A home that would not only be comfortable for the immediate family but also serve and grow on busy summer weekends to accommodate extended family, friends, children and guests. The tight lot along with the sizable program culminated in the building envelope being pushed to every limit, restriction and regulation one could imagine. The resulting architecture possesses a traditional Hamptons cottage exterior juxtaposed with modern elements that help break up the single mass. Centered on the entry façade is a large double story window that shrouds the floating switchback staircase on the interior. A bluestone patio wraps three sides of the home, which, in the rear, leads to a small in ground pool with a frameless glass railing. In the interior, custom white washed white oak floors run throughout the home as well as on the floating central staircase. For a more modern style of living, the open living, kitchen and dining area serve as one large entertaining space. In an area surrounded by sprawling Mcmansions, this tightly knit home functions more similar to that of a large NYC apartment by serving the perfect balance between maximized form with the right amount of function given the strict parameters. Large glass sliders open the living and dining rooms to the backyard patio and pool creating harmony between the indoor and outdoor spaces. Shaker style cabinets in the kitchen pair with a more contemporary staircase softened by the warmer wood tones of the vertical slats that surround it.

This couple moved from Chicago’s Wicker Park to a rural setting but wanted to maintain their modern aesthetic. Scott Dresner of Dresner Design created a modern spa oasis for the couple’s master bathroom. The second project completed by Scott in the couple’s home. On the client’s, wish list…a luxurious space to relax, a new window to replace the dated looking glass block, great storage for towels and larger items as well as smaller toiletries. Scott accomplished a variety of storage with deep vanity drawers with push hardware, medicine cabinets with storage on the entire wall, and a large linen closet. Finishes are modern with a hint of warmth created by the floating walnut vanity and trim work. LED light along the vanity and medicine cabinets create a soft ambience perfect for a relaxing bath. Floors are radiant heat, window treatment is motorized, and panel controls a speaker and LED lighting in the rain showerhead. The challenge was getting approval to build the place the new stand alone garage strategically on the property line so as not to crowd the house but also to not violate zoning regulations of the city. The custom color of the two regulation size lanes is a woodgrain called "Valencia Teak", which appears almost black. The color of the lane markings is "Wheat", and the LED gutter lights are cool blue. The computer scoring system features a wireless keypad, two overhead LED TVs, pin action instant replay, and ball speedometer. Entertainment accessories include an 11 foot wide projection screen at the end of the lanes, as well as additional LED TVs for sports and movie viewing. The automatic pinsetter machines are Brunswick A-2 models, rebuilt piece-by-piece by Fusion Bowling and custom painted red. The room's interior design features dark wooden beams across the lanes to hide the special effects lighting, limestone columns with rustic lanterns, wood plank flooring with a wooden transition strip onto the flush-mounted lane surface. The bowling package includes guest bowling balls, lane maintenance kit, Kegel automatic lane cleaning/conditioning machine, secondary ball return storage rack, two sets of bowling pins (red and neon glow green), and guest bowling shoes.

Situated on the edge of New Hampshire’s beautiful Lake Sunapee, this Craftsman-style shingle lake house peeks out from the towering pine trees that surround it. When the clients approached Cummings Architects, the lot consisted of 3 run-down buildings. The challenge was to create something that enhanced the property without overshadowing the landscape, while adhering to the strict zoning regulations that come with waterfront construction. The result is a design that encompassed all of the clients’ dreams and blends seamlessly into the gorgeous, forested lake-shore, as if the property was meant to have this house all along. The ground floor of the main house is a spacious open concept that flows out to the stone patio area with fire pit. Wood flooring and natural fir bead-board ceilings pay homage to the trees and rugged landscape that surround the home. The gorgeous views are also captured in the upstairs living areas and third floor tower deck.
