This project started as poorly designed patio cover from the late 90's or early 2000's. The contractor anchored the entire cover to the fascia of the house and failed to provide adequate waterproofing to keep water out of the key structural members. The structure was rotting so bad the cover had settled several inches and needed to be propped up. We removed the aluminum wraps and existing beams, cut the existing fascia back so the beams could anchor to the wall and not the fascia, we then raised it back to the original height and reframed it with new beams, posts, and additional ceiling joists, and then installed Hardie wraps and soffits and painted everything.

Sleek kitchen features a new bank of windows along the sink run, trimmed with custom-made radiused stainless steel window casings. This kitchen serves a family with a special needs child who cooks, hence the recessed "Neff Sinkwell" that recesses the cooking surface with a front facia to prevent spillage. We protected and maintained the existing terracotta floor, while doing a major renovation involving a fully gutted room, reframing windows and walls, etc. The cabinets and all installation were exectured with very minimal tolerances.

This project was completed in 3 different stages and involved a significant portion of the house. Probably the biggest issue was the stairway to 2nd floor. The original home was a farmhouse with a variety of additions and the staircase did not have sufficient headroom to get even a queen size bed up: big problem. Well, we ripped it all open and reframed a beautiful spiral stairs from the 1st floor up to the attic. We love the new bathrooms and kitchens, but the staircase was really challenging and it’s probably our most favourite part of the project. We also built this project for the client while they were living in the Middle East. We appreciated their patience and trust in us while they were away.

In Brielle, NJ, we gave this outdated porch a fresh look by reframing and widening the columns to create a more welcoming entrance. 2011 CAPITAL COTY AWARD GRAND AWARD WINNER Having just purchased this new home, the owners did not like the disconnection between kitchen and breakfast area. The garden window over the sink was in disrepair, the cabinetry was dark and the room’s flow had no rhyme or reason. The kitchen, however, had a lot of potential. A new design was put together which involved reframing the garden window to create panoramic viewing. Two skylights were added which really brightened up the space. All of the previous bulkheads were removed to allow stacked cabinetry and upper display cupboards. A new larger cooking island with angular wings and seating space around it is now the focal point of this kitchen. An additional countertop built on decorative columns offers space for the couple’s children to do their homework or have a snack. Entire kitchen and breakfast area now has a larger porcelain tile floor laid in a pattern to make the place even larger. Honey-colored maple cabinetry with a slightly rubbed chocolate glaze finish gives a classic but sophisticated look to this kitchen. The marriage of faux painting and brick fascia introduced a unique look into the space. The homeowners are so thrilled with the outcome, they are considering remodeling the rest of the home.

As part of an addition, this master bathroom is awe-inspiring. The homeowner’s requirements seemed simple – a separate soaker tub and shower, honey bronze finishes and a herringbone floor. What seems simple often comes with surprises, in the remodeling industry. In this project, the existing house was out of square more than half an inch. Having an existing structure that much out of square affected the entire addition, but impacted the flooring the most. Requesting a herringbone pattern for the floor added to the challenge. In order to correct the flooring, the two existing inside walls of the bathroom (original to the house) had to be reframed to meet the standards of the new exterior walls of the addition. Our craftsmen also had to plane the crown of the floor joist down, keeping in mind the existing door entry. They had to make sure the flooring would be level with the existing house floor. Using sand and cement as the underlayment for the tile evened the flooring out to accommodate the long tiles. A heated floor was installed before the herringbone tile pattern was created with a large 4 x 12 porcelain tile. The cabinetry and vanities in Wellborn’s Dove Slate color with Honey Bronze finish in cabinet hardware, lighting and mirrors, warms the space with lots of room for storage. A 66” x 36” Sunstruck freestanding tub tucked perfectly under the backyard window, which lets in natural light. The Vicostone Gioia Carrara in polished quartz for the countertops mirrors the floor to finish the room.

We redesigned this livingroom with a more contemporary design style with a few custom pieces to complete the look. New furnishings throughout with new custom wall to wall carpeting, to create a beautiful foundation. We added this gorgeous porcelain tile fireplace facade with complementary hearth. This beautiful custom designed/built mantle by Total Home was a gorgeous addition to this facade as it adds some warmth and grounds the fireplace overall. All the original art was reframed for a more modern look. We updated the paint colours and window treatment, and painted the railing black.

