Rodwin Architecture & Skycastle Homes Location: Boulder, Colorado, USA Interior design, space planning and architectural details converge thoughtfully in this transformative project. A 15-year old, 9,000 sf. home with generic interior finishes and odd layout needed bold, modern, fun and highly functional transformation for a large bustling family. To redefine the soul of this home, texture and light were given primary consideration. Elegant contemporary finishes, a warm color palette and dramatic lighting defined modern style throughout. A cascading chandelier by Stone Lighting in the entry makes a strong entry statement. Walls were removed to allow the kitchen/great/dining room to become a vibrant social center. A minimalist design approach is the perfect backdrop for the diverse art collection. Yet, the home is still highly functional for the entire family. We added windows, fireplaces, water features, and extended the home out to an expansive patio and yard. The cavernous beige basement became an entertaining mecca, with a glowing modern wine-room, full bar, media room, arcade, billiards room and professional gym. Bathrooms were all designed with personality and craftsmanship, featuring unique tiles, floating wood vanities and striking lighting. To separate the living room and den, a floating partition was erected that houses the flat-screen TV on the den side (along with cabinets below for the components), and allows traffic to flow from both sides between the two spaces. Even more importantly, light from the living room now cascades into the den, relieving it of its cramped, dark feeling. Two distinct living areas were created that share the natural light. My concept for this kitchen was to collaborate with my client for this complete home renovation and ensure that the kitchen was the focal point of the open concept home. We strategically worked together to ensure proper wall dimensions, island placement and function, and symmetry to meet the wants and needs of my clients. White perimeter cabinetry helped to achieve a traditional feel for the space, while the gray stained island cabinetry allowed for a lovely transition to make the cozy kitchen work seamlessly with the distressed wide plank farmhouse style floating floor. In order to relieve the stark whiteness of the perimeter, I had suggested using contrast grout for the subway tile and the ultimate choice of cement tiles for the accent backsplash behind the range created a cathartic scene in this modestly stated design. Throw in some owls, books, and some fun pendant lighting and we were smiling through the finish line, together!!! My goal is to ensure that my client's needs are met and that their lives are improved through my designs. I hope you like the images of the new space!

The wall steps down as the grade relieves away from the home. Asphalt was poured as the new driveway (Credit to Rowe Asphalt Paving & Concrete Driveways. Danville, IN). A decorative stone was applied to the area between the back side of the wall and the new asphalt drive.

The mammoth phalanxes of white-brick apartment houses that proliferated in the 1960s occupy an architectural purgatory; generic, with boxy interiors devoid of detail, many aren’t even interesting enough to excite a raised eyebrow. Our solution for this exemplar near Astor Place, which fortunately was blessed with premium skyline views, was to relieve the interior ordinariness by stimulating the senses with tactile variety. Axis Mundi created a complexly layered textural palette that injects visual adrenaline into the architectural envelope: a television set into a waxed steel panel topped by clerestory windows with a built-in planter for grasses; wenge wood walls rising from richly figured walnut floors; white subway tile surrounding a subtly colored penny-tile mosaic tub and wall; in the kitchen, Venetian plaster, steel, stone and wood mix harmoniously as a surprisingly spiced exotic concoction. The interiors exude a confident masculinity that challenges the complacency of bland, white-box living. Amazing transformation of severely damaged retaining wall, Both return walls were cracked and we removed the enite section or steps and wall of the existing brick, reconstructed new all with proper drainage, and reconstructed the wall with mossrock stone to veneer. The structural part of the existing brick that remained was also veneered with mossrock, leaving the long section in the middle brick to balance with the house brick color. The entire wall was dug out from behind to install gravel and drainage, as well at to relieve pressure on wall and install weep holes not included in original wall construction. Irrigation was adjusted and a small seatwall was constructed behind existing wall to direct water away from the wall. Plantings were removed to open the view and replaced with metal railing

