I designed and assisted the homeowners with the materials, and finish choices for this project while working at Corvallis Custom Kitchens and Baths. Our client (and my former professor at OSU) wanted to have her basement finished. CCKB had competed a basement guest suite a few years prior and now it was time to finish the remaining space. She wanted an organized area with lots of storage for her fabrics and sewing supplies, as well as a large area to set up a table for cutting fabric and laying out patterns. The basement also needed to house all of their camping and seasonal gear, as well as a workshop area for her husband. The basement needed to have flooring that was not going to be damaged during the winters when the basement can become moist from rainfall. Out clients chose to have the cement floor painted with an epoxy material that would be easy to clean and impervious to water. An update to the laundry area included replacing the window and re-routing the piping. Additional shelving was added for more storage. Finally a walk-in closet was created to house our homeowners incredible vintage clothing collection away from any moisture. LED lighting was installed in the ceiling and used for the scones. Our drywall team did an amazing job boxing in and finishing the ceiling which had numerous obstacles hanging from it and kept the ceiling to a height that was comfortable for all who come into the basement. Our client is thrilled with the final project and has been enjoying her new sewing area.

It’s not just major restoration work we do at Tile Doctor, sometimes a simple clean and seal is all that is required and that was the case at this property in Evesham. This medieval market town lies within the Vale of Evesham and is encompassed by the River Avon. It is located between the larger towns of Worcester, Cheltenham and Stratford-upon-Avon. I was contacted by the owner and I arranged a visit to view their Victorian Hallway. The floor was in very good condition, but the previous sealer was now in-effective and the floor was dull and needed a good clean and seal. The colours were starting to fade, and it was due some attention. Sealers do wear off over time so if you have a similar floor to this it’s worth bearing that in mind. We discussed the work required and the cost involved, my quote was accepted, and the work scheduled. On arrival I set up my equipment and covered any areas of carpet to protect from splashing during cleaning. I then used Tile Doctor Remove and Go spraying the product onto the floor allowing it to dwell for 10 minutes thus breaking down any sealers. This product is a non-flammable, multi-purpose stripper which works best when left to soak in for some time before scrubbing. This product is also great for drawing out ingrained stains and removing heavy grease build up. The floor was then pasted with Tile Doctor Acid Gel which works to neutralise any alkaline salts in the tiles that can cause efflorescence later. This is a common issue with old floors which often do not have a damp proof membrane in place. I then went to work with my scrubbing machine and a black pad and worked the products into the tile. The resulting slurry was then rinsed off with water and removed with a wet vacuum. I then went over the floor with microfibres and water to remove any remaining marks before leaving it to dry off overnight and ready for sealing. I returned the following day and started by checking the floor was dry using a moisture meter. To seal the floor, I chose Tile Doctor Seal and Go Extra which is a fully breathable semi- gloss sealer which made a huge difference to the floor. Choosing a fully breathable sealer is important for floors that don’t have a damp proof membrane as you want to encourage any dampness to rise through the tile and not get trapped underneath where it might spread into the walls. The deep clean and new seal brought out the vibrant colours in the tiles which were now shining through enhances by the lovely sheen which customer was very pleased with. For aftercare I left the customer with a bottle of Tile Doctor Neutral Tile Cleaner which being concentrated goes a long way. Once diluted with water the product becomes completely pH neutral which unlike most household cleaners and washing up liquids which contain bleaches won’t prematurely degrade the sealer with use. The existing lawn area remained saturated throughout most of the year and the runoff from the neighboring property ran across their back yard, down the side of their property and all the way to the sidewalk in front of their house. The water was so intense that it had begun to cut through the back yard and erode the soil across the sidewalk and into the nearby storm drain. By identifying these drainage problems and discussing solutions with the homeowner, we were able to design and create the aesthetically pleasing and sustainable solution of a rain garden. The goal was to slow down storm water runoff, and catch pollution and sediment by creating a rain garden that acts as a filter prior to entering the storm drain, while enhancing the aesthetics of the property. The rain garden created was a shallow depression, 12 - 16" deep that collects rainfall runoff from all downspouts of the home and water collected into perforated pipes underneath the lawn area. The perforated pipe begins at the highest elevation in the yard and ends in the rain garden, the new