From this central orientation point, one begins to perceive the magic and mystery yet to be revealed in the undulating spatial volumes, spiraling out in several directions.
Ahead is the kitchen and breakfast room, to the right are the Children's Bedroom Wing and the 'ocotillo stairs' to Master Bedroom upstairs. Venture left down the gentle ramp that follows along the gurgling water stream and meander past the bar and billiards, or on towards the main living room.
The entire ceiling areas are a brilliant series of overlapping smoothly curved plaster and steel framed layers, separated by translucent poly-carbonate panels.
This combats the intense summer heat and light, but carefully allows indirect natural daylight to gently sift through the deep interior of this unique desert home.
Wandering through the organic curves of this home eventually leads you to another gentle ramp leading to the very private and secluded Meditation Room,
entered through a double shoji door and sporting a supple leather floor radiating around a large circular glass Floor Window. Here is the ideal place to sit and meditate while seeming to hover over the colorful reflecting koi pool just below. The goal for this 1939 Tudor-style story-and-a-half home was to create a kitchen that offered the conveniences, storage, and performance of a modern workspace while preserving the warmth, craftsmanship, and vintage charm that made the home special. The client, an avid home cook, wanted the room to feel as though it had always belonged to the house, with thoughtful upgrades that respected the original architecture rather than competing with it. Just as important, she needed a more efficient layout with enough storage for small appliances, so everyday cooking would no longer require carrying items up from the lower level.
Several existing conditions shaped the design approach. The kitchen retained original, amber-stained birch woodwork that the client wished to keep, and the compact footprint was interrupted by six doorways and two windows, none of which were to be moved, altered, or replaced. A previous flooring update had left the door casings undercut too short, creating visible gaps where the casing met the floor. The existing vintage 40-inch range also lacked proper ventilation, yet the client wished to accommodate a refrigerator, dishwasher, cooktop, double ovens, built-in microwave, and effective venting above the cooktop into the new kitchen layout.
To honor the original millwork, beaded inset-style cherry cabinetry was selected in a soft, hand-rubbed finish that will deepen over time and develop a natural patina. Charcoal-gray soapstone countertops complement the cabinetry while reinforcing the historic character of the home with an organic, timeworn texture. The former breakfast nook was transformed into a butler’s pantry, adding valuable base cabinet storage and expanded work surfaces for frequently used small appliances. Also in the butler’s pantry, a single upper cabinet was paired with open shelves to give an open, airy feeling while adding character and practical storage. A classic single-bowl apron-front workstation sink contributes both period-appropriate character and practical prep and cleanup function.
Because the home’s openings were such a defining feature, the design worked within the existing architecture instead of altering it. Custom plinth blocks were created for each doorway to extend the original casing gracefully down to the new natural red oak flooring, resolving the earlier construction issue while adding a detail that feels authentic to the age of the house. Despite the number of door and window openings, the new layout provides a significantly more functional, built-in kitchen with an improved work triangle for serious cooking.

Three cooking functions (double ovens & microwave) were consolidated into one location with a GE Café double oven featuring Advantium Technology, while the client’s compact 31-inch refrigerator was reused to preserve space. A sleek 30-inch induction cooktop provides efficient cooking, and a Vent-A-Hood ARS ductless vent hood supplies needed ventilation without requiring a duct run to the exterior.
The finish palette balances richness, texture, and historical sensitivity. A deeply textured navy backsplash tile adds depth and dramatic shadow play against the soapstone, while wallpaper in the back entry echoes the tile’s geometric pattern to visually connect the adjoining spaces. Oil-rubbed bronze cabinet hardware and light fixtures enhance the warmth of the cherry cabinetry and complete the antique-inspired feel.

