It all started with a sliding barn door and a bold and simple thought: what if we painted it “Geranium”? Our client brought us in as interior designers to collaborate with Ambit Architecture, who helped her merge two adjacent apartment units into one, large, open floor-plan unit. One of the challenges on a project like this is the very openness of the space – there are many furniture selections visually connected to one another, and connected to the kitchen, with its bold pops of yellow. So it was important to establish some fundamentally neutral tones that would provide unity from one furniture grouping to the next. We also wanted to make sure that the panoramic views of the city would remain an important focus of the space. Therefore, in the living and dining room, we chose large scale furniture pieces made from rustic or reclaimed wood, while upholstered pieces are covered in crisp linen or neutral leather. Then, we added layer upon layer of cheery textiles and prints. We started with jute and color reform wool rugs. What simply started out as the purchase of a 30” Wolf gas stove to replace the old, turned into a complete kitchen renovation. The original intent was to replace the existing stove with the new. The new Wolf came other issues one being installing an adequate exhaust system to meet the needs of the stove. One thing led to the next and with that a new kitchen. The renovation included removing all existing fixtures, cabinetry and lighting. The existing tile floor remained the same but with some added area that was previously under existing base cabinets. The goal of the project, once the decision was made to do a complete renovation, was to update the kitchen creating an eclectic aesthetic with all new fixtures of the best quality that could be afforded. Listed below are the changes that were made. All fixtures remained in their existing locations other than removing small piece of wall that allowed an extended length of the new bakers table to extend 24” into the existing dining and living room space to pull the spaces together and provide a small eating bar with adjoining bar stools. One stool was a custom design and fabrication (Marlin Stool) Fixtures 1. Existing gas stove replaced with new 30” gas Wolf stove. 2. Existing Refrigerator replace with new 36” stainless steel Jen-Air refrigerator with bottom freezer. 3. Existing Dishwasher replace with new Jen-Air stainless steel interior and exterior dishwasher. 4. Existing base cabinets replaced with a combination of open and closed tables and cabinets. Two stainless steel commercial kitchen tables with an open bases and shelving. One with a stainless steel top the other a bakers table with a wood butcher block top. The cabinets were Kraft Made traditional wood base cabinets with a Kaffe finish and Fireslate counter surface. These cabinets were customized with stainless steel perforated door inserts and Mockett stainless steel drawer and door pulls. 5. Surface counter and table material included wood butcher block, stainless steel and Fireslate. 6. Overhead shelving included open commercial kitchen stainless steel shelves and open Appleply wood shelves with Rakks aluminum shelf brackets. 7. Existing lighting was replaced with Zumtobel track lighting with Ushio lamps, Lutron dimmers and an up lighted coffered ceiling (see Superman). 8. Existing kitchen sink was replaced with a large single compartment sink from Kindred with an In-Sinkerator Evolution garbage disposal. Filter water tap was added that connects to an Everprue water filter system. 9. Walls were tiled with Bottle Green 4 1/4” x 4 1/4” Daltile to staying consistent with existing original house tile. 10. The ceiling was reworked as required with a plaster finish 11. Marine grade caulk was used as required. 12. This extensive renovation brought a fresh and new look to a 1960s two level house and allowed the owners to remain in a neighborhood they love. The living spaces were reconfigured to be more open, light-filled and connected. This was achieved by opening walls, adding windows, and connecting the living and dining areas with a vaulted ceiling. The kitchen was given a new layout and lined with white oak cabinets. The entry and master suite were redesigned to be more inviting, functional, and serene. An indoor-outdoor sunroom and a second level workshop was added to the garage. Finishes were refreshed throughout the house in a limited palette of white oak and black accents. Project challenges: - Maximizing storage was a primary challenge, especially with the inclusion of a commercial-sized fridge and freezer that occupied valuable cabinetry space. - The need for clean, uninterrupted lines throughout the kitchen required thoughtful detailing, especially around cabinetry transitions and appliance integration. - The oversized island design required two stone slabs and waterfall edges on both sides which posed both visual and logistical challenges. - Incorporating electrical outlets into the island in a way that felt intentional and unobtrusive demanded creative problem-solving. - The unique rooflines created strong visual angles that required a considered design approach to ensure the space felt cohesive rather than disjointed. - Balancing symmetry and flow in a kitchen with structural constraints required precise layout planning to maintain a cohesive visual rhythm. - Creating an intentional indoor/outdoor living flow, especially in the transitional space between the sliding doors to the backyard and the kitchen. Project solutions: - To balance the visual weight of the commercial-grade fridge and freezer, we flanked the range and hood with full-height pocket cabinetry, which created symmetry while reclaiming storage space. We also took a look into internal organization and carefully mapped out where every kitchen item would live. This allowed us to make informed decisions about drawer versus door configurations, and when to incorporate features like roll-out shelving to maximize accessibility and function. - Linear light fixtures above the island were chosen for their low visual impact, allowing sightlines to remain clear and emphasizing the thoughtful spatial layout. - The oversized island was carefully executed using two coordinated slabs, with a subtle brass inlay detail between them to turn a logistical challenge into a design feature. - Pop-up electrical outlets were integrated into the island to keep surfaces clutter-free while maintaining easy access, which combined form and function seamlessly. - With multiple focal points and a peaked vaulted ceiling, layout precision was key. The island, hood, and adjacent staircase were all perfectly centered on the vault, creating a sense of alignment across the open space. - In the transitional area between kitchen and backyard, we added a wet bar that visually and functionally connects the indoor space with the outdoors. This addition provides extra storage and creates a dedicated entertainment spot for guests, enhancing the overall flow and usability of the home.