lowest elevation that has been excavated down to an 8" depth. The perforated pipe captures the runoff water and allows the water to seep slowly back into the ground as it runs across the property and into the garden. The garden was lined with a geotextile filter fabric to aide in removing contaminants from the water, prevent migration of the stone in to the soil, and minimalize maintenance. A large variety of plant material was chosen, focusing mainly on native wetland species for their tolerance of our local soil types, moisture conditions and the habitat they provide for wildlife. The garden was abundant with native wildlife and was a sustainable ecosystem for birds and butterflies upon completion of the project. After planting, we arranged decorative stone throughout the garden to slow the flow of water and help prevent erosion. The combination of vegetative and stone surfaces provides temporary storage for runoff before the water either evaporates or infiltrates the soil. The surrounding beds throughout the property were also all amended with compost and replanted with plants that work in harmony with the rain garden. The front, side, and rear yards are a beautiful display of colors that bloom throughout the seasons and the plants throughout the entire property provide food and shelter for native wildlife. The rear yard that was once a muddy play space for the kids is now a dry lawn space that can be utilized by the family and their neighbors. It is a luxury fiber, like cashmere, angora and silk, and is more expensive than most wools that comes from sheep. Bridgwater is known to be one of Somerset’s liveliest towns. With a history dating back over 1000 years, it has many traditions, including a carnival which happens every November, and is hailed as the world’s largest illumination procession. What wasn’t looking lively, however, was this Limestone tiled kitchen floor at a house in the town. It had been laid five years previously but at the time of laying hadn’t been sealed with adequate amounts of sealer. As a result, the Limestone had absorbed a lot of wet footprints and other dirty stains. The sealer simply broke down after a while, leaving the homeowner with a floor that never looked clean no matter how much they cleaned it – using all kinds of products. In fact, the tiles looked blackened and mouldy, as you can see in the photos below. It was time for the homeowner to seek out professional assistance, so she decided to contact her local Tile Doctor. I was asked to completely restore the look of the floor – something the homeowner had deemed impossible at this point. In practice, I knew the floor could be restored using the right products and methods including a really deep clean and resealing with the right type of sealer for these tiles. I scrubbed in Tile Doctor Remove and Go, which is a powerful coatings remover which draws out ingrained stains and strips away any old sealer remaining on the tiles. The floor was then rinsed thoroughly with plain water to neutralise it, and the resulting soiled solution was extracted using a wet vacuum. I repeated the process on stubborn areas, eventually transforming the floor back to its natural and clean state. I allowed the Limestone to dry out completely overnight before returning to the property to seal the tiles. This is important as the slightest amount of excess moisture can damage the performance of the sealer, and we would’ve been back to square one! After checking with a damp meter, I could see everything was fine, so I proceeded to seal the floor with Tile Doctor Colour Grow, which is not only a robust impregnating sealer that will protect the floor going forward but also enhancing the natural colours in the stone at the same time. In the space of two days, the Limestone tiles had been completely transformed. Now it had been properly sealed, the floor will be much easier to clean and therefore should stay looking great for a long time to come. Having an effective sealer in place is essential for ensuring the long term condition of tiled floors in fact a lack of sealer can make cleaning the tiles exceptionally difficult as the sealer prevents dirt becoming ingrained in the tile. This property owner, living in the former spa town of Matlock in Derbyshire, was experiencing problems with their Terracotta tiled kitchen floor since they had applied some kind of wax to act as a sealer, and this had worn off within a few weeks. After this happened the tiles were not sealed again, making cleaning a big problem. Terracotta is a highly porous stone and thus easily soaks in spillages and stains, and allows dirt to become very easily trapped. In this situation, the property owner resolved to contact me about some professional maintenance. I suggested that the tiles would need a deep clean followed by the application of a fresh, high quality sealer. The work was agreed on and I made my way down to the property the following week. When I arrived at the property and saw the tiles first hand it became clear that a professional clean had been in need for a long time: greasy looking stains were particularly prevalent and covered large areas of the kitchen floor. To remove I mixed a strong solution of Tile Doctor Pro Clean, which is a multi-purpose, high-alkaline cleaner, stripper and degreaser, and, working in small areas, applied it to the floor. Working in small sections was important because the stone is