Love the new, fresh look of this updated fireplace. An old TV cabinet above the fireplace was removed and replaced by the clean, crisp lines of the florida tile ledger stone in "smoke".

It was so much fun working with McKenna & Cameron on their kitchen renovation project. They were looking for a new look and feel for each space, and with the help of our designer, they got incredible results. They did a great job picking out the materials, and the final result is a modern and bright kitchen. Here are some of the items they had us complete for the kitchen remodel: - Installed new quartz countertops from Monterrey tile called "Star Lite White". - Installed a beautiful gray backsplash called "VIDB7-Cache Grey 3x6" that gives an elegant look and ties into the tile floor. - Installed new flooring in the kitchen called "Icon Smoke 12x24". - We also replaced the sink and faucet.

Located in the heart of Downtown St. Petersburg, the Vinoy Renaissance Resort & Golf Club is one of the city's most iconic hotels. This downtown gem can easily be distinguished by its salmon color and Mediterranean Revival style architecture. Situated right on the bay, this luxury resort is just a short walk from all of the area’s major attractions such as the Dali Museum, Beach Drive, and the Mahaffey Theater. The Vinoy was constructed in 1925 and has been through a long history of renovations and construction within its lifetime. Efforts are constantly being made to preserve the hotel’s historic past while still providing guests with a unique, comfortable, and luxurious experience. With that being said, it was recently announced that the hotel will undergo a three-year $50 million plan to improve several aspects of the property. Patio Lane took part in these upgrades by designing and producing custom cushions for two locations on the property: the veranda and smoking area seating. We fabricated a total of 187 custom cushions with 13 different configurations for the hotel: dining chair seat, lounge chair, love seat, center sectional, end sectionals, as well as ottomans. Patio Lane directly competed with the original furniture and cushion manufacturer for this project. However, being an essential part of St. Petersburg, the resort appreciated a local vendor with strong initiative to earn their business. As far as the project requirements, the Vinoy needed something that will hold up through the harsh sun and storms of Central Florida. Typically, cushions in a commercial setting will last a few years depending on the human traffic. For a luxury hotel, such as the Vinoy, these cushions should have been replaced within 3 years. To ensure that they would have high performing seating for their guests, they chose cushions fabricated with Sunbrella Rain performance fabric. This fabric is 100% waterproof and specifically made for outdoor spaces that endure heavy rainfall or any kind of moisture. Sunbrella Rain eliminates drying time after wet weather. Resort staff can simply wipe the cushions down and their guests are ready to continue lounging and relaxing. The Vinoy’s original cushions used a polyurethane foam that had since lost its strength and was no longer providing a comfortable seat. (When we initially surveyed the Vinoy, we witnessed many customers doubling up on cushions to place behind their backs!) Numerous cushions had ripped at the seams and the zippers were non-functional. Dry-fast foam, the preferred option for cushions fabricated with Sunbrella Rain, was the perfect choice with the 4 in. thick seats & 5 in. thick backs because it will provide a firm seat and support for years to come.

This Houston kitchen remodel turned an outdated bachelor pad into a contemporary dream fit for newlyweds. The client wanted a contemporary, somewhat commercial look, but also something homey with a comfy, family feel. And they couldn't go too contemporary, since the style of the home is so traditional. The clean, contemporary, white-black-and-grey color scheme is just the beginning of this transformation from the previous kitchen, The revamped 20-by-15-foot kitchen and adjoining dining area also features new stainless steel appliances by Maytag, lighting and furnishings by Restoration Hardware and countertops in white Carrara marble and Absolute Black honed granite. The paneled oak cabinets are now painted a crisp, bright white and finished off with polished nickel pulls. The center island is now a cool grey a few shades darker than the warm grey on the walls. On top of the grey on the new sheetrock, previously covered in a camel-colored textured paint, is Sherwin Williams' Faux Impressions sparkly "Striae Quartz Stone." Ho-hum 12-inch ceramic floor tiles with a western motif border have been replaced with grey tile "planks" resembling distressed wood. An oak-paneled flush-mount light fixture has given way to recessed lights and barn pendant lamps in oil rubbed bronze from Restoration Hardware. And the section housing clunky upper and lower banks of cabinets between the kitchen an dining area now has a sleek counter-turned-table with custom-milled legs. At first, the client wanted to open up that section altogether, but then realized they needed more counter space. The table - a continuation of the granite countertop - was the perfect solution. Plus, it offered space for extra seating. The black, high-back and low-back bar stools are also from Restoration Hardware - as is the new round chandelier and the dining table over which it hangs. Outdoor Homescapes of Houston also took out a wall between the kitchen and living room and remodeled the adjoining living room as well. A decorative cedar beam stained Minwax Jacobean now spans the ceiling where the wall once stood. The oak paneling and stairway railings in the living room, meanwhile, also got a coat of white paint and new window treatments and light fixtures from Restoration Hardware. Staining the top handrailing with the same Jacobean dark stain, however, boosted the new contemporary look even more. The outdoor living space also got a revamp, with a new patio ceiling also stained Jacobean and new outdoor furniture and outdoor area rug from Restoration Hardware. The furniture is from the Klismos collection, in weathered zinc, with Sunbrella fabric in the color "Smoke."

A small fire caused by a hair dryer that sparked in the primary bathroom created an unexpected opportunity for a room remodel. Fortunately for our homeowners, the fire damage was minimal, but the smoke and water damage required an immediate fix. The bathroom encompassed two distinct spaces: a vanity area and a separate toilet room with an original bathtub. The design involved replacing the tub with a walk-in shower. With a family member’s carpentry skills as inspiration, the design for the vanity incorporated a custom-built vanity with dual sinks.