Perched above the beautiful Delaware River in the historic village of New Hope, Bucks County, Pennsylvania sits this magnificent custom home designed by OMNIA Group Architects. According to Partner, Brian Mann,"This riverside property required a nuanced approach so that it could at once be both a part of this eclectic village streetscape and take advantage of the spectacular waterfront setting." Further complicating the study, the lot was narrow, it resides in the floodplain and the program required the Master Suite to be on the main level. To meet these demands, OMNIA dispensed with conventional historicist styles and created an open plan blended with traditional forms punctuated by vast rows of glass windows and doors to bring in the panoramic views of Lambertville, the bridge, the wooded opposite bank and the river. Mann adds, "Because I too live along the river, I have a special respect for its ever changing beauty - and I appreciate that riverfront structures have a responsibility to enhance the views from those on the water." Hence the riverside facade is as beautiful as the street facade. A sweeping front porch integrates the entry with the vibrant pedestrian streetscape. Low garden walls enclose a beautifully landscaped courtyard defining private space without turning its back on the street. Once inside, the natural setting explodes into view across the back of each of the main living spaces. For a home with so few walls, spaces feel surprisingly intimate and well defined. The foyer is elegant and features a free flowing curved stair that rises in a turret like enclosure dotted with windows that follow the ascending stairs like a sculpture. "Using changes in ceiling height, finish materials and lighting, we were able to define spaces without boxing spaces in" says Mann adding, "the dynamic horizontality of the river is echoed along the axis of the living space; the natural movement from kitchen to dining to living rooms following the current of the river." Service elements are concentrated along the front to create a visual and noise barrier from the street and buttress a calm hall that leads to the Master Suite. The master bedroom shares the views of the river, while the bath and closet program are set up for pure luxuriating. The second floor features a common loft area with a large balcony overlooking the water. Two children's suites flank the loft - each with their own exquisitely crafted baths and closets. Continuing the balance between street and river, an open air bell-tower sits above the entry porch to bring life and light to the street. Outdoor living was part of the program from the start. A covered porch with outdoor kitchen and dining and lounge area and a fireplace brings 3-season living to the river. And a lovely curved patio lounge surrounded by grand landscaping by LDG finishes the experience. Get Cozy in this Renovated 1870’s Home with Modern Classic Charm
The Challenge: Replacing and rebuilding an entire floor to coincide with the style and charm of the historic home
For a lot of people, nothing can compare to the charm and warmth of a unique heritage property. As an interior designer, it is remarkable to walk into a home that was built in Fredericton during the 1870s. To be surrounded with such architectural details is a designer’s dream, so you stop and pause and realize the character, charm and warmth should never be comprised, it must be protected. I had every intention of doing so, I wanted to bring the space under renovation back to a luster and original beauty by providing a modern yet classic appeal.
The first thing I noticed was the wasted space that we could capitalize on. The bay window was the perfect backdrop for a custom window bench and the current heritage bookshelves required symmetry, so a decision to build an adjoining custom piece was designed. The floors required complete replacement and the entrance tile was outdated and did not align with the hardwood floor.
With a heritage home renovation comes special challenges that don’t normally present themselves in a newer home renovation. Unfortunately, the original floor had to be replaced, it could not be salvaged. We chose a warm hickory hardwood that aligned perfectly with the warmth and comfort of the home. The entrance tile…took some convincing. In the end the home owners agreed to my recommendation of Casa Roma tile.
The real challenge came when the floor had to be replaced, there were so many issues from rotten wood to uneven floor joists. The contractor and his team were meticulous, ensuring the new floor was safe, balanced and aligned to perfection with the adjoining floor. The entrance floor was removed and a seamless transition from tile to hardwood was perfected. The result – true perfection, like the hardwood and the tile had been married together for years.
The adjoining custom piece was designed to house the electronics in the room but with a great deal of detail to ensure it appeared to have always been there. The real challenge was matching the stain to the existing bookcases, there was no stain on the market that matched. A call to Fredericton’s Stain Doctor and the perfect stain was custom created.
I utilized the colour undertones in the home owners art collection to create the colour palate. I wanted to ensure the furniture and furnishings were worthy of this magnificent home. I developed a soft, warm palate of greys, blues and lavender using different textures yet providing a cozy, modern and classic appeal.
I can’t imagine anyone not wanting to curl up in either of these rooms with a good book, a glass of wine, get lost and let the world go by