very porous and quickly soaked in any product laid down. I scrubbed the cleaner into the stone using a rotary machine fitted with a black scrubbing pad, with the dirt and stains coming away nicely. Pro Clean is highly versatile and can be used for similar cleaning purposes on most types of natural stone floor. After cleaning each section, I quickly removed the excess dirty water and chemicals with my wet vax machine. Once the whole floor had been cleaned I rinsed it several times with fresh water just to make sure all cleaning chemicals were gone. I then left the floor to dry completely for 36 hours. When I returned to the property, I conducted several damp tests to check for any areas of the floor that needed further drying. As is almost always the case, there were a few areas that remained slightly damp, and I set about speeding the drying process along using my heat gun. In fact, it actually took me more than three hours to get the floor completely dry, but this was worth the effort as even the slightest excess moisture can damage the performance of the sealer. Once the floor was finally dried I began sealing the floor with one coat of Tile a Doctor Colour Grow sealer. Colour Grow is an impregnating sealer that penetrates deep into the pores of the stone, thus acting as a shield against ingrained dirt, and also raises the colour of the tiles to provide an aesthetically appealing appearance. sealer. After sealing with Colour Grow, I left the floor to dry for couple of hours and then applied six coats of Tile Doctor Seal & Go, which is a topical sealer that builds up durable protection on the surface of the tiles. The combination of through cleaning and the application of not one, but two high quality sealers really did wonders for the appearance of these Terracotta tiles. Looking at the final results you wouldn’t have believed they had been without a proper clean and seal for so long! This Multi-Coloured Slate floor looks nice in the Kitchen of this property in Hythe, however due to the riven surface of the tile and the deep grout lines my customer had struggled to keep it clean. Additionally, the Slate has lost all of its lustre over the years since it had been installed and it was now due a deep clean and reseal. The combination of durability and price makes Slate a popular choice for floor covering, it is also available in a number of colours, ranging from plain black to a more diverse array of shades. Like any natural stone floor though it need sealing to keep the dirt out of the pores of the stone however sealers wear off with use Hythe by the way is a lovely medieval coastal market town with its own beach on the edge of Romney Marsh and close to Folkestone. Before starting I removed the kickboards underneath the kitchen units and protected the exposed woodwork with a thin film. To deep clean the Slate floor and remove any remaining sealer I applied Tile Doctor Remove and Go and left it to soak in for ten minutes before scrubbing it in with a light carbide brush. As well as removing the old sealer this process releases the dirt from the pores of the stone and brings it to the surface where it can be extracted. I have probably mentioned this before, but I’ve invested in a powerful van mounted pressure extraction system for removing the dirt, old sealer and emulsified soils released from the stone. The system works by applying water at high pressure on the floor via a spinner tool and then simultaneously extracts the waste under suction back to a grey water tank on the van. From the customers point of view, it makes light work of cleaning the floor and more importantly leaves the floor dry and leaves no mess. Having a dry floor at this stage is important as it means I can usually seal the floor on the same day. Its not a good idea to apply a sealer to damp floor as it will affect the way it cures and lead to an undesirable finish. The way to make sure the floor its dry is to use a moisture meter and take readings in several places around the floor. You can use an air mover to improve drying times however older floors can take a very long time to dry and for those I tend to book another day to apply the sealer. With the floor dry I set about applying the first of two coats of Tile Doctor X-Tra Seal which provides both a hardwearing sheen to the slate as well as enhancing its natural colourings. It has strong water repellency characteristics which makes it ideal for use in a kitchen where spillages are quite common. This was quite a small kitchen, so the work was completed in one day. My client was amazed at the transformation and grateful for our advice on continued maintenance which for this floor I recommended the use of Tile Doctor Stone Soap for daily cleaning. Our stone workers were hard on the job, updating the dated driveway, pathways both front and back, as well as the back patio of this suburban home. I recently made a trip down to South Molton, a small town which sits on the River Mole. The river, actually a tributary of the River Taw, gets its name from the two small towns it runs by, North Molton and South Molton. Anyway I digress, my client asked me to take a look at a Chinese Slate floor in her house, as it was in dire need of a good clean due to the original sealer having worn off over time allowing the dirt to become ingrained in the tile. As this particular type of floor is naturally quite rough, I advised my client to have