The owners hired our real estate business to assist them with the sale of this property. The clients were concerned about getting the right price for their home, so they contacted LB LounsBury Group to begin interior and minor exterior renovations to the property in order to increase its value. When LB LounsBury Group arrived at the Highfield location, the interior had lathe and plaster throughout, knob-tube wiring and old mechanical systems. The flooring was of original hardwood, the back deck was rotting and the front porch and walkway were deteriorating. After removal of all outdated materials and features, walls were reframed and new electrical systems were added. The original heating method for this property was the use of outdated radiators. We then installed new completely new HVAC system throughout the entire home. We added new sub-flooring, hardwood flooring, baseboard and trim. New glass railings were installed to the staircase and to the front of the house, and we built a new deck in the rear of the property. To give it a fresher look, we poured a new walkway and front steps to the house and completed minor landscaping of the front yard. This project was completed in 45 days, from initial meeting to offer date. Upon completion, the property increased in value by 35%.

It has a hinged platform that pulls out behind one of the doors that has her mix-master ready when she needs it without pulling it up on the counter. -Warming drawer was installed in the island opposite of the Wolff range. - Spice and oil racks are on both sides of the range for ease and convenience. -The outdated stone fireplace in the family room was torn out and the entire wall was reframed to accommodate a “wall of windows” (by Marvin) above a newer low profile gas Lenox fireplace. -Additional headers were needed for the family room wall where the large space of windows now resides. -The large opening/steps down to the family-room were removed. Two half walls were constructed and a smaller opening with steps down to the family room. A custom banquette was built on the kitchen side of these walls. - A palette of 5 colors was used throughout the home to create a peaceful and tranquil feeling.

From Attic to Awesome Many of the classic Tudor homes in Minneapolis are defined as 1 ½ stories. The ½ story is actually an attic; a space just below the roof and with a rough floor often used for storage and little more. The owners were looking to turn their attic into about 900 sq. ft. of functional living/bedroom space with a big bath, perfect for hosting overnight guests. This was a challenging project, considering the plan called for raising the roof and adding two large shed dormers. A structural engineer was consulted, and the appropriate construction measures were taken to address the support necessary from below, passing the required stringent building codes. The remodeling project took about four months and began with reframing many of the roof support elements and adding closed cell spray foam insulation throughout to make the space warm and watertight during cold Minnesota winters, as well as cool in the summer. You enter the room using a stairway enclosed with a white railing that offers a feeling of openness while providing a high degree of safety. A short hallway leading to the living area features white cabinets with shaker style flat panel doors – a design element repeated in the bath. Four pairs of South facing windows above the cabinets let in lots of South sunlight all year long. The 130 sq. ft. bath features soaking tub and open shower room with floor-to-ceiling 2-inch porcelain tiling. The custom heated floor and one wall is constructed using beautiful natural stone. The shower room floor is also the shower’s drain, giving this room an open feeling while providing the ultimate functionality. The other half of the bath consists of a toilet and pedestal sink flanked by two white shaker style cabinets with Granite countertops. A big skylight over the tub and another north facing window brightens this room and highlights the tiling with a shade of green that’s pleasing to the eye. The rest of the remodeling project is simply a large open living/bedroom space. Perhaps the most interesting feature of the room is the way the roof ties into the ceiling at many angles – a necessity because of the way the home was originally constructed. The before and after photos show how the construction method included the maximum amount of interior space, leaving the room without the “cramped” feeling too often associated with this kind of remodeling project. Another big feature of this space can be found in the use of skylights. A total of six skylights – in addition to eight South-facing windows – make this area warm and bright during the many months of winter when sunlight in Minnesota comes at a premium. The main living area offers several flexible design options, with space that can be used with bedroom and/or living room furniture with cozy areas for reading and entertainment. Recessed lighting on dimmers throughout the space balances daylight with room light for just the right atmosphere. The space is now ready for decorating with original artwork and furnishings.