Updated Spec Home: Foyer and Great Room In our last post, we introduced you to my mom and sister’s Updated Spec Home; the Foyer and Great Room will be featured in this post. Foyer As you enter their home, to the right is a hall closet and a french door which leads to the Basement. To the left is a long wall which was perfect for an extra long console table in a rustic finish that served as a sofa table in their previous home. I love repositioning furniture, and by using this table in the entry, it makes it feel new. Additionally, we placed a vibrant piece of art previously used in my sister’s Bedroom above the table. This piece not only sets the tone for our color palette, it also makes the kind of statement you want in your Foyer – Wow! We added accessories and an unique lamp to complete the space. Great Room In the Great Room which is open to the Foyer, we installed our inspiration artwork in the place of honor over the mantel. Since the piece was vertical, it did not take up enough space. I do not like a “fussy” mantel with lots of accessories so we found these two vases in a silver leaf finish. They were perfect because they were large enough, but not too deep. Accessorizing mantels can be tricky because the majority of them are not deep. We went to Jan’s Floral Design to add vibrant color and interesting textures to the vases. The original mantel was too small and uninspired. Therefore, we had our contractor Brad Anderson built a new one based on a photo of a mantel we liked. The new mantel has lots of great detail and is the appropriate proportion for the fireplace. We replaced beige 12×12 ceramic tiles with gorgeous large pieces of smoked carrara marble for a striking fireplace surround. Check out this other mantel that we updated. For furniture, we purchased a shorter sofa in a gray tweed fabric. Typically, two throw pillows come with a sofa.We added a fun fringe to the pillows that came with the sofa. I recommend ordering pillows that match your sofa fabric and layering with custom pillows that support your color palette. We added a patterned custom pillow and a striped throw. Next, we got a small scale recliner in a yummy gray leather for my mom and a chair and ottoman in a small scale mint and gray geometric pattern for my sister. We added an accent chair in a fun small scale stripe to fill a corner and add additional seating – which is always a good thing. Remember that this was a Spec Home so there were no built-ins. As a result, we needed a media cabinet for the television and some bookcases to display my mom’s decorative box collection and my sister’s collection of blown colored glass. This set from Ballard Designs fit the bill perfectly. The back is open and airy with nice detail. The wood finish also adds a richness to the space. My mom needed a space for her computer, and this small writing desk fit the space perfectly. Finally, for finishing touches, we added a patterned rug, cornice boards in a mint leaf fabric, and great lamps for ambient lighting. These two rooms are stunning, vibrant and livable. The unique existing layout and beautiful wooden beams were something the client wanted to enhance and not diminish. By removing the eye-sore planter boxes, dated railings, and bulky tiled staircase, and replacing it with a gorgeous walnut railing and black metal cable system we allowed this space to be more open, modern, and cohesive.

Lets open the space up! We remodeled this West Chester PA kitchen removing the wall between the kitchen and dining room. The new kitchen design brings the two spaces together. A garden window was installed over the sink area. Now the client can enjoy all their house plants and herb garden. Echelon Cabinetry was used in the Belleview door style in Maple wood with Café finish. The classic color of the cabinetry pairs well with the new Uptown Chic Posh Beige floating vinyl flooring that were installed throughout the new kitchen and 1st floor. White Delacatus granite and Sonoma Stellar smoke tile backsplash complete the look. All lighting was replaced with LED recessed lighting as well as adding LED under cabinetry task lighting. A small breakfront in matching cabinetry was installed in the new semi-formal eating area with custom wood top.

Originally a Victorian staircase , then totally ripped out and brought into the seventies with solid plain hand rail with thick slatted panels instead of spindles, I removed all handrail and replaced it with a traditional handrail , after raising the newel posts as they were dangerously low, finally patterns were made and smoked glass( toughened ) was fitted on chrome fixings,fully painted and ready for the 21st century.

We removed a lawn and created a gentle mound with a new outdoor kitchen and eating area. Boulders provide an accent and we used low water plants such as grasses, white ceanothus, berberus, leacadendron. Spring contrast between the bright green of the deodora and the purple of the smoke bush.

After several years on the remodeling to-do list, the homeowners decided to update to add a sense of style to their half-bath/laundry and called the Renovisions team in to help create their vision for this space. The main goal was to provide a clean, open and inviting feel, while adding a nice balance of texture and interest. Upon a few visits to the Renovisions showroom, to discuss a suitable style, the final CAD design was approved and de-construction began. A new double-hung window replaced the old window, and measurements were taken for the new painted wood shutters. Out with the existing tile flooring, vanity, drop-in sink, toilet and outdated wall cabinets over laundry pair and window. In with the stylish, now taller shaker style vanity in stunning blue-green paint color. Pretty quartz countertop with under mount sink, and energy efficient comfort height toilet. The white subway wall tiles provide a classic look with timeless appeal fabulous with black porcelain floor tiles and contrasting light grey grout. Black and white provides a more dramatic look without compromising the rooms longevity. Overall. The client is thrilled with the simple and fresh look of her now more interesting and stylish bath/laundry room. The vintage industrial design with stylish mini pendant light fixtures with clear seedy glass shades in old bronze finish is a perfect addition to this newly remodeled space and ties in nicely with the oil rubbed bronze hardware and accessories. “The bathroom is SIMPLY BEAUTIFUL…….floor, tile, vanity, countertop, cabinets, lighting, and the faucet….I could not be more pleased!!!!!!” - Susan M.
