Matarozzi Pelsinger BuildersA new-construction, year-round vacation home was custom-built for a family to enjoy the natural beauty of West Marin, California. The home is sited on the beach, so understanding how to build on sand (instead of soil) and selecting the right materials that would withstand ongoing erosion from the ocean and salt air were both critical to the success of the project. Even in the most ideal circumstances climate can present challenges, but as this was a COVID-era project in a relatively remote location, we also faced supply chain issues and labor issues. Fortunately, we were able to draw on our decades of experience to identify solutions and work collaboratively with the geotechnical engineer, structural engineer, and subcontractors to ensure that everyone was aligned on the design vision and how we would achieve it. Our backgrounds as craftspeople and the project manager’s experience as an architect allowed our team to work in lockstep with the design team.

SOIA DesignProject Overview
In one of the most iconic skyscrapers of Moscow City "Neva Towers", SOIA DESIGN was commissioned to design a refined, modern apartment that would harmonize with the panoramic skyline while remaining deeply personal and livable. The result is a bespoke 3D interior design project where every square meter was crafted with purpose and elegance.
The Challenge
The client approached us with a stunning high-rise space—but also with a complex brief:
Maximize views while ensuring privacy
Infuse warmth and comfort into a glass and steel environment
Introduce high-end materials and modern finishes without making the space feel cold
Optimize layout for both entertaining and everyday living
Achieve it all remotely
Our Solution
✦ Space Planning with Purpose: We reconfigured the layout to establish a seamless flow between the living, dining, and kitchen areas. Custom-built millwork and integrated storage solutions allowed us to keep the space minimalist without compromising on functionality.
✦ Warm Modernism: To contrast the building’s steel-and-glass architecture, we brought in natural stone, matte wood finishes, and warm lighting. Curated textures and neutral tones created a soft yet sophisticated atmosphere.
✦ 3D Visualization Precision: Leveraging high-end 3D modeling and photorealistic rendering, we presented the design in full detail—allowing the client to walk through the space virtually, make informed decisions, and see exactly how each element would look and feel.
✦ Tailored Detailing: Every aspect was custom—from the furniture selection and lighting scenarios to the precise alignment of veined marble in the bathroom. We collaborated with local artisans and international brands to bring this level of refinement to life.
The Impact
The final design not only honored the prestige of Neva Towers but elevated it into a private sanctuary above the city. What began as a challenging high-rise shell became a warm, modern home tailored to the client’s lifestyle.

Adams Architecture and Prestige Residential Construction collaborated to realize this dream with timeless touches and advanced home technology.
The light filled kitchen features a generous island and high quality stainless steel appliances. The entire great room, including the wet bar, is fitted with traditional custom cabinets serving a variety of functions including always needed extra storage. With wide French and bi-fold doors open, the space welcomes the outside in with views of the lake and Mount Rainier. When entertaining, guests can flow seamlessly from the heated tile floors to the lakeside deck.
Of special construction note: the homeowners wanted to utilize the latest technology in their home without sacrificing design. To this end, the multi-zoned HVAC system is well concealed in the box beam ceiling and maximizes comfort throughout the entire home. I have been working as a kitchen and bath designer in the Pacific Northwest for 13 years. I love engaging with new clients, ascertaining their needs through various interviews and meetings and then collaborating as we build their finished concept together. The variety of design styles, room layouts and function changes so much between one person and the next that no two finished products are remotely the same. This fluidity allows for endless possibilities for exploration in my field. It keeps the job interesting and has always given me a particular sense of reward and accomplishment as we near completion. The greatest personal recompense in this chosen profession is being able to walk with a client through this process and come out the other side with that client feeling elated with the end result.
