When a world class sailing champion approached us to design a Newport home for his family, with lodging for his sailing crew, we set out to create a clean, light-filled modern home that would integrate with the natural surroundings of the waterfront property, and respect the character of the historic district. Our approach was to make the marine landscape an integral feature throughout the home. One hundred eighty degree views of the ocean from the top floors are the result of the pinwheel massing. The home is designed as an extension of the curvilinear approach to the property through the woods and reflects the gentle undulating waterline of the adjacent saltwater marsh. Floodplain regulations dictated that the primary occupied spaces be located significantly above grade; accordingly, we designed the first and second floors on a stone “plinth” above a walk-out basement with ample storage for sailing equipment. The curved stone base slopes to grade and houses the shallow entry stair, while the same stone clads the interior’s vertical core to the roof, along which the wood, glass and stainless steel stair ascends to the upper level. One critical programmatic requirement was enough sleeping space for the sailing crew, and informal party spaces for the end of race-day gatherings. The private master suite is situated on one side of the public central volume, giving the homeowners views of approaching visitors. A “bedroom bar,” designed to accommodate a full house of guests, emerges from the other side of the central volume, and serves as a backdrop for the infinity pool and the cove beyond. Also essential to the design process was ecological sensitivity and stewardship. The wetlands of the adjacent saltwater marsh were designed to be restored; an extensive geo-thermal heating and cooling system was implemented; low carbon footprint materials and permeable surfaces were used where possible. Native and non-invasive plant species were utilized in the landscape. The abundance of windows and glass railings maximize views of the landscape, and, in deference to the adjacent bird sanctuary, bird-friendly glazing was used throughout. Set amongst a splendid display of forty-one oaks, the design for this family residence demanded an intimate knowledge and respectful acceptance of the trees as the indigenous inhabitants of the space. Crafted from this symbiotic relationship, the architecture found natural placement in the beautiful spaces between the forty-one, acknowledging their presence and pedagogy. Conceived as a series of interconnected pavilions, the home hovers slightly above the native grasslands as it settles down amongst the oaks. Broad overhanging flat plate roofs cantilever out, connecting indoor living space to the nature beyond. Large windows are strategically placed to capture views of particularly well-sculptured trees, and enhance the connection of the grove and the home to the valley surround.

It wasn’t necessary to overthink things when Axis Mundi designed interiors for an apartment at Brooklyn’s glass-sheathed 1 Grand Army Plaza, the luxury building by Richard Meier already endowed with all the “starchitect” bells and whistles, as well as drop-dead stunning views of Brooklyn, the harbor and Prospect Park. What did require considerable aptitude was to strike the right balance between respect for these assets, particularly the panoramas, and livability. The all-white scheme doesn’t just complement Meier’s own aesthetic devotion to this purest of pure hues; it serves as a cool backdrop for the views, affording comfortable vantage points from which to enjoy them, yet not drawing attention away from the splendors of one of the world’s most distinctive boroughs. Sleek, low-lying Italian seating avoids distracting interruptions on the horizon line. Modern Row House For this new home in Boston’s oldest neighborhood, Flavin Architects imagined an elegant structure that capitalizes on the natural light and beautiful views abundant in Charlestown. Our firm sought to respect the historic fabric of the city while designing for the 21st century. The façade, with its projecting two-story bay, divided windows and vertical proportions respect the adjacent urban pattern. Stripped down and elegant detailing, devoid of ornament, connects the structure to today’s modern Boston. The exterior combines cedar shingles and shiplap boards with jet mist granite. This dark grey exterior contrasts with a bright white interior washed with sunlight. Each floor is accessed by a stairwell illuminated by a Wasco skylight. Sunlight pours down and refracts through glass paneling run underneath a natural wood handrail down the stairwell. The dining room and adjacent sitting room are bathed in warmth and light from a double-sided fireplace. In the dining room, floor-to-ceiling windows open to the street, and frame a view of the stained glass windows in St. Mary’s Church. Above the bedrooms and master suite on the third floor, a rooftop deck provides our client with views of Charlestown, Boston, and the Bunker Hill Monument.
