This existing client reached out to MMI Design for help shortly after the flood waters of Harvey subsided. Her home was ravaged by 5 feet of water throughout the first floor. What had been this client's long-term dream renovation became a reality, turning the nightmare of Harvey's wrath into one of the loveliest homes designed to date by MMI. We led the team to transform this home into a showplace. Our work included a complete redesign of her kitchen and family room, master bathroom, two powders, butler's pantry, and a large living room. MMI designed all millwork and cabinetry, adjusted the floor plans in various rooms, and assisted the client with all material specifications and furnishings selections. Returning these clients to their beautiful '"new" home is one of MMI's proudest moments!

This three-story Westhampton Beach home designed for family get-togethers features a large entry and open-plan kitchen, dining, and living room. The kitchen was gut-renovated to merge seamlessly with the living room. For worry-free entertaining and clean-up, we used lots of performance fabrics and refinished the existing hardwood floors with a custom greige stain. A palette of blues, creams, and grays, with a touch of yellow, is complemented by natural materials like wicker and wood. The elegant furniture, striking decor, and statement lighting create a light and airy interior that is both sophisticated and welcoming, for beach living at its best, without the fuss!

A traditional 1930 Spanish bungalow, re-imagined and respectfully updated by ArtCraft Homes to create a 3 bedroom, 2 bath home of over 1,300sf plus 400sf of bonus space in a finished detached 2-car garage. New Additions to Hoover + Hill This project is a continuation of the renovation and updating work Flavin Architects had previously completed at the 1958 Wales house, designed by architect Henry Hoover and Walter Hill. Our clients, a young family, desired more space for guests, a home office, a yoga studio, and covered car parking. The challenge was to respect the architects’ original vision and not to interfere with the perfect cruciform plan of the house. To accomplish these goals, we converted the existing garage/workshop structure into a guest house and then designed a new, separate carport/storage building. The new carport building shares the low-slope gable of the original Hoover structure. The post and beam structure characteristic of Hoover’s design is updated through the use of galvanized steel posts and I beams. The galvanized beams cantilever to support a sheltered walkway leading from the parking to a guest house terrace defined in relationship to the three structures surrounding it. The terrace is paved in slate with a central rain garden. Wood lattice clads the carport, providing good ventilation and letting the building glow like a lantern at night. Our guest house renovation celebrates the unique structural timber ceiling of the original garage. We replaced opaque plywood trusses with a slender cable truss structurally engineered by Webb Structural Services. This cable truss allows for a view of the timber ceiling. A wall of glass facing the courtyard replaced the original garage door. A murphy bed in the rear room enables quick conversion from guest quarters to weight room.

Klopf Architecture, Arterra Landscape Architects and Henry Calvert of Calvert Ventures Designed and built a new warm, modern, Eichler-inspired, open, indoor-outdoor home on a deeper-than-usual San Mateo Highlands property where an original Eichler house had burned to the ground. The owners wanted multi-generational living and larger spaces than the original home offered, but all parties agreed that the house should respect the neighborhood and blend in stylistically with the other Eichlers. At first the Klopf team considered re-using what little was left of the original home and expanding on it. But after discussions with the owner and builder, all parties agreed that the last few remaining elements of the house were not practical to re-use, so Klopf Architecture designed a new home that pushes the Eichler approach in new directions. One disadvantage of Eichler production homes is that the house designs were not optimized for each specific lot. A new custom home offered the team a chance to start over. In this case, a longer house that opens up sideways to the south fit the lot better than the original square-ish house that used to open to the rear (west). Accordingly, the Klopf team designed an L-shaped “bar” house with a large glass wall with large sliding glass doors that faces sideways instead of to the rear like a typical Eichler. This glass wall opens to a pool and landscaped yard designed by Arterra Landscape Architects. Driving by the house, one might assume at first glance it is an Eichler because of the horizontality, the overhanging flat roof eaves, the dark gray vertical siding, and orange solid panel front door, but the house is designed for the 21st Century and is not meant to be a “Likeler.” You won't see any posts and beams in this home. Instead, the ceiling decking is a western red cedar that covers over all the beams. Like Eichlers, this cedar runs continuously from inside to out, enhancing the indoor / outdoor feeling of the house, but unlike Eichlers it conceals a cavity for lighting, wiring, and insulation. Ceilings are higher, rooms are larger and more open, the master bathroom is light-filled and more generous, with a separate tub and shower and a separate toilet compartment, and there is plenty of storage. The garage even easily fits two of today's vehicles with room to spare. A massive 49-foot by 12-foot wall of glass and the continuity of materials from inside to outside enhance the inside-outside living concept, so the owners and their guests can flow freely from house to pool deck to BBQ to pool and back. During construction in the rough framing stage, Klopf thought the front of the house appeared too tall even though the house had looked right in the design renderings (probably because the house is uphill from the street). So Klopf Architecture paid the framer to change the roofline from how we had designed it to be lower along the front, allowing the home to blend in better with the neighborhood. One project goal was for people driving up the street to pass the home without immediately noticing there is an "imposter" on this lot, and making that change was essential to achieve that goal. This 2,606 square foot, 3 bedroom, 3 bathroom Eichler-inspired new house is located in San Mateo in the heart of the Silicon Valley. Jacob Lilley Architects Location: Lincoln, MA, USA A traditional Cape Home serves as the backdrop for the addition of a new two story garage. The design and scale remain respectful to the proportions and simplicity of the main house. In addition to a new two car garage, the project includes first level mud and laundry rooms, a family recreation room on the second level, and an open stair providing access from the existing kitchen. The interiors are finished in a tongue and groove cedar for durability and its warm appearance.

