This bathroom featured a bathroom divided into two areas, a vanity area and a shower/ toilet room. We we replaced an acrylic shower surround with a custom tile shower. We found a surprise on the exterior wall when we removed the acrylic surround.... termite damage. There were sections of the wall that were literally sawdust! We had to remove the exterior siding and sheathing, reframe the wall and window and install new sheathing and siding before we could move on with the shower. The custom tile shower is a twist on a classic subway tile. We used larger 8" x 20" tiles for the shower wall instead the traditional 3" x 6" size. We completed the shower with a marble bench, recessed niches and a rain head style shower head with a handheld shower wand. We carried the wall tile down the exterior wall to create an accent wall in the toilet area.

This project was done for a professional couple who had two children and a grandchild move back home due to the Pandemic. We helped the family add over 600 SF to their living space that they desperately needed. The home is a brick home built in the 1980s. The area we had to work with was an atrium (We don’t see many of those these days!) and a garage that would be closed in. They needed an additional room & storage space including a mechanical room for the AC that would service this area and expanded office space. The primary difficulties were making the project not look like a closed garage and reframing the roof that had a valley that terminated at the atrium. We were able to raise + level the floor of the garage so that it was equal to the rest of the home. We also matched windows put into the garage to other windows on the front of the house creating design continuity. Often when we do garage conversions, we uncouple the drive way from the house to avoid the closed in garage appearance. Unfortunately, on this project that was not possible because of the need for maximum parking. But with the design consistency, the conversion appears seamless with the house. The roof framing turned out to be more problematic than we had anticipated because the garage roof had been created with trusses whereas the rest of the roof had been traditionally framed. That combined with the open atrium falling in the roof valley made the infill framing a challenge. Ultimately, we were able to fill in the roof over the atrium so that it looks like it was always there. Where there had once been a garage door, there was now a bedroom wall with two large windows. In addition to the two large windows, light-colored paint and flooring also contributed to the brightness of the new space. The bedroom has a walk-in closet with built-in shelving. On the other side, we created a large storage space for the family to use since they no longer have their garage for storage.

Our homeowners purchased this home for its excellent location and great bones. They were desirous of returning it to the era of it’s time while updating and modernizing it with the elegance it deserved. To add to our challenges, they were living out of the country during our design and renovation, making for great communications utilizing modern technology to ensure we could deliver what they hoped to achieve. We opened some space in the kitchen to create an updated and more functional kitchen for this active family, relocating appliances for efficiency, adding an island and relocating a chimney. We had structural challenges with the sagging hardwood floors, which required us to reframe floor systems, and while we were at it, we antique finished the hardwoods reminiscent of the 1940’s. We added wainscoting in the dining room and entry stair hallway to enhance the old-world look and added some arched openings to match other areas of the home. We also added custom moldings to the fireplace wall to allow it to shine as a focal point in the space, utilizing restored antique light fixtures. The finished result is stunning and truly honors the integrity of the original time period of this home.

There previously was a dividing wall here, separating the living area and the kitchen. We opened up and reframed this wall with a new post and beam to support the load of the floor above. Home office design. Previously a blank slate room: beige carpet and walls. Used client's existing desk and repurposed her antique lingerie chest for office supply storage. About half of the wall art was already owned by the client, but we reframed some pieces and added some. Picked up the rug, corner chair, side table, lamp, and small decor pieces from auctions and estate sales for pennies on the dollar. Client painted the accent wall herself, to save costs. Flooring was done in LVP as a whole-home re-flooring job at the start of the condo renovation, during which all flooring throughout the home was replaced with LVP except in bedrooms. Cost for materials, furniture, and decor purchased for this room was under $750; with flooring cost for this space added, it would be approximately $2,000 all in.

Complete Re-Frame in and Open Porch Transition to Sunroom

This project transformed a Rockwall cottage with a smart expansion, a refreshed kitchen and bath, and a new 25' x 20' cedar gable patio cover—blending everyday function with warm, Texas-casual style. Inside, we reframed three exterior walls, added a dedicated laundry area, upgraded electrical and lighting, installed new windows, reworked HVAC for balanced airflow, and finished with paint-grade maple cabinetry, quartz counters, new tile, and refinished red-oak hardwoods. Outside, we wrapped the addition in Hardie lap siding and built a stained-cedar patio structure with integrated lighting and fans for four-season living.

Porcelain stall shower with 12”x12” tile on brick pattern bottom and 6”x6” tile on a diamond pattern on the top. Glass mosaics serve as accents with fee standing stone bench and pie shelves. The client’s original kitchen dated back to the 1960s–70s and was ready for a full renovation. Their vision included new cabinetry, appliances, countertops, and flooring. Along with those goals they wanted to open up and brighten the space by reframing the doorway for a more inviting entry.
