That is usually the moment homeowners start searching for a painting contractor who actually understands metal - not just someone who will brush a coat of black paint over active corrosion and call it done. At Windy City Painters, iron fence restoration is one of our most requested services on the North Side and Near West Side, and for good reason. These fences are old, they are beautiful, and they deserve a proper finish system. PROJECT OVERVIEW This project involved a full ornamental iron fence on a North Side greystone property. The fence was original to the building - likely installed in the 1910s or 1920s - and had gone through multiple paint cycles without any rust conversion work. By the time Windy City Painters arrived, the horizontal rails showed active pitting, the vertical spindles had surface rust under lifting paint, and two corner posts had minor joint separation. The homeowner wanted the fence restored to a sharp satin black finish that would hold through multiple Chicago winters. MATERIALS AND PRODUCTS Ospho Rust Converter - phosphoric acid formula that chemically neutralizes iron oxide and converts it to iron phosphate, a stable paintable surface. Used on all pitted and actively corroded areas before primer application. Rust-Oleum DTM Rust-Inhibitive Primer - direct-to-metal primer that bonds to both converted rust zones and bare metal, blocking moisture intrusion at the substrate level. Sherwin-Williams DTM Acrylic Topcoat - flexible, moisture-resistant finish formulated to expand and contract with metal through temperature cycling. Applied in two finish coats in satin black. For cases with deeper rust penetration, Corroseal Water-Based Rust Converter and Metal Primer is an alternative that combines conversion and priming in a single product, useful on complex ornamental profiles where two-product systems are harder to apply. THE PROCESS Step 1 - Mechanical Preparation. Windy City Painters wire-wheels all loose rust, flaking paint, and scale using angle grinders fitted with wire wheel attachments. On heavily pitted sections, needle gun descaling is used to reach rust in tight ornamental grooves. This step is non-negotiable. No coating bonds reliably to iron oxide, and skipping this step is the single most common reason iron fence paint fails within a year. Step 2 - Rust Conversion. Ospho is brushed into all pitted and bare metal areas and allowed to fully react. The surface shifts from orange to a grayish-black iron phosphate layer. This stable base accepts primer without the risk of rust migrating upward through the paint film over time. Step 3 - Primer Coat. Rust-Oleum DTM rust-inhibitive primer is applied full coverage over the entire fence surface, including areas that appeared clean but showed minor surface oxidation. DTM primer acts as a moisture barrier and mechanical adhesion layer for the finish coats. Step 4 - Finish Coats. Two coats of Sherwin-Williams DTM acrylic topcoat are applied in satin black, with adequate dry time between coats. The DTM formula remains flexible after cure, allowing the iron to expand and contract through Chicago temperature swings without the topcoat cracking or peeling at joints. CHICAGO-SPECIFIC CHALLENGES Ornamental iron on Chicago greystones, two-flats, and Victorian brownstones was almost never hot-dip galvanized. It was painted from installation and has relied on continuous paint maintenance ever since. Chicago winters add specific stress: freeze-thaw cycles force water into any paint film crack, expanding it; road salt spray elevates corrosive chloride exposure; and humidity during spring thaw keeps metal surfaces wet for extended periods. This combination accelerates rust spread beneath paint films that appear intact on the surface. WHAT TO EXPECT LONG-TERM A properly prepped and primed iron fence finished with a DTM topcoat system should hold 5-8 years in Chicago conditions before any touch-up is warranted. Annual inspection of joints, welds, and areas near grade level will catch early moisture entry before it becomes a larger rust issue. Most stone and tile benefit from the protection that a sealer provides to stop dirt becoming ingrained into its pores. However, the act of walking on the tile causes wear and this over time will lead to the sealer wearing off and dirt reaching the pores; the worse thing is you rarely notice it happening because it takes a long time to wear down a sealer. Most of my customers have this problem and call on me to clean and reseal the floors every few years when it becomes difficult to clean effectively. The alternative which I do for a number of my clients is to have the floor lightly