The 2,400 s.f. net-zero corten house occupies a quarter-acre site transected by a small creek. Platted as a legal lot-of-record in the area’s original subdivision in 1910, the site remained undeveloped due to steep terrain and difficulties crossing the creek for access. Additionally all areas of the site are within the creek’s 25’, 50’ and 75’ riparian stream buffers. By necessity, the house, with considerable jurisdictional involvement, was constructed entirely within the 75’ stream buffer. Bridge/drive design complying with City of Atlanta Watershed regulations and State of Georgia EPD criteria was an essential component in realizing the project.

Context Norbert and Robin had dreamed of retiring in a Passive House-certified home overlooking the Lubberland Creek Preserve in Southeastern New Hampshire, and they’d done their homework. They were interested in using four integrated Zehnder America (www.zehnderamerica.com) technologies to make the 1,900 square foot home extremely energy efficient. They didn’t miss any opportunity to innovate or raise the bar on sustainable design. Our goals were focused on guaranteeing their comfort in every season, saving them money on a fixed income, and reducing the home’s overall impact on the environment as much as possible. Response The home faces directly south and captures sunlight all winter under tall and vaulted ceilings and a continuous band of slim-lined, Italian triple-pane windows and doors that provide gorgeous views of the wild preserve. A second-story office nook and clerestory provide even deeper views, with a little more privacy. Zehnder, which previously sold its innovative products only in Europe, took on the project as a test house. We designed around Zehnder’s vent-based systems, including a geothermal heat loop that heats and cools incoming air, a heat pump cooling system, electric towel-warmer radiators in the bathrooms, and a highly efficient energy recovery ventilator, which recycles heat and minimizes the need for air conditioning. The house effectively has no conventional heating system—and doesn’t need it. We also looked for efficiencies and smart solutions everywhere, from the lights to the windows to the insulation. The kitchen exhaust hood eliminates, cleans, and recirculates cooking fumes in the home’s unique kitchen, custom-designed to match the ways Norbert likes to prepare meals. There are several countertop heights so they can prep and clean comfortably, and the eat-in kitchen also has two seating heights so people can sit and socialize while they’re working on dinner. An adjacent screened porch greets guests and opens to the view. A roof-mounted solar system helps to ensure that the home generates more energy than it consumes—helped by features such as a heat pump water heater, superinsulation, LED lights and a polished concrete floor that helps regulate indoor temperatures. The indoors are extended to the outdoor by way of a 13 foot sliding Nana wall. Minimalistically appointed, natural light is the main focus of this renovation. Our client valued the notion of a fresh home that with statement architecture. Zoning regulations presented an additional layer of complexity. A once dilapidated shed was converted into this fun, modern residence in the historical district of downtown Bend. The abandoned building had served as a neighborhood garage when it was originally constructed in the 1930's. Abiding by the historic district regulations, the new hoe was designed to replicate the original facade with three sliding doors that create a shared indoor/outdoor living space. Original planks of siding, pylons and floor joists were repurposed throughout. An open floor plan with a Malm fireplace further enhances the mid-century feel. The home is modest in size but the high ceilings and light interiors make the space feel generous and inviting. Winner of the High Desert Design Competition in 2016 and the Building a Better Central Oregon Award in 2017.

This is a single-family dwelling (SFD) to the property, along with an attached 800 square foot Accessory Dwelling Unit (ADU). In compliance with the recent changes to Los Angeles zoning ordinances, we were able to creatively design the project to make optimal use of the available space. Specifically, the new regulations allow us to extend the ADU into the front yard area, using the first 4 feet of the front setback.

Starting with removal of old decks and railroad tie walls, the construction of this new asphalt basketball court replaced the lower level of this client's backyard that was originally hard to access. New walls were built and new pewter nicolock border was installed as a reinforcement for the asphalt edge. 8 inches of state approved RCA was installed and compacted and 2 inches of new asphalt was then installed and rolled over. One basketball hoop, one court light, a regulation key was striped on the asphalt floor, and a black chain link fence was installed around court, along with a row of arborvitaes and skip laurels complete the landscaping around the court.