the Slate milled flat. This would not only make the floor easier to clean on a regular basis, but also it would reduce the hazard of people tripping over the exposed edges. However, the milling procedure is expensive due to the need to use a special grinding disc formed of diamond segments, which is then attached to a rotary machine and used on the stone. My client decided against this, instead opting for a thorough clean and seal. This would be the first time the floor had ever received a proper clean – it had not even been cleaned when the tilers first fitted it! My choice of product for the cleaning was Tile Doctor Pro-Clean, a high alkaline cleaner which, along with Slate, is suitable for use on other natural stone floors such as Limestone, Granite and Travertine. The product, diluted with clean water, was applied evenly to the floor using a Polybrush, as well as a rotary machine fitted with a buffing pad. This also helped to remove any remaining old sealer although, as aforementioned, the vast majority of the old sealer had already worn away. Following this, I cleaned the grout using Tile Doctor Grout Clean-Up and a long-handled stiff grout brush. Grout Clean-Up penetrates below the surface of the grout to lift out grout haze and general dirt. After completing the cleaning I rinsed the floor several times with clean water to remove any trace of cleaning product. The floor was then left to dry completely before sealing, as any moisture left over on the floor could have impacted on the sealer. When I returned to seal the floor I opted to use Tile Doctor High Shine Sealer, which is suitable for use on textured natural stone floors, as well as textured ceramic, textured porcelain, and a range of others. Five coats of High Shine Sealer were applied, providing the floor with durable surface protection and a nice high-sheen finish. This dramatically improved the appearance of the floor to the point that it is hard to believe this is the first time it has been treated to a proper clean and seal! Both myself and my client were very pleased with the results. Chinese Slate is one of the most beautiful and characterful types of stone for tiled floors, so it was very rewarding to be able to make such a difference here.

This Victorian tiled hallway was one of the most beautiful Victorian floors I have ever had the pleasure to work on. With the wide range of patterns and colours they are available in, it seems no two Victorian tiled floors are exactly the same, and this uniqueness is part of what makes them so appealing to property owners. Unfortunately, this floor had been poorly maintained over the years, even suffering from a few loose and missing tiles. There was a thick coating of dust and dirt soiling its appearance, and the property owner was understandably keen to remedy the situation. Having realised that everyday household cleaners are not likely to achieve great results, she asked me to carry out a full professional restoration, including making some repairs where necessary. I was pleasantly surprised to find out that this property was situated in the town of Wyken, which is a few miles outside of Coventry city centre and in fact just down the road from where I live myself! Before making a start on the cleaning process, it was first necessary to re-fix the small number of loose tiles and replace a single missing tile by the radiator. Fortunately, I’ve been working on these types of floors for some time and have built up a good collection of replacement Victorian tiles so I was able to find one that matched in nicely with the rest of the floor without too much problem. To clean the tiles, I began by applying a layer of Tile Doctor Oxy-Gel directly into the floor with a small brush. This product is very similar to the popular Tile Doctor Pro Clean: both are strong alkaline cleaners, strippers and degreasers, with the main difference being that Oxy-Clean comes in a gel form, making it easier to control and therefore ideal for precise cleaning, or for application to vertical surfaces. Like Pro Clean and being an alkaline base it is suitable for use on all types of natural stone and tile. The Oxy-Gel was left to soak into the tiles for around ten minutes before being scrubbed in and then rinsed off carefully with water, I then used a wet vacuum to extract the now soiled cleaning solution off the floor. The next step was to acid wash the floor using Tile Doctor Acid Gel; this served to break down alkaline mineral deposits inherent in the grout along with some excess grout that had been left on the untidily left on tile from installation. It is recommended not to use this product on acid-sensitive soon such as Marble and Limestone as it can cause irreparable etching but its fine on Victorian tiles as long as you don’t leave it on too long. Finally, the floor was given a rinse with clean water to remove any trace of chemicals from the cleaning and to neutralise the area in preparation for sealing. I left the floor for 48 hours to dry before returning to the property to seal the tiles. This allowed plenty of time for the floor to dry completely, which is important as any excess moisture can damage the ability of the sealer to protect against dirt and stains. My choice of sealer for this floor was Tile Doctor High Shine; three coats in total were applied, providing – as the product name suggests – the high shine finish that the customer had requested.
