A mantle was made from reclaimed wood. Additional reclaimed wood floating shelves left and right of the fireplace provides decorative display while maintaining a rustic element balancing the copper end table and leather swivel rocker. We found an amazing rug which tied all of the colors together further defining the gathering space. Russet and burnt orange became the accent color unifying each space. With a bit of whimsy, a rather unusual light fixture which looks like roots from a tree growing through the ceiling is a conversation piece. The office space is quite and removed from the main part of the basement. There is a desk large enough for multiple screens, a small bookcase holding office supplies and a comfortable chair for conference calls. Because working from home requires many online meetings, we added a shiplap wall painted in Hale Navy to contrast with the orange fabric on the chair. We finished the décor with a painting from my client’s father. This is the background online visitors will see. The last and best part of the renovation is the beautiful bar. My client is an avid collector of wine. She already had the EuroCave refrigerator, so I incorporated it into the design. The cabinets are painted Temptation Grey from Benjamin Moore. The counter tops are my favorite hard working quartzite Brown Fantasy. The backsplash is a combination of rustic wood and old tin ceiling like porcelain tiles. Together with the textures of the reclaimed wood and hide poofs balanced against the smooth finish of the cabinets, we created a comfortable luxury for relaxing. There is ample storage for bottles, cans, glasses, and anything else you can think of for a great party. In addition to the wine storage, we incorporated a beverage refrigerator, an ice maker, and a sink. Floating shelves with integrated lighting illuminate the back bar. The raised height of the front bar provides the perfect wine tasting and paring spot. I especially love the pendant lights which look like wine glasses. Finally, I selected carpet for the stairs and office. It is perfect for noise reduction. Meanwhile for the overall flooring, I specifically selected a high-performance vinyl plank floor. We often use this product as it is perfect to install on a concrete floor. It is soft to walk on, easy to clean and does not reduce the overall height of the space.
