Our clients were looking to build an income property for use as a short term rental in their backyard. In order to keep maximize the available space on a limited footprint, we designed the ADU around a spiral staircase leading up to the loft bedroom. The vaulted ceiling gives the small space a much larger appearance.
To provide privacy for both the renters and the homeowners, the ADU was set apart from the house with its own private entrance.
The design of the ADU was done with local Pacific Northwest aesthetics in mind, including green exterior paint and a mixture of woodgrain and metal fixtures for the interior.
Durability was a major concern for the homeowners. In order to minimize potential damages from renters, we selected quartz countertops and waterproof flooring. We also used a high-quality interior paint that will stand the test of time and clean easily.
The end result of this project was exactly what the client was hoping for, and the rental consistently receives 5-star reviews on Airbnb.

Our client rents a condo in an awesome location on Mission Bay in San Diego. We wanted to play up the watery hues of her view while staying within her limits as a renter. We painted the space, replaced the interior doors (with landlords permission) and brought in additional furniture and accessories to reflect our client's blend of sophistication and beach charm.
Working with existing furniture, we installed curtains on the entire wall to create a cohesive backdrop for the bed (window faces a hallway so privacy was an issue). We brought in accessories, artwork, an additional side table and a rug to warm up the space.

Second Project
Here, the landscape design was by Bill Renter, Deck and Patio’s Outdoor Living Expert and Marc Wiener. Their achievement garnered us a gold medal from the Association of Pool and Spa Professionals (APSP).
In addition to professional recognition, our work also amazed the clients, because their yard’s beautiful and nature-friendly transformation had been accomplished so quickly.
“I have lived here over 40 years,” says the wife. “Our property had become overgrown. It wasn’t messy but it wasn’t well done anymore. I have always loved birds and flowers and a very natural setting. And we hadn’t seen birds in a long time.
“A full-time bloom was important, as I wanted to attract, in addition to birds, lots of butterflies,” she says. “I also looked at many ponds that other landscapers had done elsewhere. In the end, I felt Deck and Patio’s work looked the most natural, which was extremely important to me.”
Renter says he also considered how our work would fit with the additional elements the homeowners had hired other companies to do, such as a conservatory and a small bridge -- while always taking into account how everything would appear in nature.

Since the property is a rental we wanted to give a neutral pallet for any renter to feel comfortable bringing in their own furniture and style. The stained concrete floors provide easy maintenance for the renter and owner.

This client was working on a tight budget and short timeline, as they wanted to get a renter in the unit ASAP. The duplex was designed and had its 1st renter in one month time!

As renters there wasn't much we could do to this bathroom, but simply adding this textural (removable) wallpaper elevated the space tremendously. Add in some fun artwork and accents, and the space had a complete personality.

Cool tones of grey and off white create a breezy, light atmosphere for this Pacific Beach Apartment. Everything in this bedroom has been upcycled, re-cycled, and re-purposed creating a one-of-a-kind ensemble that gives this renter a feeling of love and specialty.
