Context
Norbert and Robin had dreamed of retiring in a Passive House-certified home overlooking the Lubberland Creek Preserve in Southeastern New Hampshire, and they’d done their homework. They were interested in using four integrated Zehnder America (www.zehnderamerica.com) technologies to make the 1,900 square foot home extremely energy efficient.
They didn’t miss any opportunity to innovate or raise the bar on sustainable design. Our goals were focused on guaranteeing their comfort in every season, saving them money on a fixed income, and reducing the home’s overall impact on the environment as much as possible.
Response
The home faces directly south and captures sunlight all winter under tall and vaulted ceilings and a continuous band of slim-lined, Italian triple-pane windows and doors that provide gorgeous views of the wild preserve. A second-story office nook and clerestory provide even deeper views, with a little more privacy.
Zehnder, which previously sold its innovative products only in Europe, took on the project as a test house. We designed around Zehnder’s vent-based systems, including a geothermal heat loop that heats and cools incoming air, a heat pump cooling system, electric towel-warmer radiators in the bathrooms, and a highly efficient energy recovery ventilator, which recycles heat and minimizes the need for air conditioning. The house effectively has no conventional heating system—and doesn’t need it. We also looked for efficiencies and smart solutions everywhere, from the lights to the windows to the insulation.
The kitchen exhaust hood eliminates, cleans, and recirculates cooking fumes in the home’s unique kitchen, custom-designed to match the ways Norbert likes to prepare meals. There are several countertop heights so they can prep and clean comfortably, and the eat-in kitchen also has two seating heights so people can sit and socialize while they’re working on dinner. An adjacent screened porch greets guests and opens to the view.
A roof-mounted solar system helps to ensure that the home generates more energy than it consumes—helped by features such as a heat pump water heater, superinsulation, LED lights and a polished concrete floor that helps regulate indoor temperatures.

a classic city home, built in the 50’s. Her family moved in August of ’18, and in less than a year, she’s already completed a number of remodel projects including additions to the master bedroom and 2-bedroom + bath “kids’ wing.” She’s opened walls from the kitchen to the living and dining rooms creating a massive open floor plan and refinished all the original hardwood floors. After seeing her beautifully furnished space and hearing her listing everything she’s done to get her house the way it looks today, I had so many exciting ideas to help her add the finishing touches she was needing and to give her the look she was going for.
Referencing her inspiration pics saved to Houzz and Pinterest, the first item on the list was to add window treatments. These were presented in a soft, crisp white fabric which maintains the brightness for each room, diffusing the sunlight throughout, keeping each space light and airy. The simple functional panels give her the privacy she wanted from all the passersby walking the park, which are lined to help regulate the temperature differences she needed. The hardware for these panels is something to mention –simple, modern, matte black rods and brackets, highlighted with acrylic finials and gold rings. This combination is an exclamation point showcasing what custom window treatments can really do for a room. The main dining room window boasts a striking contrast of rich black wide leather tape, drawing your eye right to the beautiful picture window, which in and of itself is a perfect accent to this space.
From there, adding the right wall hangings and artwork, task lighting, accessories, and accents layered throughout, mixing lots of textures, metal finishes, and varying shades of color synchronizes one room to the next buttoning up the entire design concept she was striving to achieve.

Situated on Lake Austin, we knew that this was going not going to be a simple remodel. From the start we planned that we had to leave the original home in place so that we could be grandfathered at it's location for the new addition and benefit to the close proximity that the home was to the lake. New regulations required that the home be set back further from the lake. It became clear during the design process that our owners were 100% committed to making this home not only environmentally friendly but also energy efficient by incorporating many high performance and up to date science into the design. Using Geo Thermal is one of them. They didn't want airconditioners to pollute the environment with their noise. They preferred to hear the trill of the birds instead. The resulting new build was designed with the original structure and added onto. The owners entertain but didn't want formal living spaced. The original structure at Yankee Point was a simple 1970s home with “good bones.” Unfortunately, it was also a case where less-than-poetic considerations threatened to eclipse design. Setbacks, height and footprint restrictions and other building regulations had boxed in the renovation to the point where there was literally nowhere left to build. Fortunately, the house sat 6' above grade on the ocean side. With some three-dimensional ingenuity, this ultimately provided ample space to add a new full height lower level without exceeding stringent lot coverage limitations. Today, upon entering the residence, you catch a quick glimpse of the ocean views and of the cascading roof lines designed to echo the motions of ocean waves beyond. The space opens up as you move toward the ocean to reveal a panoramic view.

Although less common than projects from our other product lines, a Sunspace Design pool enclosure is one of the most visually impressive products we offer. This custom pool enclosure was constructed on a beautiful four acre parcel in Carlisle, Massachusetts. It is the third major project Sunspace Design has designed and constructed on this property. We had previously designed and built an orangery as a dining area off the kitchen in the main house. Our use of a mahogany wood frame and insulated glass ceiling became a focal point and ultimately a beloved space for the owners and their children to enjoy. This positive experience led to an ongoing relationship with Sunspace.
We were called in some years later as the clients were considering building an indoor swimming pool on their property. They wanted to include wood and glass in the ceiling in the same fashion as the orangery we had completed for them years earlier. Working closely with the clients, their structural engineer, and their mechanical engineer, we developed the elevations and glass roof system, steel superstructure, and a very sophisticated environment control system to properly heat, cool, and regulate humidity within the enclosure.
Further enhancements included a full bath, laundry area, and a sitting area adjacent to the pool complete with a fireplace and wall-mounted television. The magnificent interior finishes included a bluestone floor. We were especially happy to deliver this project to the client, and we believe that many years of enjoyment will be had by their friends and family in this new space.