Named for the original homestead, the Aspen Leaf Ranch blends early ranch history with modern sensibility. The owner, an outdoorsman and native plant enthusiast, and former project manager of notable Seattle buildings (including the Olympic Sculpture Park and the Bullitt Center), tasked Best Practice Architecture with designing a modest yet comfortable home reflective of valley cabins and farmsteads. He desired a small home that was ‘light on the land’, yet flexible enough to accommodate visiting friends and family. Located in a quiet river valley 10 miles from the nearest town, the result is a humble compound firmly rooted in the rural vernacular. The Methow Valley was familiar to the owner from childhood ski and camping trips and he now has family who live in the area. The Valley is hot and dry in the summer and on average receives over 70 inches of snow each winter. Set in a narrow river valley below high mountain peaks, the owner wanted the new home to have a strong visual and physical connection to the surrounding landscape. For many years, the homestead was operated as a horse packing guide service, and an old agricultural barn remains that will eventually be repurposed into a ski waxing room, shop, and sauna. Two new structures make up the residential retreat: a one-bedroom main house and a carport with an adjoining guest suite, small office, and storage for outdoor equipment. Best Practice’s design prioritizes natural light and optimizes dramatic views of the surrounding meadow, forest, hills, and mountains “I wanted both the design and scale of the new buildings to reflect traditional ranch homes and cabins in the remote river valley with all the creature comforts of modern living,” said the homeowner. “Ensuring a strong connection to the outside throughout the seasons was a primary goal. Windows on all sides and three exterior doors allow me to track the many species of birds and wildlife that move through the property and access the ever-changing light and weather.” Best Practice carefully positioned the new structures to frame important vistas while minimizing disturbance to the native forest and meadow. The exterior finishes and details are consistent with historic cabins and barns in the area but stylized to acknowledge the new structure’s place in time. Metal roofing, siding, and a gravel skirt were chosen to reduce wildfire risk, and native plantings attract and support local birds and wildlife. Best Practice simplified the interior detailing with a nod towards a rural cabin aesthetic, incorporating painted beadboard, extensive built-in cabinetry, warm woods, a sizeable kitchen, and an open nook for daytime lounging and overnight guests. The design also took into account the owner’s collection of art, family heirlooms, and furniture gathered over many years. Best Practice designed this Methow Valley home to respect the history and beauty of the historic Aspen Leaf Ranch while embracing modern comforts. The design successfully meets a well-considered program for 4-season use and serves as a full-time rural retreat for the owner as well as a gathering place for friends and family.