We searched the Tuscan countryside and found an architectural stone veneer style which inspires warmth and charm. This subtly textured manufactured stone veneer offers an assortment of rich earthy hues which helps recreate the aesthetic qualities of the original Tuscan stone veneer. This beautiful custom wine cellar / wine wall / wine room in San Juan Capistrano, Orange County, California is truly a jaw dropper. Vintage Cellars, wine cellar builders out of san diego, california, were able to design and build this masterpiece as a major centerpoint of this dining room and kitchen. A custom wine cellar designed and built by vintage wine cellars out of San Diego, California - this custom wine wall has tons of unique and noteworthy features throughout. The bottom of the cellar begins with multiple areas for wine case storage and other bulk storage options. The great thing about this space is that it was designed for multi-use capability, leaving ample room to store multiple layers deep of single bottle storage as well. Directly above the case storage lie multiple layers of easy pull out shelving on smooth rolling tracks, seamlessly allowing for drawer sliding with no risk of bottle movement or abrupt stops. These are fantastic features to have, especially in the case of having flights of wines from your favorite wineries. A collection of 2010 through 2016 Larkmeade Cabernet Sauvignon bottles from Napa have never looked so good. In the center, a small countertop and opening are used for a practical space to open and decant wines. Inspiration for a mid-sized 1950s terrazzo floor, white floor and exposed beam eat-in kitchen remodel in Minneapolis with an undermount sink, flat-panel cabinets, brown cabinets, quartz countertops, white backsplash, quartz backsplash, paneled appliances, an island and white countertops

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Photo by Barbara Wilson Landscape Architect, LLC A small residential, seaside property located on Fairfield Beach, Fairfield was renovated by the new owners and adapted for their active family. Barbara was the landscape architect in charge of all of the landscape elements upgrades. She designed new bluestone curving paths to access the front and side doors and designed new landscape lighting to enhance the walks. The existing trees were saved and she designed new shade and salt-tolerant plantings which were added to provide seasonal color and interest while respecting the existing plantings. Along the beach front additional native beach grasses were added to stabilize the dunes while removing some invasive plantings. This work will be phased over the next few years in an effort to keep the sand stable. Beach roses were incorporated into a hollow in the dunes. A small lawn area was renovated and the surrounding Black Pines pruned to provide a small play area and respite from the sun. Beautiful reblooming hydrangeas line the edge of the gravel driveway. Rounded beach stones were used instead of mulch in the island planting along the edge of the adjacent road planted with Miscanthus, Mugo pine and yucca. Barbara designed a custom kayak rack, custom garbage enclosure, a new layout of the existing wooden deck to facilitate access to the side doors, and detailed how to renovate the front door into only an emergency access with new railings and steps. She coordinating obtaining bids and then supervised the installation of all elements for the new landscape the project. The interiors were designed by Jack Montgomery Design of Greenwich, CT and NYC . Tree work was completed by Bartlett Tree Experts. Freddy’s Landscape Company of Fairfield, CT installed the new plantings, installed all the new masonry work and provides landscape maintenance services. JT Low Voltage and Electric installed the landscape lighting.

Flavin Architects was chosen for the renovation due to their expertise with Mid-Century-Modern and specifically Henry Hoover renovations. Respect for the integrity of the original home while accommodating a modern family’s needs is key.