cleaned and a new layer of sealer added every six to twelve months. This Victorian tiled entrance at a period house in Ilkley was not in too bad a shape just a little dirty and dull and the owner was keen to have is renovated in the run up to the Christmas holidays. Ilkley is a lovely town in West Yorkshire which became very fashionable in the Victorian era due to the health benefits of the local water, this led to a lot of Victorian architecture and tiled entrance floors like this one are very typical in the area. To get the dirt out of the tile and grout I applied a strong dilution of Tile Doctor Pro-Clean to the tiles and left it to soak in for fifteen minutes. Pro-Clean is a very reliable cleaner for all types of tile and grout including natural stone, Limestone, Slate and Travertine, amongst others; additionally, when used in a strong dilution it will strip off old sealers. The solution was then worked into the tile using a black scrubbing pad fitted to a rotary machine and the soil extracted using a wet vacuum. I gave the floor a light rinse with water to remove any trace of cleaning products and then inspected the floor to ensure it was up to standard. At this point I could see there were flecks of paint on the tile around the edges of the floor from previous decorating work and, so I removed carefully removed these with a scrapper and a hand-held diamond block. The floor was given a final rinse and the wet vacuum used to extract as much moisture from the floor as possible before leaving it to dry for the evening. I returned the next day to seal the floor first discussing the finish that the customer wanted for the tiles. Typically, I recommend using a satin sealer for Victorian tiles as it adds a nice sheen to the tile however surprisingly the owner wanted a matt finish. Tile Doctor has a full range of sealers available to cater for all requirements so for this floor I applied three coats of Tile Doctor Colour Grow which leaves a matt finish whilst enriching the colours in the tile. The tiles are now full of life and with the paint specs removed there is now a crisp black edge between the floor and the skirting which the customer also picked up on. It’s fairly common for owners of older properties – especially houses those that are over 100 years old or more – to find original Victorian tiled flooring hidden underneath carpet. It can wait years for the tiles to be discovered, by which time they have amassed huge amounts of dirt and dust. Such was the case at this property in Bridlington, a Yorkshire town through which a stream known as the ‘Gypsey Race’ runs, before emptying in the North Sea at the Bridlington Harbour. Interestingly enough, folklore says that when the stream is flowing, bad fortune is at hand. The stream must not have been running on the day that we restored this Victorian hallway, as we managed to achieve some truly fantastic results!! The hallway had been severely dulled after going years without professional care. We set about giving it the thorough clean and fresh seal that I’d des partly needed. Here’s how we did it. Our first task was to remove any old, no longer effectual sealer. We did this by liberally applying a strong dilution of our alkaline-based Tile a Doctor Pro Clean, which doubles as a reliable cleaner and a stripper capable of stripping away old sealer. The product was worked into the tiles using a black stripping pad fitted to a 17″ rotary machine, and the process was repeated three times. I noticed that there was still some stubborn dirt and old sealer around the edges of the hallway, so I used some of our handheld diamond encrusted burnishing blocks to grind it away. To finish the cleaning process, we washed the floor with Tile Doctor pH Neutral Tile Cleaner, leaving it fresh and ready to be sealed once left to dry overnight. Upon our return to the property the next day, we ran some quick tests to check for any excess moisture (even a small amount could have damaged the performance of the new sealer). Once satisfied with the the condition of the floor, we proceeded to see it with an impregnating sealer, meaning a sealer that penetrates into the pores of the tile to fill them and therefore prevent trapped dirt and ingrained stains. Our impregnating sealer, Tile Doctor Colour Grow, has the added benefit of being colour intensifying, which really highlights the unique colourful patterns of the tiles. To give the floor a durable sheen finish, as requested by the customer, we also added a coat of Tile Doctor Seal and Go sealer. The result was a complete transformation of the condition and appearance of this great Victorian tiled hallway.
