Nestled at the end of a long flag lot driveway in Amagansett, NY, a young couple purchased the property with intentions to construct a second home for their growing family. A home that would not only be comfortable for the immediate family but also serve and grow on busy summer weekends to accommodate extended family, friends, children and guests. The tight lot along with the sizable program culminated in the building envelope being pushed to every limit, restriction and regulation one could imagine. The resulting architecture possesses a traditional Hamptons cottage exterior juxtaposed with modern elements that help break up the single mass. Centered on the entry façade is a large double story window that shrouds the floating switchback staircase on the interior. A bluestone patio wraps three sides of the home, which, in the rear, leads to a small in ground pool with a frameless glass railing. In the interior, custom white washed white oak floors run throughout the home as well as on the floating central staircase. For a more modern style of living, the open living, kitchen and dining area serve as one large entertaining space. In an area surrounded by sprawling Mcmansions, this tightly knit home functions more similar to that of a large NYC apartment by serving the perfect balance between maximized form with the right amount of function given the strict parameters. Large glass sliders open the living and dining rooms to the backyard patio and pool creating harmony between the indoor and outdoor spaces. Shaker style cabinets in the kitchen pair with a more contemporary staircase softened by the warmer wood tones of the vertical slats that surround it.

To not overpower nor obstruct existing structures, much of the new office addition was set 2/3 into the ground, making windows high and narrow. To increase natural light, designers added a 12’x12’ pyramid-shaped skylight and incorporated full-power, horizontal shades across the framed ceiling. The shades open and close to help regulate the desert suns' light and heat. The insets in the coffered ceiling are suede. To buffer sound, the office walls are upholstered. The objective of this award-winning gut renovation was to create a spatially dynamic, light-filled, and energy-efficient home with a strong connection to Long Island Sound. The design strategy is straightforward: a gabled roof covers a central “spine” corridor that terminates with cathedral ceilinged spaces at both ends. The relocated approach and entry deposit visitors into the front hall with its curvilinear, cantilevered stair. A two-story, windowed family gathering space lies ahead – a straight shot to the water beyond. The design challenge was to utilize the existing house footprint and structure, while raising the top of foundation walls to exceed new flood regulations, reconfiguring the spatial organization, and using innovative materials to produce a tight thermal envelope and contemporary yet contextually appropriate facades.

Situated on the edge of New Hampshire’s beautiful Lake Sunapee, this Craftsman-style shingle lake house peeks out from the towering pine trees that surround it. When the clients approached Cummings Architects, the lot consisted of 3 run-down buildings. The challenge was to create something that enhanced the property without overshadowing the landscape, while adhering to the strict zoning regulations that come with waterfront construction. The result is a design that encompassed all of the clients’ dreams and blends seamlessly into the gorgeous, forested lake-shore, as if the property was meant to have this house all along. The ground floor of the main house is a spacious open concept that flows out to the stone patio area with fire pit. Wood flooring and natural fir bead-board ceilings pay homage to the trees and rugged landscape that surround the home. The gorgeous views are also captured in the upstairs living areas and third floor tower deck. These Houston home owners used Weatherwell Elite aluminum shutters to create privacy in their outdoor pavilion. The wood grain powder coat complements their rustic design scheme, and the operable louvers allow them to regulate the airflow.

This custom home bowling alley was installed by Fusion Bowling as part of a newly constructed 20,000 square foot residence in Lubbock, Texas. The custom color of the two regulation size lanes is a woodgrain called "Valencia Teak", which appears almost black. The color of the lane markings is "Wheat", and the LED gutter lights are cool blue. The computer scoring system features a wireless keypad, two overhead LED TVs, pin action instant replay, and ball speedometer. Entertainment accessories include an 11 foot wide projection screen at the end of the lanes, as well as additional LED TVs for sports and movie viewing. The automatic pinsetter machines are Brunswick A-2 models, rebuilt piece-by-piece by Fusion Bowling and custom painted red. The room's interior design features dark wooden beams across the lanes to hide the special effects lighting, limestone columns with rustic lanterns, wood plank flooring with a wooden transition strip onto the flush-mounted lane surface. The bowling package includes guest bowling balls, lane maintenance kit, Kegel automatic lane cleaning/conditioning machine, secondary ball return storage rack, two sets of bowling pins (red and neon glow green), and guest bowling shoes.
