Photo by Mike Casey Cramped, uncomfortable, and out of date: when the owners of this home approached us about renovating their kitchen and adjoining sunroom, these were high on their list of complaints. OPENING UP THE KITCHEN Our plan kept the kitchen in the same location but took down the walls between both the dining room and the sunroom to create an expansive multi-purpose space with spectacular views to conservation land along the back of the property. We removed the powder room and in its place created a window-lined hallway to the living room—opening up direct access between these two previously disconnected spaces. We then built a new half bath between these two rooms, with a door along the back hallway. The result is a more private powder room that is easier to access than before. Significantly improved cabinetry provides ample storage for both human and canine needs. An island countertop is functional and pleasant, enabling the owners to prep for and clean up from dinner all while enjoying the view of the woods behind their house. CREATING COMFORT We also completely rebuilt the sunroom, thickening the framing to allow for extra insulation and raising the roof to accommodate a higher ceiling and tall windows that let in as much natural light as the skylights they replaced, but much less of the solar gain that had made the room so intolerable in the summer. We improved visual connections between spaces and admitted more natural light by converting the framing of the main stairway from full to half walls. We also insulated the attic and replaced an aging, inefficient central air conditioning system with ductless minisplit heat pumps, which can also be used as supplemental heat. All in all, this was our kind of project: we made the home more attractive, more comfortable, and more energy-efficient—all over the course of a single, well-integrated project.

The 19th Annual Kansas City NARI Remodeled Homes Tour is right around the corner and Mission Kitchen and Bath is proud to be showing off a recent kitchen remodel in Leawood. A number of changes went into transforming this outdated kitchen into a modern culinary masterpiece. Perhaps the biggest change was removing the peninsula and replacing it with a more functional island, including a buffet area for entertaining. Not only did this change enhance the traffic flow through the kitchen, but it also exposed the beautiful fireplace in the dining area. The 1990s soffits were also removed, allowing the ceiling overhang to be raised to the same height as the existing ceiling in the kitchen, giving it a more open feel. The refrigerator, double ovens, and a pantry were located to a single area for improved convenience. Several cosmetic changes were also made to enhance the overall design of the kitchen. The cabinets were replaced with maple cabinetry featuring raised panel doors with a stain and glazed finish, while the island showcases a paint and glaze finish. A tumbled marble backsplash, including glass tile accents above the cooktop, complement the Snowfall granite countertops. Pendant lighting over the island combined with recessed lighting throughout the kitchen provide illumination and ambiance. The Kansas City NARI Remodeled Home Tour is April 23-24. DESIGN SOLUTIONS PROVIDED: The entire condo was taken down to the stud. The faux beams were edited out and the ceiling raised. The heavy out-dated paneling was removed and replaced with fresh clean walls that were painted in a calming creamy tone throughout the entire condo. The awkwardly positioned windows were removed. New windows were then added with great attention to placement. On the main wall, windows were spaced to allow a queen sized bed to nest perfectly in between them. Richly textured honeycomb cellular shades were selected with a black out liner to tame the direct sun throughout the day. The homeowners have two dogs and a cat who love a visit to the beach as much as their 'humans'. All of our updated new furniture selections successfully addressed the client's quest for a 'pet friendly' environment. The existing dark and gloomy furniture was replaced with stylish updated pieces. Great thought was given to the size, scale and textiles used in this space. A custom upholstered bed with great architectural detailing was selected. It's richly textured easy-care fabric in a soft oatmeal tone created the perfect touch.

Before: The foyer was cramped but had potential. One of the only things we didn’t touch was the staircase. When Habitat for Humanity came to remove the kitchen they mentioned they had matching railing at our local re-store which we used at the top of the stairs for the new return when we removed the ceiling in the foyer (this raised it to a 2-storey entrance). It proved to be a fantastic decision as it made the entrance incredibly airy and open. We loved the front door, but there was a gap that was one inch high under the door, so we opted for a new craftsman style fibreglass door stained mahogany.