This project was designed, and developed by Rhodes Architecture + Light while Josh Meharry was a team member. Constructed within a rare five acre plot of forested land in Bothell, this house design stemmed from an interest in both creating connections to the surrounding environment as well as carving out an area for communal gathering for this family of 6 to come together with their extended family, friends and community. In response to this desire, the main residence was broken into three separate structures arranged roughly into a “C” confirguration, which formed an inner courtyard where communal gatherings could take place that was adjacent to but felt distinct from the surrounding forest. All three structures support different uses for the residence, but all have views toward and open onto this inner court. Since the residence was located at the low point of a shallow ravine that runs through the site, the two side structures were built into the surrounding hillsides with boardformed concrete retaining walls that are exposed at both the interior and exterior of the house. The central structure that houses the main interior living spaces, bridges over a small stream that flows during the wet season, allowing the site’s natural drainage patterns to remain intact. The spanning portion of this central structure is supported off of two cast in place board-formed concrete chimneys, which also act to define the edges of the main interior spaces and include large double sided fireplaces. This central structure was designed to be very transparent to be as inviting as possible and provide views through the structure to the inner courtyard and into the forest beyond. The simple gabled forms are typical of traditional Pacific Northwest homes and cabins found in forested settings like this, and are preferred for their structural efficiency, and their ability to shed rain, snow and tree debris. The roof forms are vaulted at the interior as well, creating an increased sense of spaciousness. The exterior materials used are extremely durable and will remain maintenance free for many years, with corten standing seam metal roofs, corrugated pre-finished siding, exposed board-formed concrete and powder coated steel.

The "Corner Villa" design principles are meticulously crafted to create communal spaces for celebrations and gatherings while catering to the owner's need for private sanctuaries and privacy. One unique feature of the villa is the courtyard at the back of the building, separated from the main facade and parking area. This placement ensures that the courtyard and private areas of the villa remain secluded and at the center of the structure. In addition, the desire for a peaceful space away from the main reception and party hall led to more secluded private spaces and bedrooms on a single floor. These spaces are connected by a deep balcony, allowing for different activities to take place simultaneously, making the villa more energy-efficient during periods of lower occupancy and contributing to reduced energy consumption. The villa's shape features broken lines and geometric lozenges that create corners. This design not only allows for expansive balconies but also provides captivating views. The broken lines also serve the purpose of shading areas that receive intense sunlight, ensuring thermal comfort. Addressing the client's crucial need for a serene and tranquil space detached from the main reception and party hall led to the creation of more secluded private spaces and bedrooms on a single floor due to building restrictions. A deep balcony was introduced as a connecting point between these spaces. This arrangement enables various activities, such as parties and relaxation, to occur simultaneously, contributing to energy-efficient practices during periods of lower occupancy, thus aiding in reduced energy consumption.

This fast pace second level addition in Lakeview has received a lot of attention in this quite neighborhood by neighbors and house visitors. Ana Borden designed the second level addition on this previous one story residence and drew from her experience completing complicated multi-million dollar institutional projects. The overall project, including designing the second level addition included tieing into the existing conditions in order to preserve the remaining exterior lot for a new pool. The Architect constructed a three dimensional model in Revit to convey to the Clients the design intent while adhering to all required building codes. The challenge also included providing roof slopes within the allowable existing chimney distances, stair clearances, desired room sizes and working with the structural engineer to design connections and structural member sizes to fit the constraints listed above. Also, extensive coordination was required for the second addition, including supports designed by the structural engineer in conjunction with the existing pre and post tensioned slab. The Architect’s intent was also to create a seamless addition that appears to have been part of the existing residence while not impacting the remaining lot. Overall, the final construction fulfilled the Client’s goals of adding a bedroom and bathroom as well as additional storage space within their time frame and, of course, budget. Smart Media

The owners, inspired by mid-century modern architecture, hired Klopf Architecture to design an Eichler-inspired 21st-Century, energy efficient new home that would replace a dilapidated 1940s home. The home follows the gentle slope of the hillside while the overarching post-and-beam roof above provides an unchanging datum line. The changing moods of nature animate the house because of views through large glass walls at nearly every vantage point. Every square foot of the house remains close to the ground creating and adding to the sense of connection with nature. The kitchen was given a new layout and lined with white oak cabinets. The entry and master suite were redesigned to be more inviting, functional, and serene. An indoor-outdoor sunroom and a second level workshop was added to the garage. Finishes were refreshed throughout the house in a limited palette of white oak and black accents.