Constructed in two phases, this renovation, with a few small additions, touched nearly every room in this late ‘50’s ranch house. The owners raised their family within the original walls and love the house’s location, which is not far from town and also borders conservation land. But they didn’t love how chopped up the house was and the lack of exposure to natural daylight and views of the lush rear woods. Plus, they were ready to de-clutter for a more stream-lined look. As a result, KHS collaborated with them to create a quiet, clean design to support the lifestyle they aspire to in retirement. To transform the original ranch house, KHS proposed several significant changes that would make way for a number of related improvements. Proposed changes included the removal of the attached enclosed breezeway (which had included a stair to the basement living space) and the two-car garage it partially wrapped, which had blocked vital eastern daylight from accessing the interior. Together the breezeway and garage had also contributed to a long, flush front façade. In its stead, KHS proposed a new two-car carport, attached storage shed, and exterior basement stair in a new location. The carport is bumped closer to the street to relieve the flush front facade and to allow access behind it to eastern daylight in a relocated rear kitchen. KHS also proposed a new, single, more prominent front entry, closer to the driveway to replace the former secondary entrance into the dark breezeway and a more formal main entrance that had been located much farther down the facade and curiously bordered the bedroom wing. Inside, low ceilings and soffits in the primary family common areas were removed to create a cathedral ceiling (with rod ties) over a reconfigured semi-open living, dining, and kitchen space. A new gas fireplace serving the relocated dining area -- defined by a new built-in banquette in a new bay window -- was designed to back up on the existing wood-burning fireplace that continues to serve the living area. A shared full bath, serving two guest bedrooms on the main level, was reconfigured, and additional square footage was captured for a reconfigured master bathroom off the existing master bedroom. Hanging plants in baskets can bring a sense of serenity and beauty to your environment. They also improve overall air quality by filtering out pollutants and can relieve stress by just having a space to chill in.

The owner of this recently purchased property in the Berkshire village of Twyford had inherited a Jerusalem limestone floor that had been installed throughout the ground floor including the Kitchen. The previous owner hadn’t maintained the stone floor very well and as a result it had become dull, patchy and the new owner was finding it impossible to keep clean. The floor was becoming a problem for them and they had been considering ripping it all up and getting it replaced. However due to the size of the floor and potential cost of replacing it they searched for other solutions and contacted Tile Doctor to see if it could be renovated. I scheduled an appointment with the owners to survey the floor and it wasn’t long before I realised that we could achieve a great result by polishing the Limestone using a set of diamond burnishing pads. To prove how well I thought the floor would clean up I offered to complete a demo within the small utility room. This was arranged and completed a week later, as I expected once I had finished the demo the floor looked fantastic, more importantly the client was ecstatic with the results and couldn’t wait to book us in to complete the rest of the house. It was a large floor so I estimated the process would take 4-5 days to complete and would need to work in sections starting with the kitchen then progressing into the study and cloakroom, dining room and finishing off with the entrance hall. Thankfully I had an empty house to work in which helped as I could start sealing the area I worked on the prior day. The limestone had become quite pitted in the high traffic area, these pits had filled up with soil and become unsightly. My first task was to deep clean the dirt filled pits and grout, to do this I used a strong dilution of Tile Doctor Pro Clean and a stiff nylon brush making sure I could get into the pits releasing the dirt, then vacuuming up all the chemical slurry as I went along. The next task was to fill these pits I used a two-part epoxy filler that matched the colour of the stone. Once the filler had dried, I worked through the hand burnishing blocks from 100 grit to 400 and I smoothed out the areas that had been filled. Now the holes/pits had been filled I continued with the restoration of the floor by moving onto the burnishing process using diamond encrusted floor burnishing pads. This involves honing the Limestone with a set of burnishing pads starting at 400-grit. The pads are applied to the floor with a heavy floor buffing machine using water to lubricate the process. The pad is run over each tile around three times and the fine slurry this process generates is rinsed off afterwards with water and then extracted with a wet vacuum. You then move onto the 800-grit and then 1500-grit slowly building back the appearance of the stone. As I had worked in sections/rooms at a time I was able to allow a full day drying time before sealing. Happy with the depth of colour from the pad system I opted to seal the floor with two coats of Tile Doctor Ultra-Seal. I had a range of sealers to choose from an in this case I felt Ultra-Seal would be most suited as it doesn’t change the natural appearance of the Limestone yet will provide years of protection and make it much easier to keep clean. The owners were over the moon with how the limestone now looked and relieved that their problem floor had been restored. For aftercare cleaning I recommended Tile Doctor Stone Soap which is designed for maintaining the patina on polished stone floors. Dennis Buckland Berkshire Tile Doctor
