A seating walls along the back side serves the function of retaining the higher elevation sloping towards the back of the property, somewhere to rest upon and as well a contrasting vertical eye catching visual anchor. The lighter Fiorito Stone veneer plays as a subtle complimentary change to the exotic and brilliant colored Natural Travertine in French pattern. The Fiorito step treads also create a visual warning that there are steps, which benefits all especially at night. The design team incorporated the BBQ/Bar area along the retaining wall to flow unbroken to the fireplace and continue into the natural living waterfall. The addition of the waterfall near the fireplace was done as a theme of fire and water giving the natural elements their respect and admiration the customer wanted. Also 4 lions head wall sconces were installed, 2 on each side of the spa spillover. a jandy heater ,jandy salt chlorinator system, a polaris pool cleaner and a state of the art control system that runs all the pool equipment as well as the sprinkler system and the outdoor lights. after the installation of the back yard pool patio we went farther and had Gappsi install a new driveway in the front of the house and 2 walk ways to the back yard one on each side of the house with nicolock stone ridge in oyster blend Gappsi also designed and installed the entire landscape from trees to flower and sod the entire front and back yards. from designing to the last question of the project we did not have to deal with anyone else but Gappsi and the last thing that was done was the installation of the loop lock cover this fall . Jennifer and Dan have lived in their Deer Park Illinois home for 15 years, slowly making minor fixes like painting and decorating; but they had a new plan for their kitchen the entire time. Relocating the garage entry to the new mudroom was a huge priority and has finally separated the family’s arriving home functions from their kitchen. Designed to be a legacy and space where great family memories could be created, OBMI completed the master planning, landscape, interior design, and architecture of the holistic residential Longtail House project. A modern home wrapped in the classic Bermudian style, it’s comprised of 4 bedrooms with in-suite bathrooms including a master suite and a guest apartment. A Great Room combines all family social activity in one space, with an incorporated living room, dining room, and kitchen. Close by is the Library-Music Room, Media Room, Home Office, back of house kitchen support and laundry. Below the Great Room are the Game Room and the wine cellar, which can be observed from above through a glass floor. There is a large garage for vehicles and various sporting items. At the front of the house, overlooking the ocean is the infinity pool, spa, and gardens with endemic shoreline plants. The previous house on the property site was carefully disassembled and recycled as exemplified by the existing cedar wood floors, which were repurposed as entrance ceilings. Even garden plants were recycled where possible. The biggest challenge was during excavation. With a lot of hard rock present, it took several weeks to cut through. Once the foundation level was achieved, all work went smoothly. The house has a strong emphasis on respecting and nurturing the environment, with igloo nests situated at the edge of the cliffs for Longtail seabirds to repose. The layout was set so as to maximize the best sun orientation for the solar panels and for natural cooling from the offshore breezes to occur.

Location: Situated on Bunurong country near the town of Sorrento, the site was uniquely positioned between the back beach and the footy oval. The broad wedge-shaped site featured a steep vegetated dune climbing 6 meters to the rear and remnant coastal Moonah trees at the front, providing a distinctive natural context. Design Brief: The objective was to create an enduring 4-bedroom holiday house that harmonized with its coastal environment. The design was intended to be both stylish and robust, offering high amenity and serviceability. This house was envisioned as a long-term investment, serving the dual purpose of accommodating a growing family and functioning as a part-time rental property. Architectural Features: Contextual Integration: The architectural response meticulously respected and enhanced the site's natural features, seamlessly integrating the vegetated dune and preserving the Moonah trees within the landscape strategy. Materiality and Aesthetics: The material palette was selected for its durability and ability to withstand the harsh coastal conditions while maintaining a refined and stylish appearance. This included the use of resilient, high-quality materials that age gracefully over time. Spatial Versatility: The spatial configuration was designed to adapt to the evolving needs of a growing family and the demands of a rental property. Flexible spaces were created to provide a balance between communal living areas and private retreats. Indoor-Outdoor Connectivity: Emphasizing seamless indoor-outdoor connections, the design featured expansive glazing, outdoor terraces, and integrated landscaping to blur the boundaries between interior and exterior spaces. High Amenity and Comfort: The house boasted a laminate black-butt chef's kitchen, stone and tile surfaces, and state-of-the-art climate control systems, including integrated heating and cooling, to ensure year-round comfort and ease of maintenance. The architectural vision aimed to create a timeless residence that would serve as a cherished family retreat and a sought-after rental property, responding elegantly to its coastal context and the demands of modern living.

Cochrane Floors & More The stairs were previously covered in carpet that took the brunt of traffic & dirty footwear leaving it as an eyesore when you first walked in the home. To respect continuity and improve functionality we ran the same vinyl planks down the stairs and in the landing providing a seamless visual experience. The flush mounted metal nosings were certainly appreciated by the homeowner giving this staircase a major face-lift!
